For the week ending the 14th October there were 27 reported commercial auctions with a 48.1 percent clearance rate, compared to the previous week’s 45 reported at 44.4 percent, according to CoreLogic’s latest report.
This is almost half the reported volume as the same period last year, with a total of 53 auctions recorded and a 64.1 percent clearance rate.

Over the four weeks ending 14th October, there were 132 commercial auctions reported with 71 results reported as sold.
The total value of the 43 sold results reported with a price was just short of $90.3 million.

Commercial auction clearance rate in Sydney improves: CoreLogic

Over the week ending 2 September, there were 28 commercial auctions held with half of all reported results selling.
On a week on week basis, auction activity is lower, with 35 auctions held over the previous week and activity is also lower than at time last year when 51 auctions were held, according to CoreLogic RP Data.
In addition to the lower volumes, the preliminary clearance rate of 50.0 percent is also down from the previous week (71.4 percent) and lower than the 76.5 percent one year ago. 
Over the past four weeks there have been 156 commercial auctions reported, with 96 sales. The total value of transactions, based on the 64 results that were reported with a sale price, sits just below $123.44 million.

Commercial auctions fell for week ending Sept 2: CoreLogic

Clearance rate for commercial auctions improved for the week ending August 5 from the previous week, according to the latest Commercial Market update from CoreLogic RP Data. 
 
Preliminary results show an improving clearance rate over the week ending August 5, at 63.4 percent across 41 results, compared to the previous week when 58.6 percent of the 58 auctions were sold.
 
Over the corresponding week last year, 67.9 percent of the 84 auctions were sold. There were 167 reported auctions over the past four weeks, with 97 successful results. Of these 97 sales, 77 have been reported with a sale price, totalling approximately $207.93 million.

Clearance rates at commercial auctions up for week ending August 5: CoreLogic RP Data

Two commercial properties in Sydney were snapped up by Chinese investors at a recent auction, with the sales totalling $8.41 million.
Porteno Restaurant at 358-632 Cleveland St, Surry Hills sold for $6,660,000 at a sharp yield of 5.36%.
Knight Frank’s Andy Hu and Linda Zhu brokered the sale of the property. 
The property is fully leased by the Porteno Restaurant, which has made it to the Gourmet Traveller national top 50 restaurants list and has won several awards, including The Sydney Morning Herald Chef of the Year in 2013.  
It features a ground and mezzanine level with an internal area of 750 sqm.
“Surry Hills is a growth area at the fringe of the Sydney CBD and a good investment location. The high-profile tenancy’s lease to Porteno Restaurant until 2020, plus a further five-year option, was a huge drawcard for investment," said Zhu.
"The property has three street frontages to Cleveland Street, Riley Street and Goodlet Lane, so has a prominent visual presence," added Hu.
 The second property, Shop 2, 438-448 Anzac Parade, Kingsford sold for $1,750,000 with a yield of 4.75%.
The deal was brokered by Andy Hu.
The property is tenanted by a retail chain on a stable lease, Yogurberry.
It comprises a ground floor, 138 sqm tenancy plus two underground, secure car spaces. It is located near the University of NSW.

Chinese buyers snap up $8.41 million of Sydney commercial property at auction

Childcare centres are hot property, with four to be auctioned off among 19 offerings at Burgess Rawson’s next portfolio auction in Sydney on April 5.
Hubba Bubba childcare at <a href="https://www.burgessrawson.com.au/buying/NSW/North-Shore-~-Lower/Chatswood/Office/2P1153#.Vv2x_GR946U">204 Mowbray Road</a>, Chatswood has over 185 enquiries and 45 contracts issued.
This is a 26-place childcare centre with 100% occupancy.
The freehold 696-sqm site centre earns a net of $94,000 pa plus GST. 
The tenant is on a 15-year lease expiring January 2026 with two further 10-year options to 2046 with annual rent increases. Net lease with tenant paying all outgoings and also responsible for all repairs, maintenance and replacement.
Chatswood is one of Sydney's sought after locations, and is only eight km north of Sydney CBD. Its population is projected to grow by 54% by 2036.
There is strong interest for the Freshwater and Prairewood centres too, with enquiries numbering over 80 and 15 contracts issued respectively.
The centre at <a href="https://www.burgessrawson.com.au/buying/NSW/Northern-Beaches/Freshwater/MedicalorConsulting/2P1163#.Vv2042R946U">10/4-8 Waine Street, Freshwater</a> has 80 places with 100% vacancy and a waiting list.
It is part of a brand new building constructed in circa 2013; approx $1.85 million depreciation available. No land tax due to Childcare Centre exemption.
The 1,241 sqm centre is on a 10-year lease expiring in 2023 plus options to 2038.
It earns a net income of $296,129 pa + GST.
The operator is growing to six locations including Northern Beaches, Inner West, North Shore.
The Prairewood centre is at <a href="https://www.burgessrawson.com.au/buying/NSW/Western-Sydney/Prairiewood/MedicalorConsulting/3P1258#.Vv2222R946U">6 Pierce Close</a> and is a 40-place facility which was upgraded in January 2016.
Dominant centre established in 1995 and at 100% occupancy.
It is on a new 20-year lease to 2036 with two further 10-year options to 2056.
The net income is $110,000 pa plus GST with 3% annual rent increases.
The tenant pays all outgoings.
It is close to schools and transport routes.
Located in the Fairfield LGA which boasts a strong resident population of circa 200,000 and is forecast to grow by over 8% by 2031, gross regional product of $6.77 billion. 
Other offerings at the auction include a pharmacy and Crust Pizza investment in Annandale which has drawn over 160 enquires and 35 contracts issued.
Hungry Jack’s in Griffith NSW and a McDonald’s in Childers QLD are set to record tight yields in “affordable price brackets” of sub-$3million range.
