South East Queensland developer Mosaic Property Group has secured a prime site in Palm Beach.

The Brook Monahan-led, Brisbane-based developer who has developments from the Sunshine Coast to the Gold Coast, has grabbed a 1,615 sqm block at <a href="https://www.urban.com.au/new-apartments/1357-gold-coast-highway-palm-beach">1357 Gold Coast Highway</a>,&nbsp;toward the northern end of&nbsp;<a href="https://www.urban.com.au/developments/palm-beach-qld">Palm Beach</a>.

The land was trading for the first time in nine decades and represents one of the last remaining sites of such scale in the area.

<a href="https://www.urban.com.au/developers/mosaic-property-group">Mosaic</a> is joining forces with architecture firm <a href="https://www.urban.com.au/architects/bureauproberts">bureau^proberts</a> for the third time to conceive a bespoke collection of house-sized residences and luxury amenity.

While the building is currently still undergoing detailed design, Mosaic is working within Palm Beach's height regulations. The project will be boutique in nature offering a collection of highly exclusive and large private beachfront residences.&nbsp;

Targeting swift progress, Mosaic endeavours to expedite the Code-Assessable Development Application and anticipates an exclusive unveiling to registered VIPs later this year. Construction, facilitated by Mosaic's in-house building arm, is slated to get underway in early 2025.&nbsp;

Currently, the company is actively constructing a further five all-but sold-out luxury multi-residential projects on the Gold Coast through its own building arm, <a href="https://www.urban.com.au/builders/mosaic-construction">Mosaic Construction</a>, totalling $650 million and comprising 275 apartments.&nbsp;

Five additional projects are being built by Mosaic Construction in <a href="https://www.urban.com.au/new-apartments/brisbane-qld">Brisbane</a> and on the <a href="https://www.urban.com.au/new-apartments/sunshine-coast-qld">Sunshine Coast</a>, bringing its combined construction portfolio to 10 projects valued at over $1.2 billion, translating to the delivery of 750 homes within the next two years.&nbsp;

Mosaic secures beachfront Palm Beach site for latest luxury apartment development

Mosaic Property Group is continuing to deliver new supply to South East Queensland.

Their latest construction update, through their building arm&nbsp;<a href="https://www.urban.com.au/builders/mosaic-construction">Mosaic Construction</a>, is at their sold out apartment development the <a href="https://www.urban.com.au/new-apartments/the-witton-29-finney-road-indooroopilly">Witton by Mosaic</a> in <a href="https://www.urban.com.au/developments/indooroopilly-qld">Indooroopilly</a>.

They've topped out the second of the two buildings at 29 Finney Road. Now they're installing the distinctive crown feature atop the structure.

Mosaic top out The Witton in Indooroopilly

Over the last two decades, Mosaic Property Group has grown from a construction firm focussing on large suburban blocks around 10 kilometres outside of Brisbane, to become one of, if not the most sought-after and trustworthy brand for buyers across the whole of South East Queensland.

<a href="https://www.urban.com.au/developers/mosaic-property-group">Mosaic</a> Founder Brook Monahan started the company in 2004 and it steadily progressed from suburban blocks to high-end homes and then into smaller unit complexes. They even partnered with the Queensland Government on some affordable housing projects their business was that diverse.

It was 2012 when the company rebranded with the intention of reaching a cross-section of the market that&nbsp;t was based on understanding what the consumer wanted and then being able to consistently deliver that across a long period of time.

Since then the company has delivered over $2 billion worth of apartments across the booming South East Queensland region, with a further $1 billion currently under construction.

We recently caught up with Brook to talk about Mosaic and how they've grown into one of the largest builder developers in the area.

Monahan says that while the company has become known as a luxury brand in the marketplace, that's not what they set out to do.

"We set out to design and deliver product that the market responded well to, and that form and function was just as important as architecture and beauty, but most importantly that people knew we did things for the right reasons over the long term, and that the buyer that bought off us today would be another buyer in the future, and if it wasn't them it would be one of their family members or friends," Monahan said.

Monahan says they've always said they'll be a developer that responded to a larger cross-section of the market.

"We'll deliver projects now that are mostly suited to wealthy downsizers in luxury apartment markets, particularly on the coast, where apartment prices ranges might be between $5 million to $12 million which we couldn't have dreamt of 20 years ago, but then we've also got a diversity of product that will enable people to come and buy a two-bedroom, or two-bedroom plus MPR product in any of one of our markets that suits a different buyer demographic."

As for advice for off the plan buyers, Monahan says do your homework.

"If you don't understand the track record of the organisation, and I'd encourage that track record to relate to whatever it is the project they're now taking to the consumer.

"If you've got a developer, even if they've got a track record, is that track record reflective of the type of product that you're looking to buy off that developer, and if not, I would say proceed with caution in the current market.

Renowned South East Queensland developer Mosaic Property Group has sold out its Toowong apartment development, The Prescott, before construction has completed.

A veiled podium references the nearby Regatta Hotel and surrounding masonry apartment context with the inclusion of breeze blocks.

Mosaic's building arm,&nbsp;<a href="https://www.urban.com.au/builders/mosaic-construction">Mosaic Construction</a>, completed the ground-level concrete slab pour last month, a massive task involving 1320 cubic metres of concrete. Weather permitting, the team aims to complete the forming and pouring of the level two slab by the end of March.

Mosaic sell out The Prescott in Toowong

Mosaic Property Group has received the green light for its revised development application as it progresses with Isabel by Mosaic.

Situated in a rare, coveted beachfront position on The Esplanade in Burleigh Heads, the <a href="https://www.urban.com.au/new-apartments/isabel-by-mosaic-96-the-esplanade-burleigh-heads">18-level residential development</a> comprises 28 luxury apartments and is part of Mosaic's Masterpiece Series.

They've tweaked the designs which were approved from a former development application, when Forme were set to develop Sea to designs by Koichi Takada. The update focused&nbsp;on adjusting the floor-to-ceiling height following detailed design modifications.&nbsp;

The City of Gold Coast has approved the changes, allowing the maximum height to reach 54.45 metres above ground, citing the adjustment as "inconsequential and negligible" within the context of an 18-storey building.

Gatehouse Architects was responsible for the updated plans. Mosaic reported that the height adjustments were necessary “to address servicing obligations”.

Mosaic's overview of <a href="https://www.urban.com.au/new-apartments/isabel-by-mosaic-96-the-esplanade-burleigh-heads">Isabel</a> describes the architecture as "taking direct cues from the natural beauty of its surroundings, featuring graceful curves, expansive glazing, floating balcony slabs, and generous outdoor living spaces.”

By the end of October, Mosaic Property Group had <a href="https://www.urban.com.au/news/qld/mosaic-secure-quick-100-million-in-sales-at-isabel-by-mosaic-burleigh-heads">already achieved $100 million in sales for the Isabel project</a>. The residences, ranging from three and four-bedroom half-floor and full-floor apartments and two split-level penthouses with private rooftop pools, attracted buyers from both local and interstate markets.

Prices for these luxury residences ranged from $4.5 million to $10 million, reflecting the high demand for premium living spaces in the Burleigh Heads area.

Each apartment showcases impeccable craftsmanship and lavish finishes, with open-plan living areas leading onto expansive balconies overlooking ocean views.

CoreLogic’s best of the best 2020 report has revealed that the highest median unit value in Queensland was found in Noosa Heads, just shy of $900,000.

The report revealed Australia’s $7.2 trillion residential real estate market proved resilient in the face of a global pandemic, leaving an overall positive market outlook for 2021.

Eliza Owen, CoreLogic’s head of research, said the report highlighted the resilience of luxury markets in Australia.

On the overall top ten apartment markets every suburb listed amongst the nation’s best for unit value were located in Sydney, with Point Piper taking the top spot as it did in 2019 with a median unit value exceeding $2.28 million.

Queensland's Laguna Quays however had Australia's lowest median unit value at just $76,123

"The Sunshine Beach on the Sunshine Coast has seen the highest annual capital growth in houses nationally, compared with 2019 when St Kilda in Melbourne saw the highest housing growth,” Eliza Owen said.

There's a lot happening in Brisbane at the moment, so here's a round-up of the latest construction milestones in the city. 

Tour of The Eminence

Recently, Build Brisbane had the pleasure of touring Pellegrino Group Australia and <a href="https://www.urban.com.au/developers/mosaic-property-group">Mosaic Property Group</a>’s stunning new $40m joint venture commercial development ‘<a href="https://www.mosaicproperty.com.au/design/the-eminence/">The Eminence</a>’ in Fortitude Valley thanks to Paul Pellegrino.

Located on McLachlan Street, the six-storey, A-grade building features a gorgeous design from <a href="https://www.urban.com.au/architects/oneill-architecture">O'Neill Architecture</a> which embraces Brisbane’s climate by maximising natural light and including leafy balconies and a huge rooftop breakout space.

The addition of the rooftop deck is an excellent, though, ill-included aspect of most commercial developments which hopefully, we see more of in the future. The lush space features meeting rooms and ample space for the tenants to eat lunch, make a call or take in the city views over some well-earned Friday arvo drinks.

The Eminence’s lobby is also a sight in and of itself to behold, featuring magnificent curves, elegant Italian tiles, and a ground floor café. The six-storey development certainly has plenty on offer for its tenants and is a fantastic addition to the Valley.

The building is almost fully leased with only one floor remaining.

In late July, <a href="https://www.urban.com.au/developers/mosaic-property-group">Mosaic Property Group announced</a> the construction of their two-tower project ‘<a href="https://www.urban.com.au/new-apartments/the-sinclair-by-mosaic-150-toohey-street-east-brisbane">The Sinclair</a>’ in East Brisbane which will begin next month. The eight-storey towers designed by <a href="https://www.urban.com.au/architects/rothelowman">Rothelowman</a> will be joined by a sky bridge and a total of 122 apartments, with an ever-so-important rooftop recreation area capping off the development and making the most of the gorgeous city views.

The site on Wellington Road has sat vacant for some time with Brisbane-based Blue Sky Alternative Investments previously owning the site, which also featured a similar development application.

With The Sinclair reportedly over 75% sold, Mosaic are confident in the <a href="https://www.urban.com.au/industry-news/demand-for-brisbane-property-soaring">Brisbane market</a> and have bumped the construction timeline as a result.

Now, this is something different! <a href="https://www.cpltd.com.au/">Cornerstone Properties </a>have lodged massive plans for a 19-floor commercial office tower designed by <a href="https://www.urban.com.au/architects/bureau-proberts">bureau^proberts </a>at 251 Wickham Street in Fortitude Valley.

The proposed building would top out at roughly 115 metres tall and features full floor glazing with a striking exoskeleton and stepped profile, somewhat reminiscent of Sydney’s <a href="https://www.urban.com.au/news/part-approval-for-macquarie-banks-unsolicited-proposal-in-martin-place-irks-city-of-sydney">Deutsche Bank Place</a>. Each office floor features a south-facing balcony looking back towards the city, capped off by a roof terrace.

The<a href="https://www.urban.com.au/news/5-of-australias-top-apartment-gardens"> landscape plans</a> come from the team at Lat27, though the building certainly isn’t as lush and green as some of the proposals we’ve seen in recent months. The ground plane does include new greenery (which would be a great addition to this section of the Valley), with an engaging first floor featuring a gym space, infinity-edge pool and end of trip facilities.

If constructed, the building would be the Valley’s tallest building unless Cornerstone gets its previously approved 301 Wickham Street commercial tower underway.
