Just as Expo ’88 left an indelible legacy for Brisbane in the form of South Bank, the 2032 Olympics are set to unlock the potential of Kurilpa and South Brisbane.

Post-games, it's envisioned that the intersection of Peel, Boundary and Manning Streets will become a landmark at the heart of a highly liveable subtropical residential precinct, with strong&nbsp;pedestrian connections through to the river and parklands, cultural facilities, retail and hospitality villages.&nbsp;

Queensland developer Pradella is looking to take advantage of the expected boom, lodging plans&nbsp;for a 23-storey tower across an amalgamated site at 37-39 Boundary Street, South Brisbane. They secured the adjoining commercial office sites in late 2020, for a combined $7.5 million.

A mix of&nbsp;one, two and three-bedroom apartments will be developed, in addition to one four-bedroom penthouse, designed by renowned architecture firm Rothelowman.

The site occupies a significant location, along the natural desire line connecting key South Brisbane and West End precincts to the anticipated South Bank 2.0 through a future cross-block link and potential extension of Oxford Street.&nbsp;

The large industrial land parcels located behind the site are also expected to evolve into a finer grain street and pedestrian network, which will support an intensification of land use and a transition towards a vibrant inner-city neighbourhood. This vision has been further supported by recent announcements by the Queensland Government regarding the acquisition of riverfront industrial land as part of preparations for the Brisbane 2032 Olympic Games.

The proposal also makes a significant civic contribution at the Boundary Street interface, marking the location with a grand forecourt, feature screening, deep tree planting, and overhead landscaping. The entry forecourt, future laneway, and cascading planting to the rear combine to site the building within a lush garden setting on three sides.

The design of the tower aims to shape view lines while maintaining privacy both into and out of adjacent buildings. The façade is staggered to give central plate residences views past the building itself, with external walls, columns, and screens flared to craft views away from existing buildings and toward long vistas.

The newly developed building features a reduced podium size, strategically designed to maximise the influx of natural sunlight and create a welcoming open space at the ground level.

The design aims to promote a permeable connection within the block, which is enhanced by the generous use of glazing to each unit, catering to the need for privacy and shading. The building also incorporates large sliding doors and multiple operable windows, allowing for optimal airflow.

As the tower grows taller than its direct neighbours, the length of certain blades is diminished, opening the residences to more daylight and creating a dynamic, shifting facade, resulting in a robust, articulated, and sculptural form.

Crowning the tower will be a communal rooftop terrace, offering extensive&nbsp;indoor and outdoor amenities that take advantage of Brisbane's subtropical climate. The civic nature of the building continues to its roof in the form of The Longhouse, a legible and distinct architectural crown set within a lush landscape, acting as a distinct landmark for the South Brisbane skyline.

The lobby of the tower has also been designed to ensure activated uses, with a work-from-home area, an on-site management office and a resident's lounge planned for the space.&nbsp;

The sustainably conscious apartment developer, ARIA Property Group, is set for further development in the exclusive South Brisbane pocket they&#39;ve been developing in over recent years.

It&#39;s also up the road from The Standard, ARIA&#39;s flagship development in the heart of the popular Fish Lane precinct.

ARIA lodge plans for South Brisbane apartment tower

The national construction firm Descon has been appointed to build Tallis Property Group's $180 million South Brisbane apartment development, AKIN.

Construction will soon kick&nbsp;off on the 30-storey tower at&nbsp;35 Merivale Street,&nbsp;with Descon working to&nbsp;the&nbsp;future forward design plans from architecture firm DBI, who has installed&nbsp;some of the most advanced technologies on the market, from number plate and face recognition, to pin code apartment access and home automation.

There will be 190 apartments across the building, with 80 per cent of the apartments on the low and mid-rise levels sold out. The upper floor sky homes will be launched to the market in January 2022.

Two of the levels in AKIN are reserved for residential amenity, which will include a health and wellness centre with heated pool, spa, gym, yoga studio, and steam and sauna rooms, and a business centre with hot desks, lounge and meeting rooms.

The rooftop features private dining rooms and outdoor barbecue and dining spaces, commercial kitchen, wine cellar and cinema.

Work is expected to take around two years, with completion expected for early 2024.

Descon appointed to construct $180 million South Brisbane apartment development, AKIN

The Melbourne-based developer, Accord Property Group, are tweaking the make-up of apartments in their already approved South Brisbane apartment development, Gallery Residences.

Accord, founded by Buildcorp&#39;s Ross Clarke and Scott McVilly, had Cottee Parker go back to the drawing board to their 2016 plans and change the apartment configurations, which was in reaction to the current market expectation for inner-city living.

The recently submitted change application to the Brisbane City Council for 2 Cordelia Street will see the apartments reduced slightly, from 379 to 364, but most importantly a major change in how many one-bedrooms and two-bedrooms will go in the 30-level tower.

Some 56 one-bedroom apartments have been taken off the proposed 209, and 54 more two-bedroom apartments added. Now over half of the building is taken up by two-bedroom apartments.

There will be no more penthouse level, which had planned to have&nbsp;two four-bedroom and two three-bedroom apartments.

Instead the extensive amenity has been moved up from level four to the 29th level. Now there will be amenity across the top level and the rooftop.

Level 29 will feature a&nbsp;gym with an ice bath, steam, sauna, and treatment rooms, an outdoor sports court, barbecue deck, community garden, lounge, village hall, private dining, cinema room and a co-working space.

Crowning the tower will be a 25 metre lap pool, reminiscent of a holiday resort, as well as a kidis pool and spa, day beds near a fire pit, and more communal seating booths and private terraces with barbecues which can be booked by residents.

Cottee Parker&#39;s design focus for the tower was for a &quot;building&nbsp;that breathes.&quot;

&quot;The design of the building draws on its local context, the colour palette of the materials, the undulating form and the landscape overlay are all responses to the character of the area,&quot; Cottee Parker&#39;s design statement read.

Aria offer over 1,100 sqm of resort-style amenity at Trellis, South Brisbane apartments

Aria Property Group always have a steady stream of interest from off the plan investors&nbsp;in their Brisbane apartment developments.

Investors who bought in to one of Aria&#39;s most recently completed developments, The Standard, Aria, located in the heart of the Fish Lane arts precinct, saw great success.

Those who bought pre-completion have secured resales between 10 per cent and 38 per cent more than what they paid.&nbsp;Owner-occupiers showed the greatest keenness on the resales.

The investors who decided to hold on&nbsp;to their apartments are seeing&nbsp;strong 5.48 per cent rental yields throughout the building.

The Brisbane&nbsp;apartment market has continued to show strength over 2021, after a resilient 2020 in the wake of the pandemic.

Research from property data firm CoreLogic showed Brisbane&nbsp;apartment&nbsp;values rose 0.6&nbsp;per cent over September, triple&nbsp;the&nbsp;growth of apartments in Melbourne.

At the end of 2020, the median apartment value in Brisbane was at a yearly high of $390,000. Now it&#39;s $430,000.

Unit rental prices have also seen steady growth in 2021, up&nbsp;3.5 per cent over the past 12 months.

This&nbsp;growth trend is expected to continue, backed in large part by billions of dollars in investment from both private and public sectors as part of the pipeline for the 2032 Olympics.

The rooftop will feature an open pergola structure, a swimming pool with deck, a dining space with a barbecue and a lawned area with gardens.

Aria Property Group continue to improve sustainability across their South East Queensland residential apartment developments.

Their newest tower,&nbsp;Trellis, in South Brisbane, is their most sustainable to date.

Unabashedly green, as an homage to it&#39;s name, Aria&nbsp;have implemented environmentally forward practices across all aspects of the development, from the site itself, of which 60&nbsp;percent is covered in greenery of some variety, as well as the trellises within which improve biodiversity, to solar technology&nbsp;and Tesla batteries.

All 110 two and three-bedroom apartments in the 12-storey building&nbsp;feature&nbsp;cross flow ventilated corridors, operable architectural screen doors,&nbsp;double-glazed glass and more. Residents will experience significantly cooler apartments compared to competitor projects, reducing reliance on air-conditioning and facilitating cost savings

With the growing scale of landscaping and greenery on Trellis, Aria is incorporating 60,000L of rainwater tanks to capture as much rainwater as possible to irrigate planting. This will assist in reducing Body Corporate water costs and recycle rainwater typically wasted in most buildings.

ARIA say Trellis is one&nbsp;of their most liveable apartments to date. Designed by Rothelowman, they feature&nbsp;three metre high ceilings, Miele appliances, operable glazing and high-end contemporary finishes.

Reminiscent of an urban retreat, Trellis reflects a new style of resort living with&nbsp;1,119 sqm&nbsp;of recreational amenity across the Temple of Wellness on the ground floor and the Residents&rsquo; Rooftop Club on level 13. Aria Property launch South Brisbane apartments Trellis, their most sustainable development to date

The Brisbane-based Aria Property Group has won two awards at the 2021&nbsp;QLD Master Builders Award for its West End apartment development, Tree House.

Tree House, designed by Rothelowman, won the overall&nbsp;2021 QLD Master Builders Award for Residential (Regional), as well as the award for residential high-rise building over $20 million.

The development of 90 apartments was inspired by the leafy and tranquil suburb of West End, taking cues from Davies Park with over sixty mature trees are integrated throughout the development, to deliver a living and breathing urban forest.

Aria has had further success with one of their recently completed apartment projects.

The popular South Brisbane tower, The Standard, located in the heart of the Fish Lane arts precinct, has seen off the plan investors sell their apartments, secured before construction was complete, for between 10 per cent and 38 per cent higher than what they paid, with owner-occupiers showing the greatest keenness.
