Five downsizers registered to bid on a prized apartment offering in the conversion of the 1905 Royal Hospital for Women that sold on the weekend for $4.395 million.

The two-bedroom apartment at 8/18 Flinton Street saw bidding open at the $3.7 million price guide.

The reserve was $4 million through Bresic Whitney agent Maclay Longhurst.

With 214sqm on title, the apartment came with level living house-like proportions.

It last traded for $1.61 million in 2005.

There was a $4,375,000 sale in March in the converted building in the Stockland Paddington Green development.&nbsp;

Peter Chittenden, the managing director at Colliers Residential, wrote on his blog that&nbsp;Paddington Green was a large-scale, inner-city redevelopment of the former Royal Women&rsquo;s Hospital site located two kilometres east of Sydney&rsquo;s CBD.

&quot;A unique aspect of the site, and something in common with Newmarket was the fact that the development comprised several (seven) precincts.

&quot;These comprised a mix of terrace houses and apartment buildings designed by three different and highly regarded architectural firms.

&quot;Construction started in 1999 and included 5-6 storey residential apartment buildings with basement parking (common across the entire site) and a pool.

&quot;Plus, there were a variety of small mainly two-level, apartment buildings and the adaptive reuse of one of the existing 1905 free-standing hospital wings.&quot;

There was also office space and retail premises and a plaza fronting Oxford Street and in the final stages a large new park on Glenmore Road.

In total Paddington Green delivered some 130 dwellings with the intention of the developers Stockland&nbsp;to deliver a modern interpretation of the surrounding Victorian terraces alongside the new apartments and with varied scale.

CoreLogic calculated there was a 63 percent success rate from 625 apartment and townhouse auction offerings.

The success rate from the 2066 houses was 76 percent.

Sydney apartment vendors saw a 70 percent success rate compared to Melbourne&#39;s 56 percent.

There were 312 offerings across Sydney compared to 268 across Melbourne.

Financier Michael Wayne and his fashionista fiancee Nadia Fairfax could soon be living in the $4 million Paddington terrace Cawdor. No confirmation to her 188,000 followers, however.

But the Paddington grapevine suggests Wayne, the managing director at financial services firm Medallion Financial Group, and Fairfax secured the 1880s terrace before its scheduled auction.

Cawdor was sold by the abstract painter Michael Johnson and his wife ­Margot, who had paid $2,235,000 in 2012.

Fairfax keeps most of their private life off her social media, with little known about Wayne, who offers private wealth advisory services, with a focus on the equity and fixed income markets, both locally and ­internationally.

He stepped down from his directorship at the Sydney Jewish Museum last year.

Influencer Nadia Fairfax buys Cawdor, Paddington

Retired swimming golden girl Stephanie Rice has sold her Paddington, Brisbane home.
Place Paddington agents Tim Douglas and Scott MacDonald secured the sale.
Stephanie Rice posted her gratitude on Instagram about the sale of her four-bedroom, three-bathroom property for an undisclosed price.

Paddington's landmark Four in Hand Hotel premises are set to be traded for the second time in three years, and be sold as a house.
The hotel and operations were bought by hotelier brothers Mitchell and Ashton Waugh in 2015 for $8 million. They bought it from celebrity chef Colin Fassnidge and business partner Joe Saleh.
The Waugh brothers are now seeking to move the pokie and liquor licence to another venue and sell the property as residential.
They aren't short of choices. They own the nearby Woollahra Hotel and The Royal among others.

Paddington's Four in Hand Hotel for sale as a house

More Paddington commercial space is hitting the market with the listing of a Glenmore Road property in the popular Five Ways precinct.

Paddington's Sonoma and Mr T premises listed

Rothschild Australia chief executive Marshall Baillieu, of the Melbourne establishment Baillieu family, and wife Michelle, are selling their Paddington trophy home, Hargrave House.
The listing comes after rumours Baillieu has paid around $21 million for the landmark Hordern House in Bellevue Hill, which was built as a wedding present for Samuel Hordern and June Baillieu.

Baillieu as been a co-chief executive of investment bank Rothschild Australia.
Rothschild recently reported a net profit of $1.6 million for the nine months ended December 31, compared to a loss of $9.3 million in the year ended March 31, 2017.
Fee income almost doubled to $23.5 million in the nine months ended December 31, while expenses dipped to $16.2 million from $20.1 million in the prior 12-month period.

The Bellevue Hotel in Paddington has been bought by Royal Hotels, which is owned and operated by the highly regarded Malouf family.
Vendors for the sale of the Bellevue Hotel, WDS Hotels, had conducted an extensive renovation shortly following its acquisition of the popular hotel in 2014.
“We’ve enjoyed a successful four years of ownership at this great hotel, and following complete renovation and repositioning, formed a decision to focus on our existing portfolio which includes the Fortune of War Hotel, and in doing so to recycle the capital into another opportunity we’re considering,” commented WDS director Steven Speed to The Hotel Conversation.
Paddington, as a hospitality precinct, has proven popular with investors.
Andrew Jolliffe of HTL Property would not confirm the sale price paid.
The Pubtic website suggested around $6.5 million.
Built 1880, the elegant two-storey Bellevue sits on the corner of Hargrave Street and Windsor Lane.
It has gone through a succession of name owners, including John Singleton and Geoff Dixon’s Australian Pub Fund, with operations by Riversdale.
They subsequently sold it to Speed, and partner Peter Walker, in early 2014.
