Its sought-after central location neighbours Flagstaff Gardens and is only a stone's throw from Queen Victoria Market, making what was once an industrial area, a more desirable place to live.

The Smorgon family, Kanat family and Trenerry Property Group will back the project, and real estate investment manager Qualitas has agreed to provide the senior debt facility of $250m for the construction.

Trenerry Property Group has employed a collection of award-winning architects including Hecker Guthrie, Carr Design, Mim Design and Six Degrees, with CHT Architects leading the way as principal architect across all developments.

Overall, West End will comprise 377 apartments, 99 Adina-operated hotel rooms, as well as 6,000m2 of retail and commercial space. Residents amenities will feature multiple landscaped gardens, three pools, gym, spa, wine cellar and boutique cinema. The Adina-branded hotel facilities will also be available to West End residents to use at their leisure.

Melbourne’s largest inner-city apartment ‘West End’ commences construction

An iconic heritage building on the corner of Argyle and Fitzroy streets, once home to a boot-maker, is due for a major upgrade, as renowned developer <a href="https://www.urban.com.au/news/piccolo-gets-busy-in-fitzroy">Piccolo</a> gets the green light to commence construction. The boutique residence will feature 34 apartments and commercial spaces, and has been designed in collaboration with Hecker Guthrie and <a href="https://www.urban.com.au/architects/jackson-clements-burrows">Jackson Clements Burrows</a>.

Urban.com.au asked director Michael Piccolo for a bit of background on ‘<a href="https://www.urban.com.au/new-apartments/fitzroy-house-71-75-argyle-street-fitzroy">Fitzroy House</a>’, the third build in <a href="https://www.urban.com.au/developers/piccolo">Piccolo's</a> 'House' series following the success of ‘<a href="https://www.urban.com.au/buildings/elwood-house-2-pine-avenue-elwood">Elwood House</a>’ and ‘Garden House’.

Urban.com.au: Given Fitzroy House’s unique heritage as a 19th Century boot maker shop, how has the development been designed to preserve the historic character of the property? What was the inspiration behind the design? 

Michael Piccolo: The heritage element of this building was fundamental to how we approached the design. We wanted to retain the iconic façade, including the striking arched windows and bluestone sills and the faded paint signage. Knowing the heritage building would remain as ground floor commercial space, we then looked at how to incorporate the new residences in a way that was sensitive to the façade and the local streetscape. This inspired the idea of the ethereal lantern-like structure that sits above and set back from the heritage element so as not to overshadow it. The interiors and materials used are also reminiscent of <a href="https://www.urban.com.au/new-apartments/fitzroy-vic">Fitzroy’s</a> history with gritty, tinted elements that speak to the tenacity of this environment.

U: Have there been any obstacles to reach the approval stage of this project? 

MP: No, local council were very supportive of our proposal and we’re happy to be working with them to ensure the end result adds vibrancy and character to the local surrounds.

U: What fuelled your decision to appoint a builder ahead of the residential pre-sales? 

MP: I think in today’s market buyers want to have confidence in the development they’re buying into and they want to know as much information as possible. We always aim to approach things from the purchaser’s point of view, and if I were buying into a project I would want to know who the whole project team is before I buy. By appointing a builder upfront, we can give our buyers confidence that not only will the construction definitely be moving ahead, but they can know who will be working on it from the start and can have peace of mind knowing they’ve made an informed decision.

U: Are there any design or structural themes which connect all three projects (Fitzroy House, Elwood House and Garden House)? 

MP: All three projects are distinct in their design and character, which reflect their local environment. The connecting theme across all our projects is the attention to detail that we implement and our consideration for how we can improve the lives of our residents. For that reason all the projects have several things in common including private outdoor areas for each apartment, expansive living spaces and bedrooms and homes that have access to abundant natural light.

U: What’s in the pipeline for future projects? Can we expect to see a fourth “House” in years to come? 

MP: Absolutely, we will keep building these houses for many years to come. We have an excellent team of collaborators and industry partners that we work with consistently, and together we continue to learn from each project and evolve, so each house is better than the last. Good things take time and in order to create these houses successfully you need to find the right location, so when we do there will be another house on the horizon.

Renowned developer Michael Piccolo discusses exciting new project 'Fitzroy House'

While other developments abutting or proposed to rise above rail corridors have faltered, developer DealCorp is pushing ahead with plans for a residential development adjacent to the recently revamped Gardiner Train Station in Glen Iris, after securing planning approval.

The $100 million development to be known as The Residences at Glenarm Square, will comprise 120 apartments and 1,000 sqm of retail and commercial space across two-storeys along with a provedore, café, and deli/grocer, which DealCorp says will add to the local community. 

DealCorp has ensured its plans for the development adhere to the local planning scheme and integrates with the station and retail plaza, providing Glen Iris with a new community heart. The new infill development will be built on 2,700 sqm of re-purposed land opposite the new Gardiner Station forecourt, created as part of its recent multi-million-dollar upgrade.

According to DealCorp, the project which has been designed by Plus Architecture, will deliver a much-needed affordable apartments to an area where the median house price is currently over $2 million.

DealCorp will launch The Residences at Glenarm Square to the market in the coming weeks with the project set to include a mix of one, two and three-bedroom offerings, with interiors by Hecker Guthrie.

Meanwhile, South Yarra will also see the development of air above the rail corridor to the south of South Yarra Station, along Toorak Road. As mentioned in Urban.com.au's <a href="https://www.urban.com.au/guides/weekly-podcast-episode-31-city-of-stonnington-mayor-cr-steve-stefanopoulos">podcast with Stonnington Mayor Steve Stefanopoulos</a>, Council has approved plans for a 3-storey mixed-use retail development at 162-164 Toorak Road, which will complete the streetscape.

Designed by Bruce Henderson and backed by Vicland Property Group the development will feature 2,500 sqm of retail and office space in addition to a 1,500 sqm public plaza and connection to the South Yarra Siding Reserve, which is being expanded and upgraded as part of the Melbourne Metro Tunnel.

DealCorp gains approval for Gardiner Station development

The evolution of Montague Precinct will soon gain further momentum with <a href="http://www.bpmcorp.com.au/">BPM’s</a> Night Fall project set to become reality. Inspired by elements of urban New York, it has been designed to add a sense of New York to the rich grain and fabric of the area and to provide a contrast to some of the taller developments both approved and proposed within the precinct.

The $26.5 million boutique project comprises 45 apartments over 7-storeys and is located at 165 Gladstone Street, South Melbourne, just 1.5km from the CBD, 2km to the arts precinct and within walking distance of South Melbourne Market and Bay Street shopping precincts. The mix of one, two and three bedroom apartments range in size from 45sqm to 110sqm.

According to BPM Founder and Company Director, Jonathan Hallinan, Night Fall was very much in keeping with his business philosophy of bringing the BPM to areas of potential such as Montague Precinct.

I knew exactly what I wanted to do with the site. We do things a little differently in that the way we look at it is that we’re bringing BPM to the area; we’re very committed to our brand and all of our marketing is identical irrespective of whether it’s in Carnegie, Melbourne CBD, Southbank, Brisbane or even Los Angeles.

My number one business philosophy has been to build a property portfolio – and the quote to take from that and which is something I tell everyone is that the risk of being out of the market is far greater than the risk of being in it.

It’s very much about the portfolio and the diversity of that portfolio. That can take form in towers but we also want to keep developing the boutique as well.

We want to be involved in diverse areas and areas where we see the potential for future growth and potential – areas which are gentrifying and have the potential to become hubs with a strong food and coffee culture.

By tapping into the existing character and infrastructure of the location, BPM seek to enhance the sense of local neighbourhood identity and create a community for residents.

A 102sqm café space wraps the laneway corner and opens up to the residential lobby, providing residents with a barista on their doorstop, as well as a community hub.

Designed in collaboration with architects DKO and interior designers Hecker Guthrie, BPM’s vision was to create a sense of identity and belonging for residents through a restrained yet sophisticated design that takes inspiration from the Bulgari hotel in London, with a New York feel. It was DKO's willingness to work with Hallinan's vision for the site that saw them engaged for Night Fall.

I think DKO have a good aesthetic eye. Every building that we develop derives from me, the look and feel, aesthetically comes from me.

Some architects are willing to follow that and amplify what I want, what I need really well because they have a similar aesthetic eye to me and DKO certainly were quite happy to do so. DKO were able to amplify my ideas around the architecture whereas there are a lot of architects where it’s their design and their idea.

Night Fall’s architectural form is classically restrained and masculine with refined exterior finishes crafted in response to the surrounding environment.

The carefully considered and light filled spaces are framed by generous balconies and an orientation that maximises natural daylight and the stunning city views to the north-east and bay views to the south-west.

The interiors feature strong architectural geometries. The space is defined by shade and a palette of sophisticated white on white contrasts with elements of warmth applied to the articulated forms. Highlights of fine black detailing are introduced in hardware such as tapware and door handles.

<figcaption>Night Fall Living area. Courtesy BPM</figcaption></figure>Living areas are defined by a textured carpet with purchasers able to customise the planning of the space. The overall warm palette is complemented with the texture of the floor boards, carpet and tiled hob.

Kitchens feature freestanding joinery that are inserted elements into the space, with a cracked glazed tiled hob and concealed uplighting wrapping the freestanding kitchen. The island benchtop features a streamlined ceramic finish with a 900mm wide Fisher and Pykel integrated dish drawer with the option of chrome or black tapware. The Smeg oven and cooktop are accompanied by a concealed rangehood shroud by custom panels.

A standalone custom vanity unit reflects the kitchen aesthetic, along with the option of chrome or black tapware. A custom shaving cabinet with wall mounted lighting provides added storage.

Construction of Night Fall is scheduled to commence in late 2015, with completion expected in late 2016. With a strong pipeline of projects set to be announced soon headed by Light Edge in Richmond in addition to a development within the eastern end of the Melbourne CBD also on the cards, it's set to be a busy few years for BPM building on its last 20.
