Fresh off the back of two UDIA QLD Awards, the South East Queenslander developer Mosaic has secured yet another sell-out, before the project even hit the open market.

Their second Maroochydore development, LOrient, part of Mosaic's Masterpeice Series developments, lasted just a few weeks before selling, with prices starting from $2.75 million.

LOrient, named after the French port famous for its maritime history, netted the Sunshine Coast's most expensive apartment sale, with a 571 sqm apartment selling for $7.5 million.

It bettered the existing $6 million record, set at Avalon by Mosaic a few doors down. Avalon by Mosaic just won the High Density – 10 storeys or less award at UDIA QLD awards.

"We are humbled by how receptive the market has been to our developments, which has resulted in our projects selling out in record time," Mosaic Property boss Brook Monahan told Urban.

"We are working hard to bring launches forward to meet the robust ongoing demand for Mosaic product in highly sort after locations."

Mosaic had to drop the number of apartments in the eight-level building from 21 to 15, due to the interest in making the apartments even bigger than what was offered.

The boutique development, set on the Maroochy River at 90 Duporth Avenue, had been set for 21 three-bedroom apartments. Now there will be just 12 three-bedders, two four-bedroom apartments, and one massive five-bedroom apartment.

Level one will home the resident amenity, which includes a 60 sqm gym, a lap pool with spa, lounges, and a cabana.

Construction is now expected early next year, well ahead of schedule, due to the speed of the sales.

LOrient is the first apartment project on the Sunshine Coast designed by bureau^proberts.

"The site at 90 Duporth Avenue connects an established avenue of apartments to the water’s edge of the Maroochy River," the design statement by bureau^proberts read.

"The architecture responds with sensitivity to its site, both natural and man-made, with apartments rising to eight storeys to contribute a scale that is consistent with its neighbourhood."

There will be continued interest in the area from Mosaic heading in to 2022.

"We remain very passionate about the Sunshine Coast which is undergoing such a dynamic evolution," Monahan said.

"We are proud to have created a benchmark offerings, including Drift, Avalon, and now Lorient, amongst others, and look forward to continuing to lead the way for high-quality multi-residential development in the region."

Mosaic recently took out two awards at the UDIA QLD awards, both for its previous Sunshine Coast developments.

Drift by Mosaic, Coolum Beach’s first new apartment development in 13 years, won the Medium Density Development award. Mosaic engaged extensively with the local community to deliver a responsive design, taking advantage of the sloping 4,161 sqm site.

The $104 million, Avalon by Mosaic apartment project, built on a historic pocket of land on the Maroochy River, won the High Density – 10 storeys or less award.
