The Sunshine Coast is currently undergoing something of a development boom.

Unlike its southern counterparts—Brisbane and particularly the Gold Coast—the region has largely avoided the wave of new housing supply, despite experiencing a surge in net internal migration.

According to the Regional Australia Institute, the Sunshine Coast’s share of net internal migration rose to 17.5 per cent in December 2023—the highest level since the metric was first recorded. This was driven by a 33.3 per cent increase from the previous quarter, largely fuelled by migration from capital cities.

While population growth in the region has surged well above the national average, new housing supply hasn’t kept pace.

Several developers—particularly those based in Brisbane—have now identified key areas of the Sunshine Coast as strong performers for future growth. As a result, they're broadening their focus beyond the capital, bringing rare opportunities to buy brand-new apartments—something the region hasn’t seen at scale for decades.

In this article, we’ve highlighted the top four new apartment developments currently selling in 2025.

<h2>What: Bask</h2>

<h3>Where: Bokarina</h3>

<h3>Who: Gardner Vaughan Group</h3>

Builder-developer Gardner Vaughan Group is one of the most active developers on the Sunshine Coast. With its HQ in Brisbane, GVG branched out to the Sunshine Coast in 2021 when they launched Zinc Bokarina.

They recently completed the sell-out project, and are now delivering <a href="https://www.urban.com.au/new-apartments/bask-bokarina-38-bokarina-boulevard-bokarina-qld-4575">Bask Bokarina</a>, just a few doors down on Bokarina Boulevard, a short walk to the Bokarina Beach sand.

Bask comprises two oceanfront towers, Mydas and Caretta, with a total of 135 architecturally designed apartments. Each offers coastal-inspired interiors, large balconies, and indoor-outdoor living.

Amenities include a heated pool, gym, parcel lockers, dog wash, function rooms, and over 1,000 sqm of retail space. Bask’s unbeatable location opposite Bokarina Beach Park, combined with sweeping ocean and mountain views, makes it a clear 2025 standout.

The newest development to the Sunshine Coast market in 2025 is from another Brisbane developer.

Dusk Group recently launched&nbsp;<a href="https://www.urban.com.au/new-apartments/sunset-by-dusk-group-caloundra-5-7-bombala-terrace-caloundra-qld-4551">Sunset Caloundra</a>, just 36 apartments starting from $650,000 in the heart of <a href="https://www.urban.com.au/developments/caloundra-qld-4551">Caloundra</a>.

Designed by&nbsp;<a href="https://www.urban.com.au/architects/mas-architecture-studio">MAS Architecture Studio</a>, Sunset will also feature&nbsp;a resident swimming pool, BBQ pavilion, lounge, and communal green space. It will be a short walk from Kings Beach and Caloundra's cafes.

Having already secured several sales to a mix of owner-occupiers and lifestyle investors, Dusk Group will commence construction in the coming months

Another burgeoning Sunshine Coast developer, Habitat Development Group, is delivering several projects both in small coastal towns as well as the Maroochydore CBD.

They're half way through construction of <a href="https://www.urban.com.au/new-apartments/st-clair-birtinya-930-931-waterside-retreat-birtinya">St Clair</a>, 200 apartments across two eight-level buildings in <a href="https://www.urban.com.au/developments/birtinya-qld-4575">Birtinya</a>. There are one, two, three and four-bedroom apartments on offer.

The $150 million development is one of the most amenity rich in the area, with a rooftop terrace, 25-metre lap pool, wading pool, private dining room, and over 1,000 sqm of private parklands with BBQ and firepit zones.

St Clair residents will also benefit from direct esplanade access to Lake Kawana and proximity to the Stockland Shopping Centre and Bokarina Beach.&nbsp;

<h2>What: Ocean Rise</h2>

The small suburb of <a href="https://www.urban.com.au/developments/kings-beach-qld-4551">Kings Beach</a>, on the edge of Caloundra, rarely sees new apartment development.&nbsp;

<a href="https://www.urban.com.au/new-apartments/ocean-rise-kings-beach-48-king-street-kings-beach">Ocean Rise</a> is the only new building currently on the market and under construction in the coastal suburb. It will have just 14 three-bedroom apartments, starting from $1.55 million.

The apartments offer generous living spaces, kitchens with stone benchtops, and expansive balconies designed to maximise the ocean outlook. Outdoor features include a pool and curated lounge areas.

Where to buy a new apartment on the Sunshine Coast in 2025

The push for more downsizer apartments in Sydney's affluent Eastern Suburbs is set to continue.&nbsp;

Boutique builder developer MD Living is planning 12 apartments on Hamilton Street, just a few houses down from the centre of Rose Bay village on Old South Head Road.

The $15 million apartment building, that will replace two original homes at 28 and 30 Hamilton Street, has been designed by&nbsp;<a href="https://www.urban.com.au/developers/ess-lifestyle-pty-ltd">ess Life Style</a>&nbsp;and will rise six levels. Two doors down is the 2019-completed Hampton building.

The three and four-bedroom apartments each occupy half a floor.

The new applications marks a continued transition to new larger-scale apartments in Rose Bay, a suburb which has traditionally lacked such supply.

Several new developments are soon to come to the market in the area. Boutique national developer Fortis is planning a new project on Ian Street, 11 three-bedroom apartments and a two-bed apartment in a five-level building by&nbsp;<a href="https://www.urban.com.au/architects/mhn-design-union">MHN Design Union</a>.

Fellow developer Orosi is soon to launch The Avenue, the largest mixed-use development Rose Bay has ever seen.

The development, on an amalgamated 3,000 sqm site adjacent to the&nbsp;Royal&nbsp;<a href="https://www.urban.com.au/developments/sydney-nsw" target="">Sydney</a>&nbsp;Golf Club, will offer 50 two and three-bedroom apartments, and a cafe on the ground level.

"The apartments are on the larger side, so they will suit a wide range of demographics, not just downsizers," Orosi Founder and Managing Director&nbsp;Hamid Samavi told Urban.

"The Avenue&nbsp;will set a new benchmark for architecture and sustainability in The Eastern Suburbs, featuring state-of-the-art facilities and curated retail spaces, including a Kosher café, an organic restaurant, and&nbsp;Sydney’s most iconic wellness centre."

First look: Rose Bay's downsizer push continues

Perth luxury apartment developer Blackburne has announced their first truly boutique high-end development for the South Perth waterfront.

Blackburne, who is known for recent award-winning developments such as The Grove Residences in Claremont and ONE Subiaco, will develop the luxury project at <a href="https://www.urban.com.au/new-apartments/44-mill-point-road-south-perth-wa-6151">44 Mill Point Road</a>.

The project will feature only 57 large-scale apartments, ranging from $2 million to $10 million. The development will have health club-level facilities, a bathhouse, private dining rooms, and a private residents’ lounge.

When designing the South Perth development, local architects MJA Studio drew inspiration from the forms of the river, the local tonal palettes of the peninsula and the iconic local architecture such as the Flour Mill and the Narrows Bridge.

The DA is progressing through the new 11B Pathway and has undergone three comprehensive design review sessions with a state-appointed expert panel of architects.

Throughout the State design review process, the submission received recognition for design excellence for landscape quality, sustainability and aesthetics from the state design review panel. In line with the City of South Perth Activity Centre Plan (ACP), the project is within the height limit of 17 levels.

Blackburne files for "most exciting new apartment development yet" in South Perth

The next major milestone in the transformation of Melrose Park has arrived, with construction now officially underway at <a>Melrose Central</a>, the $700 million apartment and retail development from builder-developer <a href="https://www.urban.com.au/developers/deicorp">Deicorp</a>, in partnership with <a href="https://www.urban.com.au/developers/payce-consolidated-limited">PAYCE</a>.

Following a record-breaking sales launch earlier this year, activity has ramped up on site with work commencing on the first stage of the project, a key anchor in the broader <a href="https://www.urban.com.au/developments/melrose-park-nsw-2114">Melrose Park</a> North Urban Renewal Precinct.

Buyers have included first home buyers, local owner-occupiers, and investors, drawn by the combination of design, amenities, and long-term growth potential in a connected, masterplanned community.

While Melbourne’s northern suburbs have seen measured, sustained growth in recent years, few pockets combine transport connectivity, green space, and everyday amenity quite as well as <a href="https://www.urban.com.au/developments/greensborough-vic-3088">Greensborough</a>.&nbsp;
