Brisbane-based property developer Carbone Developments have just lodged plans for their next residential apartment project.&nbsp;

They're sticking to what they know in the inner northern Brisbane suburb of Windsor, where they've previously built a number of boutique apartment projects&nbsp;including the recently completed Talgai Windsor (Thondley Street), &nbsp;along with Casa Di Julia (Grantson Street) and City’s Edge (Gallway Street).

In late 2021 the Carbone Developments team, led by brother’s Don and Tony Carbone, secured a triple site at 34-42 Grantson Street, and are seeking to create 30 apartments&nbsp;across a six-level building dubbed <a href="/new-apartments/amado-windsor-38-grantson-street-windsor">Amado</a>.

The group have taken to Windsor once again mostly due to its proximity to the Brisbane CBD, as well as other key links, including the Royal Brisbane Hospital, public transport links, major infrastructure including the Inner-City Bypass, as well as Clem 7, the Airport Link and Legacy Tunnels.&nbsp;

The development will incorporate the pre-1911 home on 34 Granston into the design, with the dwellings on the other two blocks set to be demolished.

Brisbane locals Red Door Architecture have handled the designs of the building, which draws inspiration from the creeks and sweeping landscape of the suburb, as well as the vernacular houses nearby.&nbsp;

Targeting the owner-occupier, there will be 16 two-bedroom units and 14 three-bedroom apartments, including two penthouses on offer, set behind a facade made up of natural stone, rendered masonry and powder-coated aluminium hoods and screens.

Responding to the orientation of the site, a majority of the apartments will take advantage of a northernly position, with the northern sun set to be combatted by privacy screens and landscaping, which will mitigate heating and cooling issues.&nbsp;

Each of the apartments will adjoin to expansive balconies, which wrap the entire building front, not only providing movement to the facade and streetscape, but also a seamless transition from indoor to outdoor living.&nbsp;

Operable windows and doors will also be incorporated, to capture cooling breezes and facilitate cross flow ventilation throughout, with large sliding balcony doors further assisting the seamless transition between living areas. &nbsp;

First look: Carbone Developments lodge plans for next Windsor apartment project, Amado

Construction has started on a new residential development in Brisbane’s coastal suburb of Wynnum. &nbsp;

Town Planning Alliance has submitted revised plans on behalf of a company linked to Cavcorp's Michael Cavallucci, for a previously approved project at 75 Tingal Road, Wynnum.&nbsp;

The 1215 sqm site was previously occupied by a church, which has recently been demolished in preparation for the new development.&nbsp;

Red Door Architecture have handled the designs of the five-storey development, which "takes on a sculptural and expressive curved form, poised as an iconic addition to the Bayside precinct which takes inspiration from the site’s seaside character."

In response to the Council’s citywide amendment to rooftop gardens and green space, the main amendment to the project has been the reconsideration to the the design of the communal offering, with a view towards maximising residential amenity and celebrating Brisbane’s subtropical outdoor lifestyle.&nbsp;

Crowning the development, the 165 sqm rooftop terrace will be centralised within the rooftop, set within subtropical landscaping, featuring health and wellness, entertainment and outdoor play zones.&nbsp;

Significant setbacks to the rooftop however will ensure the building continues to present from the streetscape as a five-storey building.&nbsp;

The relocation of the communal open space enabled the developers to add an additional apartment, increasing the number from 27 to 28 residences.&nbsp;

Approved Wynnum apartment development reimagines communal roof to meet citywide amendment 

The Brisbane developer Azure Development Group&nbsp;has secured approval for another townhouse development in the Brisbane suburb of Richlands.

It&#39;s the fourth project Azure have undertaken on the popular Government Road, which has easy access to the Centenary Highway.

The approval at 182&nbsp;Government Road is for 55 townhouses, dubbed the Mason Edition.

Designed by Red Door Architecture, each dwelling will have three bedrooms and a&nbsp;courtyard&nbsp;which has will either be&nbsp;positioned outwards along the site boundaries or facing internally within the site.

Communal space has been provided in stage one, with a new swimming pool, sun lounge area and lawn space. The&nbsp;landscape architecture and urban design have been handled by LAUD ink.&nbsp;

Azure Development director Trent Keirnan believes the townhouses&nbsp;will appeal to first home buyers&nbsp;due to the affordability of the terrace homes and professional couples as the terraces offer a low maintenance design.

On the project site, Mr Keirnan says it was chosen&nbsp;due to the close proximity to the established Forrest Lake community and the transport amenity only 300m away.

It&#39;s the fourth collection of townhomes on Government Road for Azure.&nbsp;

In 2019 they completed Alton Edition, are currently selling Flora Edition and Eden Edition is currently under construction with completion scheduled for the end of March.
