Last weekend 29 Terry Street, the so-called Surry Hills skinny terrace sold under the hammer for $965,000 to a Chinese investor.
Now neighbouring <a href="https://www.realestate.com.au/property-house-nsw-surry+hills-119927281" target="_blank">31 Terry Street</a> has been listed trying to match or better that result.
It too is a two-storey terrace with a 2.85 metre width, a land size of 38 square metres and an internal size of 48 square metres.
Listing agent, Wiseberry’s David Cradock said next door was a good benchmark.

Skinny Home II - narrow neighbouring Surry Hills terrace to test market

Three more surplus government-owned property at Millers Point have been sold adding $6.7 million towards social housing projects in the suburbs.
They were all on Kent Street including<a href="https://www.mcgrath.com.au/buy/house-millers-point-nsw-2000/257134/?searchID=49852710" target="_blank"> 51 Kent Street</a> (pictured above), which is an 1855 terrace that sold at $2.45 million. The price guidance was $2 million to $2.2 million.
The Georgian-style terrace had been listed for auction last night through Peter Starr at McGrath Estate Agents.
The terraces at 39 and 49 Kent Street also sold. 
The 39 Kent Street terrace sits in a row built for solicitor/politician Sir George Wigram Allen. It sold at $1,725,000, having been listed with $1.5 million to $1.6 million price guidance.
The 49 Kent Street terrace fetched $2.54 million, having been listed with a $2 million to $2.2 million price estimate. It appears the Millers Point Government terrace selloff now gives closer sale price guidance than initially given when the sales campaigns kicked off las year.
The 47 Kent Street was auctioned last year at $1.64 million.
Properties sold late last year included 24, 28 and 32 Argyle Place fetching $2.3 million, $2.35 million and $2.15 million respectively.
The NSW government is proceeding with plans to sell the remaining 284 properties so funds can be reinvested back into the public housing system.
The government-owned properties in Millers Point secured a total of $21.9 million from its initial nine sales.

Millers Point Government terrace selloff now gives closer sale price guidance

An Emerald Hill bluestone terrace built in 1859 has been listed for sale.
It was once owned by William Thistlethwaite, a former mayor of South Melbourne.
Just two bedrooms at <a href="https://www.realestate.com.au/property-house-vic-south+melbourne-120084013">7 Cecil Place, South Melbourne</a> plus sitting room and living room, and kitchen to the courtyard.
The property is listed at $950,000 through Marshall White’s Adrian Wood after failing to sell at recent auction.
It last sold at $160,000 in 1989.

The four-bedroom terrace was tipped to fetch more than $1.65 million through McGrath's Ben Forsyth at its weekend auction.
The $2 million pre-auction sale of 92 Portman Street was a residential sale record for the suburb when a local family purchased the home to take advantage of the Green Square amenities.
The Wilson family wanted more space for their three sons at Kensington. The couple bought <a href="https://www.propertyobserver.com.au/https://www.mcgrath.com.au/buy/house-zetland-nsw-2017/266497" target="_blank">the Victorian-era home</a> on Portman Street in 2006 for $729,000.
Nick Wilson’s images have appeared in magazines, newspapers and advertising campaigns across the globe.
Born in Adelaide, South Australia, Nick developed his eye as a photographer while at school. A neighbour was an international photojournalist and brought rolls of film home to process, often with Nick at his side.
At 17 Nick won a cadetship at the Adelaide Advertiser, becoming principal sports photographer. He made the move to Sydney in 1994.

Photographer Nicholas Wilson sets Zetland record

The landmark sculptural building at 1 Hargrave St, Paddington purpose designed in 1989 for Sherman Galleries, sold last week, for $3 million by R&amp;W Bondi Junction agent Andre Frack.
The <a href="https://www.realcommercial.com.au/property-offices-nsw-paddington-501706809" target="_blank">contemporary three level building</a> with rooftop garden terrace was bought by Sydney sculptors Janos Korban and Stefanie Flaubert.
They have a well-established furniture practice in Alexandria renowned for their work with metal.
It will likely resume life as a gallery and exhibition space, a result no doubt pleasing not only the sellers, art academic and philanthropist Dr Gene Sherman and Equitilink founder Brian Sherman, but the local arts community. 
Buying interest in the corner building, which operated as Sherman Galleries until 2002, also came from several quarters including architectural and design firms.

Eight more NSW government-owned properties in Millers Point have been auctioned off, with a corner Victorian-era terrace fetching $6.67 million. 
1 Lower Fort Street, a four-storey terrace built circa 1879, forms part of the heritage significant <a href="https://www.realestate.com.au/property-house-nsw-millers+point-121222250" target="_blank">Milton Terrace row</a>.
The five-bedroom's price of $6.67 million was well beyond expectations of $4.5 million.
The property was sold through McGrath agents Lorraine Crawford and Peter Starr.
The price for the six-bedroom corner terrace at 1 Lower Fort St is almost double what was paid for a neighbouring house in the same row of terraces just over a year ago.
In October last year 11 Lower Fort St, another four level former public hosing building sold by the state government, fetched $3.95 million at auction.
The latest offering was marketed as a “once in a lifetime opportunity” with Sydney Harbour, Opera House and Harbour Bridge views. 
The head of Government Property NSW, Brett Newman, said proceeds from the Millers Point auctions were being reinvested into the supply of more than 1,500 new social housing dwellings across Sydney and regional NSW.
“To date there have been 47 government-owned properties sold in Millers Point, raising more than $116 million for much-needed social housing across the state,” he said.
New dwellings have been built in Condell Park, Padstow, Yagoona, Gymea, Lurnea, Chester Hill, Kingswood, Mount Warrigal, Beverly Hills, Warilla, Casula and Miranda.
Others sales have included: 
28 Merriman Street (three bedrooms) sold for $2.85 million
36 Merriman Street, (three bedrooms) sold for $2.885 million
38 Merriman Street (three bedrooms) sold for $2.7 million.
36 Kent Street, a three bedroom terrace, sold for $1.9 million.
55 Kent Street, a five bedroom sandstone terrace, sold for $2.95 million.
59 Kent Street, a three bedroom end terrace in the ‘Hexham Terrace’ row,
71 Windmill Street, a three bedroom terrace, sold for $1.885 million.

Millers Point property sell-off sees $6.67 million corner terrace sale

Art curator and writer Hetti Perkins who listed her Darlington home with $2.2 million hopes, has secured $2,275,000.
Hetti paid $1.055 million in 2012 for the terrace, then she spent years renovating the property which is in the new pocket of green, quaint bohemia.
<a href="https://www.bresicwhitney.com.au/buy/258-wilson-street-darlington-13167" target="_blank">The free-standing terrace</a> has six bedrooms, three bathrooms and a studio above the garage.
Hetti Perkins was the curator of Aboriginal and Torres Strait Islander art at the Art Gallery of New South Wales for 13 years before resigning in 2011.

Hetti Perkins sells in Darlington

Despite spending more time back in Italy, veteran magazine publisher Marcello Grand has bought back into the Sydney market, settling on a redesigned Victorian terrace in Paddington.
It's an <a href="https://www.realestate.com.au/sold/property-house-nsw-paddington-124992966" target="_blank">investment rental</a> for Grand however, who paid $2,215,000 for the home revamped by interior designer Thomas Hamel.
It has three bedrooms, one bathroom, a dressing room and a rear courtyard that flows from the stainless steel kitchen and dining area.
Two of the bedrooms have balconies while the third acts as an attic retreat.
Ray White Double Bay agent Peter Leipnik sold the home which is now up for rent at $1,350 a week, which would reflect a three percent yield.
It was 1983 when Grand established Studio Magazines. 
His first magazine was Studio Collections was a womens' fashion magazine with the Black + White magazine its most known after launched in 1992 and published until 2007. 
Having studied at Turin University, Marcello had previously worked as an architect and advertising consultant.  
Grand sold his renovated Darling Point penthouse for $3,525,000 late last year. He paid $1.4 million for the unit in 2012 from former Double Bay Art Gallery director Alan Winters.
