<p>Located on a 23-hectare site on Lake Macquarie, the masterplanned community by <a href="https://www.apartments.com.au/developers/johnson-property-group">Johnson Property Group</a> will introduce a new scale of coastal living to the region, underpinned by sustainability, landscape-led design, and a focus on placemaking.</p>

<p>The NSW Government will take the lead in rezoning the Burwood North Metro Precinct, that could deliver around 15,000 new homes near the future Sydney Metro station, creating new housing and job opportunities close to transport and services.<br />
<br />
The new Burwood North Metro Station provides a once-in-a-generation opportunity to create a thriving inner-west precinct near a world class metro line, just four stations away from the Sydney CBD.<br />
<br />
Centred around the new Burwood North Metro Station, the rezoning will deliver a new precinct supported by major public transport links and open space, while rejuvenating another part of the Parramatta Road corridor.<br />
<br />
The current Burwood train station and Parramatta Road bus links are also nearby, along with strong local schools and shopping precincts, with the Parramatta River a short distance away.<br />
<br />
Burwood Council and Canada Bay Council have both progressed individual masterplans to deliver homes in their Local Government Areas. The NSW Government will build upon the Councils’ plans as well as identify further opportunities for residential growth to better respond to the future Sydney Metro station.<br />
<br />
The rezoning is being progressed through the State Significant Rezoning Pathway, which was introduced by the Minns Government to fast-track major rezoning proposals. The State Significant Rezoning Policy, introduced in September 2024, fast tracks the rezoning of key precincts, and existing planning proposals delayed in the planning system.<br />
<br />
NSW is in need of bold housing solutions. Sydney is the second least affordable city in the world, with house prices having significantly outstripped wage growth over the last two decades.<br />
<br />
A key focus of the state-led rezoning will be to deliver precinct-wide infrastructure that will enable essential services and amenities to be delivered alongside the new housing.<br />
<br />
The Department of Planning, Housing and Infrastructure will now work with both councils and the relevant state government agencies to progress the rezoning, with a draft masterplan expected to be exhibited in the first half of 2026. This will be followed by a final precinct masterplan, at which stage development applications can be lodged under the new planning controls.<br />
<br />
This new site builds on the NSW Government’s earlier announcements of state-led and state-assessed rezoning projects. To date, 25 projects have been progressed as state rezonings, with the potential to enable the delivery of an estimated 60,000 homes and 68,000 jobs.</p>

<p>The Urban Development Institute of Australia (UDIA) NSW, says the NSW Government’s decision to lead the rezoning of Burwood is an essential move to unlocking much needed housing supply, accelerating the planning system, and ensuring coordinated infrastructure delivery.&nbsp;</p>

<p>“The NSW rezoning process is currently one of the slowest in the country. Any action that helps to speed this up, particularly in well-located areas like Burwood North, should be welcomed,” said UDIA NSW CEO, Stuart Ayres.&nbsp;</p>

<p>“New homes start with rezoned land. That’s why we’re encouraged to see the NSW Government stepping in to lead the process at Burwood North. Strong buyer response to Aeris, Melrose Park’s latest stage

<p data-pm-slice="0 0 []">Melbourne is continuing its bounce-back from bottoming out of the property market earlier this year.</p>

<p data-pm-slice="0 0 []">The gains are modest, but have been continuous now for the last three months. Dwelling values, which incorporate both houses and units, rose 0.4 per cent in July, according to Cotality's latest Home Value Index.</p>

<p data-pm-slice="0 0 []">Unit values lifted 0.4 per cent over the month, following gains of 0.3 per cent in June and 0.4 per cent in May.</p>

<p>On an annual basis, Melbourne unit values are still 0.8 per cent below where they stood a year ago, highlighting the lag in the apartment sector’s post-pandemic recovery.</p>

<p>Median unit values now sit at $621,281, while Melbourne’s house median is $952,339, a gap of over $330,000.</p>

<p>Melbourne’s quarterly growth of 1.2 per cent across all dwellings placed it behind most capitals, though the broader mood is lifting with rate cuts and construction confidence slowly returning to the market. Cotality notes that the supply-demand imbalance remains a key driver of price resilience, with listings well below average and annual sales slightly above trend.</p>

<h2>What happened in Melbourne’s off the plan apartment market in July?</h2>

<p>There were key milestones across several major developments in Melbourne over July, from new releases to construction advancements, in both Bayside and Melbourne's inner ring.</p>

<p>Lodged on behalf of the Adventist Church, the plans were approved for&nbsp;136 - 144 Fox Valley Road, following extensive planning, community engagement and modification.</p>

<p>The apartments will be located within the approved concept plan’s building envelope, just off Fox Valley Rd, with the DA approval coming 12 years after the State Government approved a Part 3A plan for the site, which included the expansion of the Sydney Adventist Hospital and a range of residential, commercial and higher education developments.&nbsp;</p>

<p>“The collaborative approach we took with Council and the community ensured we are delivering a plan that meets the needs of the local community and this was evident in the amount of feedback received.”&nbsp;</p>

<p>A review of initial plans resulted in the reconfiguration of the residential development’s footprint, along with the addition of landscaping and open space.&nbsp;</p>

Wahroonga buyers look to townhomes to save over $500k on a new property

<p>Artist Ursula Laverty, the widow of the Peter Laverty, the former director of the Art Gallery of NSW, has listed her Wahroonga home.</p>
<p>The four-bedroom home, set on a 2255 sqm Eastern Rd block, was designed by the modernist architect, Sydney Ancher for the couple in 1952.</p>

<div>It was one of the earliest homes designed by the respected British-trained architect after he arrived in Australia.</div>

<div>Joseland installed a sweeping verandah around the two-storey brick-and-shingle structure to capture the cooling summer breezes.</div>

<div>Initially it was on a six hectare lot, when the solicitor Walter Parish of the Sydney legal firm Parish Patience and McIntyre, built on what was then known as Lane Cove Road.</div>

<div>It was in 1999 when the heritage architect Clive Lucas from architects Lucas Stapleton &amp; Partners undertook its award-winning restoration, the trades being careful not to trample the hundreds of camellias planted in the grounds.</div>

<div>Over the decades, bits had been added on especially in the years it been used as a home for elderly nuns. </div>

<div>The home had also escaped extensive modernisation which transformed many other old homes in the area after World War II.</div>

<div>Underneath, Lucas discovered the old footings, which had been quarried from sandstone on the site.</div>

<div>The billiard room saw Lucas remove a false ceiling, the behind it covered by seven coats of paint, was the original cedar ceiling. </div>

<div>Greta shared with Lucas a passion for William Morris designs so they used his wallpapers, designs and fabrics and restored the original colour schemes.</div>

<div>Simple headlight with flowers such as hollyhocks and sunflowers survived. Cosy inglenooks around the fireplaces and seats in the big bay window were given new life.</div>

<div>The Wahroonga house won the Greenway Award for Conservation from the NSW Chapter of the Royal Australian Institute of Architects, </div>

<div>At the time Greta said it had been like re-discovering the house and on its completion Mrs Moran was asked how does it feel to live in a period piece?</div>

<div>"It seems normal to us. I grew up living in my grandmother's house. Maybe I haven't progressed with the times. In a plain white box I would never feel comfortable, I like colour." </div>
</div>
<p>Tim Smith, director of heritage operations at Heritage NSW, says recent studies of community attitudes to Federation homes confirm not only do the homes retain their value over time, but investing in their restoration only increases their market appeal.</p>

Russell Jack-designed Wilkinson Award winner at Wahroonga sold

<p>Wahroonga on Sydney's north shore is well known for its grand homes.</p>
<p>Malto Ende, the 1901 manor built for public servant Alfred Newmarch, remains listed for the first time in a generation.</p>
<p>Newmarch, who paid 240 pounds for the block, was the son of the late Major Henry Newmarch, of the Bombay Staff Corps.</p>
<p>For many years he held the position of accountant in the Master in Equity's Department, Sydney.</p>
<p>Newmarch purchased the then acre block from a syndicate of parliamentarians: John Fitzgerald Burns, the former postmaster-general, George Withers and Robert Burdett Smith.</p>
<p>In 1910 Malto Ende, translated to remote land, became the boarding house for Eldinhope School for Girls, run by the Hooke sisters.</p>
<p>It sold in 1918 to mining geologist Chas G Gibson and wife Hilda for 3000 pounds.</p>
<p>In 1949 the property became part of the Knox Grammar School estate after it sold for 4850 pounds. It was divided into flats for housing staff.</p>
<p>The last time the home traded was in 1993 when it was bought by investment banker Ian Maxton and his wife Susan.</p>
<p>They paid $1.03 million for the home since renovated in keeping with its Federation pedigree.</p>
<p>Set within 2,600 square metre lush gardens, with pool and tennis court, Chadwick Real Estate agents Lynette Malcolm and William Zhang who initially had $8.8 million guide, and then sought $7.8 million.</p>
<p>The family room with original wood fireplace and soaring high timber-clad ceilings opens through French doors to a sandstone alfresco terrace.</p>
<p>A music room adjoins the formal lounge.</p>
<p>There are five upstairs bedrooms. The master has a private balcony, walk in wardrobes and a limestone ensuite.</p>
<p>One of the bedrooms has an adjoining home office.</p>
<p>There's a guest wing with a bedroom living space and an art studio.</p>
