Townhouses have become one of the most sought-after dwelling types in Australia.

They bridge the gap between apartments and houses, in both size and price, and they appeal to probably the widest demographic of any type of home.

Seeing the demand trends for the townhouse product, a number of developers have analyzed the market and produced townhouse developments, the majority of which are catering for that demand in an area which hasn't seen new townhouse stock for a number of years.

We've wrapped up the best townhouse developments currently selling across Melbourne in March 2024.

Project: Early 3191

Location: 3-11 George Street, Sandringham VIC 3191

Developer: DM Property

DM Property's Sandringham townhouse development, Early 3191, is Bayside's most advanced project, set for completion in spring 2024. 

Designed by Rothelowman, the 35 three and four-bedroom townhouses aim to elevate suburban living in Sandringham with a focus on natural light, spacious interiors, and high-end features like CDK Marble benchtops, SMEG and Fisher & Paykel appliances. 

Sustainability was also a significant consideration in the design process, with features such as solar orientation, solar panels, rainwater tanks, and bicycle storage racks incorporated into the development.

The shared mews enhance the community experience, providing a welcoming passage for residents to enjoy and unwind.

Construction by Saw Construction at Early 3191 is well underway and prospective buyers only have a few more weeks to customise their home, which could include a private lift.

Project: Florenze Terrace

Location: 89-101 Lothian Street, North Melbourne VIC 3051

Developer: Drake Developments

Drake Developments' new address, Florenze Terrace, brings a distinctive addition to North Melbourne by one of Melbourne's go-to architecture firms, Nicholas Murray Architects.

Textural planked concrete, wide arches, and symmetrical facades complemented by a carefully considered palette of natural materials characterise the exteriors, blending with the locale's architectural fabric.

Florenze Terrace comprises 18 four-bedroom townhouses, commanding broad street frontage for unobstructed views and ample natural light. 

Designed for those who appreciate spacious living in an inner-city setting, these townhomes feature multiple living zones, rooftop terraces, expansive retractable doors, ample storage and private garages.

Each townhome has dual living zones, with the studio or theatre rooms seamlessly connected to central living hubs.

Florenze Terrace also prioritises sustainability, aiming for a 6-star energy rating. Rainwater tanks and smart EV charging points were fitted to cater to future and modern environmental considerations.

Construction by builder Keyway Built is underway, with move-in anticipated in 2024.

Project: The Townhomes at Highett Common

Location: 37 Graham Road, Highett VIC 3190

Developer: Sunkin Property Group

Following the success of Park House, the first stage of Highett Common, Sunkin expands the masterplan with a limited collection of 75 two and three-level townhomes catered to growing families and young couples.

Designed by ClarkeHopkinsClarke, the townhouses feature an earthy palette, tactile textures, and practical layouts. 

The Townhomes at Highett Common have an independent street entry to a private garage, leading to spacious living areas and versatile upper levels. 

The family-friendly design extends outdoors with parks, playgrounds, and amenities like a gym, swimming pool, and library in the 10-hectare master plan. 

Construction is underway, and residents can expect to move in by mid-2025.

Project: Kindred Mentone

Location: 25 Brindisi Street, Mentone VIC 3194

Developer: Sloane Property

Boutique property developer Sloane's Kindred Mentone is the most architecturally striking off-the-plan development to hit Melbourne's Bayside suburb of Mentone.

Kindred Mentone comprises just 10 townhouses designed by award-winning architect Megowan.

"Kindred Mentone stands out from anything that's been done in Mentone before from an architectural standpoint, but it's also one of few residential sites that faces the park, which makes it difficult to repeat," Jellis Craig Projects Director Stephen Bowtell said.

Each townhouse, priced from $1,295,000, has three bedrooms, a minimum of two and a half bathrooms, and oversized double lock-up garages for a home gym or storage, while a select few feature rooftop decks that take in views over the suburb.

The boutique development sits across the road from Mentone Reserve on Brindisi Street and is located less than 800 metres from the beach, on the cusp of the shopping village, and only 400 metres from the Mentone Train Station. 

Kindred Mentone has now just 50 per cent remaining of the 10 townhouses, with demand coming both locally and from out of town.

Project: 111 Carpenter

Location: 111 Carpenter Street, Brighton VIC 3186

Developer: Sloane Property

Sloane also revealed another townhouse development late last year, this time in Brighton's real estate crown, dubbed 111 Carpenter.

111 Carpenter offers just seven townhomes designed by Megowan Architectural.

Drawing inspiration from the timeless Art-Deco movement, contemporary design elements shine through, particularly in the bespoke oscillating timber joinery in the kitchen, fireplace shroud, and bathroom.

All seven townhouses are north-facing and have either three or four bedrooms across two of three levels.

The open-plan living area opens through bi-fold doors to private landscaped gardens by John Patrick Landscape Architects

Some homes feature a master bedroom on the third level which overlooks neighbouring rooftops. Each home has a double garage.

Sloane is looking to start construction early this year, forecasting completion in mid-2025.
