<p><span>As at the week ending 25 October 2015, a total of 240,384 residential properties were listed for sale across the country.</span></p>
<p><span>Just over 40% of these (103,852) were situated in one of the 8 capital cities. In comparison to the same period last year, total listings are -2.6% lower nationally and -1.9% across the capitals. Relative to last year, the latest data also shows that the number of new listings being added to the market is lower, despite the number of new properties advertised for sale increasing on a rolling four week basis for the last four weeks.</span></p>

<p><span>Sydney and Canberra are the only two cities where the number of new property listings over the most recent four week period was higher than at the same time last year, albeit by only 0.3% in Sydney, and 3.7% across Canberra. </span></p>
<p><span>This result comes from 9,552 new listings added to the market in Sydney over the four weeks ending 25 October, compared to 9,526 one year ago and 720 residential Canberra properties added to the overall stock available for sale, compared to 694 over the corresponding four weeks one year ago. In all other cities the number of new properties listed for sale are lower relative to last year, with the largest differential seen in Perth (-22.4%), Darwin (-13.6%) and Adelaide (-12.0%). In particular, the data for Perth and Darwin indicates that home owners are likely aware of the weak housing market conditions and are therefore less inclined to put properties up for sale.</span></p>
<p><span>In terms of the total stock pool, across the residential capital city markets the results are more varied when compared to one year ago.</span></p>
<p><span><strong>There are more listings this year compared to last year in: </strong></span></p>

<p><span>Furthermore, last week we took a look at the current level of </span>housing supply<span> across each of the capital city markets. The analysis compares the absorption of stock by comparing the trend number of properties selling and the availability of stock for sale. The findings show that Perth and Darwin each have 6.8 months of housing supply on the market, the greatest of any capital cities, while stock levels in Sydney, Adelaide and Melbourne indicate less than 3 months’ worth of supply, showing that these housing markets are somewhat healthier than that of Perth and Darwin. On the flip side, Perth and Darwin’s market conditions are more favourable for those looking to buy a property with more choice and vendors becoming more willing to sell below the current list price to secure a sale.</span></p>

<p><span>Across the states and territories, the number of listings is lower than one year ago in all but two regions; Western Australia, where current stock levels are 7.1% higher than they were one year ago and Northern Territory, where the number of listings currently is 14.0% higher than over the same period in 2014. </span></p>
<p><span>At the other end of the scale, the Australian Capital Territory (-8.0%) and Victoria (-6.4%) are the two regions with the largest differential in listing volumes compared to one year ago, however, interestingly new listings across the Australian Capital Territory over the four weeks ending 25 October were higher than one year ago (+3.3%), while across Victoria they were -4.3% lower.</span></p>

Less stock added to the market than last year: CoreLogic RP Data's Shana Miller

<p>The asking price of the Muckleford, Victoria property with a green-and-yellow W-class tram as its centrepiece, has been reduced to $410,000.</p>
<p>The three-bedroom, one-bathroom home, <a href="https://www.domain.com.au/property/for-sale/house/vic/muckleford/?adid=2011451303" target="_blank">10 A Frame Track, Muckleford</a>, had been initially marketed at $439,000.</p>
<p>Set on 20 acres, 130 kilometres north-west of the CBD, the home has been fashioned around the tram including mud brick sections.</p>

<p><span style="line-height: 1.3em;">CoreLogic RP Data report the number of new homes being advertised for sale has fallen over the past week and so too have total listings which have fallen for the fourth successive week.</span></p>
<p><span>A similar trend can be seen across the capital cities where 25,765 new listings hit the market over the past four weeks which is -6.8% lower than at the same time last year.</span></p>
<p><span style="line-height: 1.3em;">The number of new listings is lower currently compared to the same time in 2014 across most capital cities. </span><span style="line-height: 1.3em;"> </span></p>
<p>Meanwhile, although capital city stock is lower than a year ago, it is being fuelled by a significant decline in listings compared to a year ago in Sydney (-24.6%) and to a lesser degree Canberra (-19.6%), Hobart (-11.3%) and Melbourne (-10.0%). </p>
<p><span style="line-height: 1.3em;">Total listings nationally are 4.8% lower than the number from a year ago while capital city listings are 7.5% lower.</span></p>

Sydney's listing shrinkage: winter 2015 update

<p>The Banora Central Shopping Centre, south of the Gold Coast, is up for sale through an expressions of interest campaign ending 17 September.</p>
<p>The 13,340sq m site on the corner of Leisure Drive and Fraser Drive at Banora Point, was built in 2007 and features<span style="line-height: 1.3em;"> a Coles supermarket, three specialty shops, one kiosk and two ATMs and extensive partly covered grade-level parking. </span></p>
<p><span style="line-height: 1.3em;">The property is being sold through Jon Tyson of Savills, </span>who s<span style="line-height: 1.3em;">aid approximately 67% of the centre’s gross rental income securely leased by national brand blue-chip tenants, Coles, BWS, Westpac and Suncorp.</span></p>
<p><span style="line-height: 1.3em;">“This property is trading well and presents an attractive investment, given the small number of tenants dominated by strong line-up of national operators. The high-exposure corner site provides easy customer access and is well-positioned to capitalise on the future population growth flowing from major new residential development in the area,” he said.</span></p>

Gold Coast's Banora Central Shopping Centre for sale

<p><span>The Springfield, Adelaide trophy home owned by one of Australia's richest young businessman, has been listed for sale.</span></p>
<p><span>It is expected to break the South Australian real estate price record for Ross Makris.</span></p>
<p><span>Beachside Glenelg home, Stormont, set the state residential record when it fetched $6.5 million in 2010.</span></p>
<p><span>The home at 9 Hillside Road, Springfield last traded in 2008 for $4.2 million.</span></p>
<p><span>The 2209-square-metre estate has been listed by Adcorp Property Group agent Joe Oppedisano.</span></p>
<p><span>Mr Makris, a property developer, made the Adelaide social pages last year when he married 2003 Miss World Australia, model Olivia Stratton.</span></p>
<p><span>He is the son of shopping centre tycoon Con Makris, who made his early money in chicken shops.</span></p>
<p><span>The Springfield mansion's former owner, Peter Hurley bought the land in 1997 for $420,000.</span></p>

Springfield, Adelaide record setting expectations

<p>The big players in the property sector started delivering their results to the market last week, with the themes of rising valuations for prime property, tightening capitalisation rates and strengthening markets in Sydney and Melbourne offset by slower conditions in Perth and Brisbane.</p>
<p>The residential market was in the spotlight with diversified property company, Mirvac Group, reporting an operating profit of $454.8 million, up 4%, and a record $2 billion in pre-sales from its residential division. </p>
<p>The group, which has a significant residential development business focused largely on the apartment market, said it had already secured 67% of its expected 2016 development earnings before interest and tax and 57% of its 2017 budget amid strong demand. </p>
<p>However, chief executive Susan Lloyd Hurwitz said conditions in the buoyant Sydney market were reaching their peak and conditions were mixed across the country. She warned government measures to slow investor spending on property could have a detrimental effect on the housing market. </p>
<p>Industrial property specialist, Goodman Group reported it had benefited from strong residential markets by selling $1.1 billion worth of non-core industrial land to residential developers for urban renewal projects.</p>
<p>Chief executive Greg Goodman said the group held land across Sydney that was in high demand for rezoning for residential uses. He expected urban renewal activities to become a significant source of capital for the group to invest in industrial developments and selective acquisitions. </p>
<p>Goodman Group reported a full-year operating profit of $653 million, up 9% on the 2014 financial year. </p>
<p>“This equates to over 7% growth in earnings per security, largely driven by growing development volumes, which has seen our work book increase to over $3 billion, and robust activity across our stabilised portfolio, with net property income growth of 2.5% and occupancy maintained at 96%,” Goodman said in a statement to the Australian Securities Exchange.</p>
<p>The group, which owns and develops industrial and logistics properties in several countries, forecast operating earnings per security would increase in fiscal 2016 by 6% to 39.4 cents. It forecast it would pay out distributions of 23.8 cents per security. </p>
<p>Dexus Property Group agreed the outlook for industrial property was solid. It reported one-year returns of 11.3% in its industrial portfolio, up from 9% in 2014, although it noted that performance across sub-sectors was varied. </p>
<p>Dexus, which is concentrates on the prime office property market, reported an increase of 9.3% in Funds from Operations on a per security basis in 2015 compared with the 2014 financial year. </p>
<p>The group was upbeat about the outlook for the Brisbane office market, and reported Sydney and Melbourne’s markets had come back into balance. </p>
<p>Vacancy levels in Sydney were expected to rise in 2016 to peak around 9.7% as new supply at Barangaroo came to market, but then fall sharply in 2017 and 2018 to around 6.5% due to a lack of new supply, significant withdrawals, and continuing improvement in demand. </p>
