Potter Projects, a division of The Potter Group, has announced the acquisition of a prime 4,880 sqm industrial site in Burleigh Heads for a new warehouse development.
Zac Potter confirmed Potter Projects had acquired 49 Leda Drive, within an established and popular industrial precinct, for $3,100,000 plus GST.
Mr Potter said the vacant freestanding warehouse currently occupying the site would be demolished and replaced by an upscale industrial project comprising 22 light industrial warehouses with ancillary offices.
He said it would be similar to Potter Projects’ Flagstone Business Centre only metres away at 3 Flagstone Drive, Burleigh Heads. 
The recently completed development has sold 15 of the 18 warehouses by completion, even with the COVID-19 pandemic taking place mid sales campaign. 
Three warehouses now remain for sale. 
“Warehouse sizes are likely to range from 85 sqm to 200 sqm, catering for a broad range of end users,’’ Mr Potter said.
“Several draft plans have already been drawn up and we hope to lodge a DA with council in the coming weeks,’’ he said. 
Potter Projects is experiencing strong demand for its industrial property, achieving millions of dollars in sales across its growing portfolio of warehousing and commercial projects on the Gold Coast in recent months.

Potter Projects acquires $3 million Burleigh site for new warehouse development

New vertical lift technology is enabling building up rather than out meaning that Sydney's record industrial site prices can be managed more cost effectively. 
Heightened industrial warehousing demand in the past 24 months has driven land values across Sydney to record high levels, according to new research from Savills Australia.
Industrial land values in South Sydney are now at their highest level on record, pushing the $2,000 per square metre mark, while industrial sites in Western Sydney are at more than $600 per square metre.
Sydney’s population increased by 100,000 people in the past year, with 85% made up of overseas migrants. 
Savills Australia’s associate director for capital strategy, Shrabastee Mallik says that the "record high levels of population growth are eating up available land for residential purposes with blocks of land within traditional industrial precincts being sold for residential redevelopment purposes".
"Manufacturing and logistics sector accounts for 10% of NSW’s Gross State Product and projections point to significant growth over the next 30 years,” she said.
“As such, stellar growth in land values in the South Sydney precinct is understandable, which include Port Botany and Port Kembla, with these jointly contributing $4 billion dollars to the state economy". 
She also pointed out “NSW Ports’ 30 Year Master Plan points to these two ports tripling the amount of container volumes processed over the next 30 years”.
New innovations in the form of vertical lift technology enables massive increases in efficiency by building up rather than building out utilising lifts reaching almost 10 metres, which has the effect of reducing warehouse size from 200 square metre to just 14 square metre. These types of technologies have the added advantage of requiring fewer workers, reducing operating costs.
Already, most new warehouse and supply chain environments are making use of such innovations, and the development of Moorebank Logistics Park, in its use of robotics and purpose-built facilities, has attracted significant interest across the warehousing and logistics sectors with Target Australia signing on as the first tenant at Moorebank, with a 10-year lease (plus options) for a new 37,860 square metre warehouse, due for completion in 2019.

Shrinking Sydney drives changes in industrial warehousing developments

Subway has bought an office-warehouse space in Melbourne’s outer-east for $625,000 to set up its eastern seaboard training facility.
The sandwich restaurant chain joins other food and beverage businesses, trade services like Jim’s Mowing, a bike manufacturer and a spice maker among the other owner-occupiers in the new Industria Knoxfield strata commercial estate.
The deal pushes the project to more than 50 per cent sold. With only three units available, stage two is almost sold out, pushing stage three to launch ahead of schedule.
Located at 1464 Ferntree Gully Road, Industria Knoxfield is being developed by Wilmac Properties and Folkestone and will deliver 88 office warehouse units and a café when completed. 
Subway’s training facility is a 278 sqm office-warehouse unit. 
The deal was secured by Colliers International’s Andrew Chrapot and Jonathan Mercuri in conjunction with Crabtrees Real Estate’s Chris McKenzie, Luke Pitcher and Megan Miles.

Chrapot said a surge in demand from local owner-occupiers and investors had fuelled demand ahead of July 1, when the stamp duty legislation will cease for off-market sales.
“Since the changes to off-the-plan stamp duty savings have been announced, which will be enacted at the start of the new financial year, there has been a splurge in transactions,” he said. “Buyers are trying to make the most of the savings in the time left and this has led to unprecedented sales.”
Chrapot said the remaining units were attracting keen interest and strong sale prices. 
“Units from 97 sqm to 312 sqm have achieved full asking prices, ranging from $249,000 to $775,000 respectively, amid strong demand from local private investors, owner-occupiers and self-managed super fund buyers,” he said.
The affordable pricing and the prime location, just minutes from EastLink, the Monash Freeway and Burwood Highway, had proven enticing factors to buyers, added Mercuri.
Stage one of the development is sold out, with settlement and occupancy taking place later this month. Stage two is 85 per cent sold and stage three is 45 per cent sold. Onsite café Half Half, by the operators of Mount Waverley’s Poacher &amp; Hound, is due to open in July, they said.

Subway secures 278 sqm at Industria Knoxfield

BridgeLane launched their residential Surry Hills warehouse development, Hutch &amp; Hutch with a strong result selling 14 out of 18 apartments on the long weekend Saturday morning. 
CBRE agent Tim Rees advised 13 buyers were owner occupiers from within a three km radius of Hutch &amp; Hutch.
