Mair Property Funds (MPF) has secured a modern medical centre in Perth’s north east for $8.1 million.
MPF purchased the Broadway Medical centre at 150 Coolamon Boulevard in Ellenbrook, 20 kilometres north east of Perth, which will be included in its Diversified Property Trust.
The premise was built in 2014 and is fully leased with 8 tenants across a range of medical disciplines including physiotherapy, dentistry, pathology, radiology, podiatry and pharmacy, among others.
Peter Melling, MPF acquisitions manager, said the company identified the premise as an attractive investment because of its strong tenant mix and prominent location.
“The bulk-billing centre is open 7 days a week, and is one of just five medical practices within Ellenbook to cover 43,000 residents, with restrictions on the number of centres allowed within the area,” he said.
“The suburb is expected to grow further with enhanced public transport links, including the Ellenbrook rapid bus system and the Ellenbrook rail line, which forms part of the state government’s Metronet initiative.
“Our research and market analysis has also highlighted the medical sector as a solid investment because of its greater economic resilience and strong growth outlook amid an aging population.
The Broadway Medical centre has a land area of 5,076 square metres and building area of 1,586sqm.
The purchase of Broadway Medical takes the value of properties under management by MPF to $188 million.

MPF acquires Ellenbrook medical centre

A four bedroom 2003-built house in Western Australia's Ellenbrook has been sold by mortgagees.  It was sold at $367,500, just slightly down from it's most recent asking price at $377,500.
It was sold by Jim McConnell at RayWhite after an earlier sale failed to eventuate.
It came with a $430,000 asking price after its failed December 2017 auction.
It last sold at $71,000 in 2002 as a building block.
The <a href="https://reiwa.com.au/15-lissadell-terrace-ellenbrook-4002020/" target="_blank">15 Lissadell Terrace, Ellenbrook</a> house is a about 196sqm home that features four bedrooms, two bathrooms, study, large patio at the backside, and a below ground pool. It also includes new carpets, fresh paint work, and new blinds.  It is less than 1km walking distance to shops, schools, parks and public transport.
The suburb's median house price sits on <a href="https://www.urban.com.au/expert-insights/investing/11753-ellenbrook-wa" target="_blank">$380,000</a> according to CoreLogic.

$367,500 Ellenbrook house sold by mortgagee

An Ellenbrook, West Australia mortgagee home has been sold for $420,000.
It was the homes second consecutive loss.
In 2008 the then brand new three bedroom, two bathroom property on 660 sqm sold for $520,000, before selling for $450,000 in 2010, the last time it traded.
Mike Holland and Shane Penny of HKY Real Estate secured the sale of <a href="https://www.realestate.com.au/property-house-wa-ellenbrook-132706970" target="_blank">39 Simmonds Pass</a>. 
It had been scheduled for a February auction.
Built in 2007, the listing notes that it is freshly painted throughout with the marketing material describing it as a "fantastic opportunity for the savvy buyer."
It is located in 'Charlottes Vineyard’ with easy access to the new Lord Street upgrade and newly opened Tonkin Highway.
