The swell of new apartment developments in the in demand Coolangatta has slipped south of the border into northern New South Wales.

The latest stage of the Quay Grand mini-masterplan has been filed by local Queenslander developer builder Heran Building Co, on behalf of the Adelaide-based Koumi family.&nbsp;

Jackson Teece has handled the designs for the two 11-level towers on Enid Street, next to the 10-level Bay Grand South building, which is part of the wider development, and next to Jack Chard Park.

There will be 110 apartments all up, 61 apartments in the north tower and 49 in the south, a mix of one, two, and three-bedroom units. Some of the higher level apartments will offer views to Fingal Head, Cook Island, and the Pacific Ocean.

In their design report submitted to the local council for the $60.5 million project, Jackson Teece noted that the project is located in&nbsp;the City Centre Core Precinct of the City Centre North character area.

"This area is defined a the “heart of the city” and is well located to accommodate future residential and business development. It is the vision of the tweed shire development control plan to visually enhance the public domain in the form of integrated landscape elements at the street level framed by high quality buildings.

The podium is a key feature of the design, with Jackon Teece aiming to provide a strong definition of the public domain.

"The podium contrasts and compliments the tower form with a modulated series of arched openings that provide the residential apartments and their associated private outdoor spaces with a sense of enclosure and privacy in a unified composition that engages with the activity of Enid Street," the design statement noted.

"These arches extend to the ground level and integrate the podium form with the active residential lobbies and high quality landscaping elements that conceal the car parking areas located at this level. This design feature contributes to the legibility of the development within the street and the objectives of the character of the City Centre core precinct."

Heran Building Group are a developer building, and are behind the Main Beach apartment tower Midwater, which is currently under construction.

Jackson Teece has handled the designs for the two 11-level towers, next to the 10-level Bay Grand South building and next to Jack Chard Park.

First look: Tweed Heads to score two new apartment towers

A refurbished commercial retail building with potential holding income in Tweed Heads has sold at auction for $2.475 million through by Ray White Commercial.
The property at <a href="https://www.realcommercial.com.au/property-retail-nsw-tweed+heads-502213062" target="_blank">79-81 Wharf Street</a>, Tweed Heads, was snapped up by a private developer. 
The selling agents were Assi Dadon of Ray White Commercial GC South and Ross Smith of Professionals Coolangatta-Tweed Heads.
“We had strong inquiry and keen bidding at the auction where the property sold under the hammer for a healthy sqm rate of $1,744 per sqm,” Dadon said.
The price was the highest sale value at the Auction Spectacular held at Twin Towns last month, added Dadon.
The building is on a land area of nearly 1,290 sqm and is zoned B3 Commercial Core. It has B3 zoning which allows a mixed use of commercial and residential — more than 40 units. 
“The current improvements consist of a one level building ready to occupy for holding income while a DA is sought to add value and further develop.”

Tweed Heads site sold at auction for $2.475 million

The Tweed Coast property market is emerging as an attractive option for homebuyers and investors alike, offering higher annual growths for dwellings and solid rental yields, according to new data released by PRDnationwide.
Median sales price in the Tweed Shire region has seen an annual price rise of 13.4 percent and 6.7 percent for houses and units, respectively. 
Home sellers enjoyed an average sale price of $584,500; whilst units received an average of $395,000.

The northern New South Wales area is renowned for its coastline, farmland and scenery and provides an ideal destination for holidays, and comes matched with a booming tourism industry.
A four bedroom home at <a href="https://www.realestate.com.au/property-house-nsw-banora+point-117761563" target="_blank">76 Botanical Cct</a> in nearby Banora Point (below) has been listed for $675,000.

The report noted the competitive real estate market is also complemented by strong economic growth opportunities through the development of infrastructure and commercial projects. 
Anticipated projects being rolled out during the first half of 2017 have been valued at a total of $33.8M. Kingscliff Foreshore Revitalisation is the main infrastructure project, which commenced construction in February 2017.
The average amount of days that Tweed Coast properties are on the market has fluctuated over the past twelve months, sitting at 72 days for house and 51 days for units during the final quarter of 2016.

Similarly, a four bedroom home at <a href="https://www.realestate.com.au/sold/property-house-nsw-tweed+heads-122305186" target="_blank">5 Mugga Way</a> Tweed Heads (above) sold for $643,000.
Median weekly rents have also been on an upward swing since the beginning of 2016, and currently sits at $598 for houses and $440 for units. The area recorded a low vacancy rate of 1.1%, plus rental yields of 4.2%  for houses and 5.0% for units. Interest in Tweed Coast area property market is recorded at 527 online visits per property, compared to the average of 716 visits per property in New South Wales.

Tweed Coast property an attractive option for investors: PRDnationwide

A prominent motor dealership in Tweed Heads town centre precinct is being offered at auction on June 14.
The 153 Wharf Street property offers a high-profile tenant in Sharp Motor Group that sells brands like Kia, Honda, Holden, HSV and Suzuki.
The listing agents are Steve Clark and Kyle Youngson of Colliers International. 
Youngson said the property was developed in 2004 by Expo Park Properties linked to Warren von Bibra, who operated the dealership as von Bibra Twin Towns Auto Village, prior to Sharp Motor Group taking over the business in 2011.
Warren von Bibra is a well-known figure in car dealerships. 
“It’s in the bustling heart of the Tweed Heads commercial and retail precinct,” Youngson said of the location.
The property is surrounded by the Tweed Mall, Tweed Heads Public Hospital and Twin Towns RSL Club.
Local and state government statistics showed over 26,000 cars use Wharf Street daily, added Clark.
He said population growth in Tweed Heads Shire was projected to grow from the 2017 forecast of 92,000 to over 125,000 in 2036.
“That’s a 36 per cent population increase just in the Tweed Shire alone,” he said.
“We expect strong interest given continued tightening yields in the southern markets and a strong appetite for automotive investments, especially with future development upside.” 
Sharp Motor Group has taken on a new eight-year lease plus options. The property returns about  $708,000 net pa after outgoings. 
The property has about 3,919 sqm of building and sits on a 9,880 sqm parcel of land combining new and used sales showroom, offices, servicing workshop, vehicle display yard and rooftop parking area. 
There is future development potential as well, due to the B4 Mixed Use zoning, which allows for a mixed use high-rise. 
“That could translate into a mixed-use development with street-level retail and commercial outlets topped by residential development,” he said.

Motor dealership in Tweed Heads goes to auction

Retail executive Katie Page has sold her NSW Tweed Coast beachfront investment property.
And just north of the border marketing has kicked off on her Main Beach residential development on the sandy Gold Coast beach.
The Harvey Norman CEO sold the modern Kingscliff home for $2,675,000 through Mason Graham at Coastal Real Estate Group.
Page was one of the first on the exclusive North Point Avenue enclave which fronts the beach, paying $775,000 for the vacant 657 sqm parcel back in 2004.
She commissioned multiple Australian Architect of the Year Virginia Kerridge to design the five bedroom home.
With around 420 sqm living space, there's a private entertaining area with large covered natural timber deck and 12 metre lap pool.
Kerridge used organic materials throughout such as extensive timber flooring and wood panelling.
Sandstone was used for the two-way fireplace and the built-in barbecue.
The parent's retreat comes with extensive custom cabinetry, a dressing room, palatial ensuite and private deck.
North Point Avenue is the millionaire's row of Kingscliff, but ever since the global financial crisis homes have taken a while to shift.
Page waited a patient 320 days on its latest marketing campaign, however since its initial 2008 listing it has spent over 550 days on and off the market.
A few doors along, a four bedroom home with pool has been on the market since October 2015.
Page, who is one of Australia's longest serving CEO's having been at the top at retailer Harvey Norman since 1999, maintains a presence in the NSW north coast.

The penthouse is being tipped to set a record price for the popular strip set when $9.2 million was paid by Melbourne businessman Peter Devitt in 2011 for the penthouse in Main Beach’s Liberty Panorama tower.
Spread over two levels, the 611 sqm penthouse comes with rooftop entertaining terrace and pool.
Page paid $15.5 million in 2007 for the 882 sqm block then battled council to secure her construction approvals.

Katie Page sells NSW Tweed Coast beachfront investment

An office space on the fringe of the Tweed Heads CBD in far north coast NSW has been leased by Ray White Commercial.
The nearly 52 sqm space at <a href="https://www.raywhite.com/nsw/tweed-heads/1604406/?lang=en" target="_blank">3/28 Recreation Street</a> was leased to Changing Homes Australia by Darren Jones of Ray White Commercial GC South on behalf of a private owner.

What you need to know about NSW's most northerly real estate

Tennis legend Pat Rafter has secured an investment near the border of New South Wales and Queensland.
He snapped up a four bedroom home in Tweed Heads West, paying $540,000 after it spent less than two weeks on the market. He has plans to lease the property.
The two level family home sits about an hour north of his Byron Bay base, where the two-time grand slam champ now resides.
He's finished the build on 38 hectares at Broken Head, next door to Chris Hemsworth's mega mansion.
He recently completed a tennis court and a clubhouse, having finished the home with a construction cost believed to be around $3 million. He paid $1.35 million for what was just a paddock five years ago.
It was the second home he's built, having previously resided on Queensland's Sunshine Coast.
