Summer Hill&#39;s latest apartment development, Amici, has proven a hit with both first home buyers and investors following its recent launch.

Amici Summer Hill, at 18 McGill Street, will comprise 57 apartments in total, a mix of studio, one, two, three and four-bedroom units.

Over 50 per cent of the project was sold on launch, with a handful of two and three-bedroom apartments still available. The two-bedders are priced from $1,095,000&nbsp;and the three-bedders from $1.49 million.

Not only have the smaller apartments been snapped up quickly, but there has been great interest from executive couples and young families seeking value for money, resulting in a strong demand for the three-bedroom units.

The Colliers Residential team is managing the sales campaign and has already received extremely positive feedback from buyers.

First home buyers and investors snap up Amici, Summer Hill apartments

The landmark Mungo Scott building in Summer Hill in Sydney's inner west is set to be leased after a contemporary transformation.
The five level commercial office tower had been an operating flour mill before production ceased in 2009.
The building dates back to 1922 when it was built by Mungo Scott. The cluster of functional milling and storage buildings were taken over by Allied Mills in the 1950s.

Now the commercial premises forms part of the EG Funds &amp; Daiwa House Flour Mill Development which comprises over 400 apartments.
Refurbishment work on the building’s interior is now being finalised, with the offices expected to be ready for occupancy later this year.
Original structural and architectural features such as timber posts and girders and exposed ceilings have been retained as part of the office design.
JLL's Guy Baseby said the space will suit a range of users, including medical, education and fitness businesses, but is most likely to appeal to creative occupiers.  
“The design and fit-out will have a community feel that aims to encourage collaboration."

Some equipment from the mill will also be preserved and displayed in the space as part of the refurbishment.
Surrounding commercial spaces suggest the market price will range from $400-$600 per sqm net.
Colliers International agents James Cowan, Jordan McConnell and Chrios Baltussen are marketing the property for lease in conjunction with JLL's Guy Baseby.
Cowan said the commercial space would suit a range of businesses.  
“This building is a rare opportunity to secure premium office accommodation in a convenient inner-western location,” he said.
“The added benefit of this property, and what makes it unique, is the versatility in occupation ranging from medical and fitness, to architectural and tech. We are already fielding a high level of enquiry.”
Colliers Jordan McConnell called the property a trophy asset.

Historic Mungo Scott building in Summer Hill for lease

NSW Education Standards Authority chairman sells in Summer Hill

The last stage of the apartment project in Sydney’s Summer Hill, known as The Flour Mill, which innovates on the concept of the original flour mill there, will be launched officially on September 24.
The original flour mill was built by Mungo Scott in the 1920s. It was redesigned by HASSELL and developed by EG and Daiwa House. 
Construction on The Flour Mill began in early 2015 and the final stage will unveil 135 studios, one, two and three-bedroom apartments located across the remaining buildings which comprise the Durum Silos, The Wheatstore and The Granary. 
The residential development comprises 360 apartments and terraces surrounded by landscaped communal gardens, retail spaces and easy access to the light rail and train station. 
Since its launch in 2014, Stage 1 and Stage 2 have sold completely. 
The four circular towers of the original wheat silos, dubbed the Durum Silos now form 56 apartments across 14 storeys, at the peak of which sit two penthouse apartments with roof terraces enjoying 360 degree views. 
The Granary has been converted to one and two bedroom apartments that mimic the scale of the original buildings on this site. 
The Wheatstore’s triangular structure stands out as the only design within the Flour Mill that started from scratch. It houses 27 two and three-bedroom apartments. 
EG’s development manager Raja Jamal said the focus was community and connectivity. 
“Summer Hill hosts a strong, connected community and we are excited to bring together the new and the old residents,” says Jamal. 
“The new retail precinct and integrated communal public park will complement the vibrant high street and existing village atmosphere.” 
Collier’s International is marketing the project and has started taking enquiries for the last stage. 
Colliers’ residential director Ian Bennett said, “The majority of buyers in Stage 1 and 2 were locals looking to buy a piece of the area’s history, with investors and first home buyers looking at the one and two-bedroom apartments due to the connectivity with the light rail, train station and bus services all flanking the development,” said Bennett.
The Flour Mill’s completion scheduled for the end of 2018.

EG Funds' residential development, The Flour Mill of Summer Hill is set for its next stage launch.
The Malthouse release in the new master-planned community located on the heritage Flour Mill industrial site in Summer Hill has its display suite officially opening this weekend.

HASSELL has taken its cues from the Flour Mill’s landmark silos to echo the site’s industrial proportions, retaining the remarkable heritage and form and redefining the structures to revitalise this beloved monument to the city’s rich industrial heritage.
The three vertical layers of the nine-storey Malthouse work in unison to celebrate the building’s industrial heritage. 
A central vertical cut-out creates a 20-metre high void in the lobby while horizontal cut outs on each level form a spinal corridor open at the northern and southern ends.
