If your property is not available for rent throughout the financial year, you can only claim deductions for a portion of the expenses.

However, Eddie Chung, partner and property tax specialist with accountants BDO in Brisbane, says you can keep claiming deductions for expenses for periods when your property is vacant provided it remains available for rent.

Keep advertising for new tenants whenever an old tenant leaves, he advises.
