The 1882 Faulconbridge residence, Eurama, one of the grandest NSW castellated pioneer homes, which is now sandstone ruins has been sold for $1,225,000 to the Donghua Group.
The house on the <a href="https://www.chapmanrealestate.com.au/listings/land_sale-380050-faulconbridge/" target="_blank">93 hectare holding</a> has been dilapidated since being gutted by a 1968 Blue Mountains bushfire.
It sold through Jonathan Crisp at Chapman Real Estate under mortgagee instructions.
It was built by politician land dealer Andrew McCulloch after the property was bought from the retired chief justice, Sir Alfred Stephen, for 3800 pounds. Costing about #13,000, colonial architect George Mansfield designed it with furnishings by Lyon, Cottier &amp; Co. But by the late 1880s McCulloch was bankrupt. McCulloch's coat of arms, however, remains above the its missing main door, Vi et Animo meaning By Strength and By Courage.
The neighbours included other powerful colonial figures such as the Father of Federation, Sir Henry Parkes, and Sir James Martin, the former premier of NSW.
By the late 1880s, after McCulloch was bankrupt Eurama sold to importer J.W. Cliff, one time owner of Elizabeth Farm, and his wife, Jessie, the parents of 16 children.
Part of the Eurama castle estate comprised individual building lots has already been sold with homes under construction.
The latest 93 hectares of land had been offered as divided into 15 lots. The estate came with an ornamental lake, once used for small sailing boats.
Originally known as Weemala, an aboriginal word said to mean an expansive view, the name changed in 1907 to Eurama, a Greek word meaning much the same.
The sandstone ruins can be seen from the train and from the Great Western Highway opposite Todarello’s Fruit House at Faulconbridge.

Blue Mountains sandstone ruins sell for $1.2 million

A private valley-feel Wollombi home has been listed for sale.
The <a href="https://www.realestateview.com.au/Real-Estate/183-rocky-creek-road-wollombi/Property-Details-buy-residential-9236258" target="_blank">183 Rocky Creek Road</a> 10 hectare property has been listed for around $900,000.
The rural property was last traded unfinished 11 years ago, when Australian Financial Review Magazine deputy editor Marguerite Winter and AFR foreign editor Derry Hogue bought the 300 square metre residence.
The property was on the market for two years prior to that. 
The couple completed the four-bedroom home with a mixture of stone, slab and hardwood, and main room with large stone fireplace. 
The property has a north-east aspect.
The property is being privately negotiated by Garry Musgrove from Ray White Cessnock.

Wollombi home lists with sub $1 million hopes

A six-bedroom trophy home in the gated Pinnacle community in Sanctuary Lakes, 10 kilometres east of Werribee, has been listed by Scott Perry, of Hocking Stuart with record $2.75 million to $3 million hopes.
The Point Cook precinct price record is held by a Sanctuary Lakes home which sold for $2.1 million in July. 
Vendor Metod Moha runs Distinction Homes, an award-winning luxury building business, using his home as a showpiece for clients.

Making your property stand out, and giving it the best possible chance to sell in early 2016, relies on smart preparation now. 
Getting your property sale ready can be the difference between securing an ordinary price and that great price. 
While you might only sell your home every decade or so, it is all too often left to the last panicked days to set things right.
All at the most stressful of times especially if you have bought and need to sell.
Unlike the past, buyers these days can be found almost all year round, though with the slowest sales period still being over the early days of the new year.
But the internet makes the marketing easier, so that buyers can spot the offering well in advance of the signboard going up at the property after the summer break.
This option of signalling a forthcoming February auction is a wise move.
Especially as there will be a few keen expatriates buyers back in Sydney over the Christmas break, who might just want to sign up then and there.
I sense in most years the early bird typically catches the worm, so listing for February auction (and also early spring September auction) stands the offering in better stead given its before the oversupply deluge that comes around at Easter (and late November).
The time required to sell property that is accurately priced to meet the market will vary anywhere between two and eight weeks, and in many cases as soon as the listing agent lets the listing be known to their data base. After all agents should have buyers on their books who have missed out on homes over recent weeks in the lead up to Christmas.
Prior to placing your property on the market, allow two weeks to prepare the marketing and legal material.
Presentation of your property is critical in achieving the highest price, starting with street precence. 
Staging can be done by professionals or yourself by simply decluttering and placing furniture to maximize the feelings of space and light throughout your home, with a smart eye to how the rooms flow into each other.
Be sure all the potential turn offs for buyers have been acted on including no animal odours in the house; removal of stained carpets and damp in the walls, along with fixing the cracked glass and doors that stick.
I reckon you should also think ahead - even if you aren't an immediate likely seller.
Especially when it comes to understanding just when your house and garden look the best.
During 2016 start noting when the sun makes the key rooms that bit extra special. That's when you'd ideally like to schedule the open for inspections and onsite auction.
Do the same in the garden - taking photos before the last jacaranda falls this season - so that your eventual marketing can show the garden year round. Maybe not within the major marketing, but showing the garden will work on facebook and twitter.
Best don't include the Christmas decorations in any marketing photos - as that is just naff especially if it is still for sale long after Santa has been.

Planning your early 2016 property auction listing

Property listings in capital cities such as Sydney and Melbourne are slightly under stock levels last year, according to CoreLogic's market indicator report.
Perth has the biggest increase in property listings with an increase of 17.5 percent over 12 months for overall total listings. For new listings this has increased by 13.1 percent.
Meanwhile the number of properties being listed in Hobart has decreased by 28.7 percent while the number of new properties being listed in Darwin has fallen by 20.3 percent.

Capital city property listings patchy: CoreLogic

The Perth property where the body of a mother of two was found buried in the backyard in September has been listed for December auction.
Ahmed Seedat was charged with the murder of his wife Fahima Yusuf, the mother of two children, after her body was found at their Weston Street, Carlisle property.
Under the WA Real Estate and Business Agents and Sales Representatives Code of Conduct 2016 regulation 24, the listed agent must make reasonable efforts to verify all facts material to the transaction.
Listing agent Jared Rayner told the local paper the Weston Street property was no longer a crime scene and its history would not be hidden from buyers.
“Because it’s a material fact of the transaction, we must acknowledge that to any person who does want to purport a contract,” he said.
“It’s open public information as well, however, I would still be disclosing because we don’t know what really happened there other than a body was found in the backyard.”
Seedat is next scheduled in court on November 28.
The Pulse Property Group has marketed the property as mortgagee in possession.
