Valuation firm Herron Todd White's November review noted that the residential property market in the NSW Southern Highlands has been on the increase for the past 18 months.
This is most apparent in the lower price bracket, up to $1.3 million, according to the month in review.
The November report goes on to suggest investor activity is strongest under $1 million with investors being a mix of local and Sydney based purchasers.
"Traditionally detached homes are the most common property type for buyers in the region, which are typically modern project homes on the periphery of the townships at East Bowral, Renwick or Moss Vale, or well located, renovated older style homes close to town centres.
"There is also demand for well located townhouses and villas, in particular with a seniors living focus for retirees, that are close to local amenities such as the hospital, shops and parks.
"Price points vary for homes across the region from say $480,000 up to $1,000,000.
"Gross yields typically range from 4.5% to 5.5% In Moss Vale and Mittagong, a modern project style home can still be purchased in the $450,000 to $500,000 range."
The HTW report adds the Southern Tablelands offers more choices and affordability for potential investors with lower price entry levels than the Highlands.
"Goulburn, with a population of around 24,000, has a steady workforce and is a popular country holiday destination.
"Due to the high real estate prices in Sydney, Goulburn offers an affordable option for Sydney investors and there has been increasing activity from this sector.
"Depending on dwelling, land size and quality of the home, for between $400,000 and $500,000 an investor can purchase a new, modern home and expect a rental return of between $400 and $520 per week.
"Yields are in the range of 4.75% to 5.75%."
According to the report there are not many strata title properties in this region, with the preference being for detached dwellings.
The HTW report also notes investor activity has assisted in contributing to the increasing price and volume trends apparent in the Highlands and the Tablelands.
"Rental levels have been steady to increasing in the Highlands.
"In Goulburn, rental levels have actually marginally declined over the current period."
This trend is due to additional supply together with some Canberra commuters leaving Goulburn to return to the ACT, the November review states.
"In our opinion, if lending criteria was to tighten, this would reduce investor activity in the Goulburn region to a degree.
"There would be less investment properties, vacancy rates would tighten and rental levels would increase.
"In terms of an impact on the overall Southern Highlands market, it is considered this would have minimal impact, as most buyers are local home occupiers and people relocating from Sydney."

Goulburn residential rentals marginally decline: HTW

The residential property market in NSW's Southern Highlands has been increasing in both volume and price activity since late 2014, say valuation firm Herron Todd White in their April 2016 property clock.

HTW says it saw a noticeable increase in activity by investors in 2015. The Highlands property market is heavily influenced by the Sydney property market, with many buyers relocating from Sydney to the region. Now that Sydney has slowed and softened, the Highlands is also anticipated to slow.

The fringe suburbs in the Southern Highlands are essentially the villages removed from the three major towns of Bowral, Mittagong and Moss Vale and include villages such as Robertson, Bundanoon, Colo Vale and Hill Top. Most of these fringe suburbs have local shops, parks and schools, but are lacking in the larger supermarkets that the three main Highlands towns feature. Residents of the fringe suburbs will drive to the larger towns for these services (usually a 10 to 20 minute drive). When compared to the main centres, the fringe suburbs offer better value for money. The market in the fringe suburbs has been strong. Prices have increased circa 10% to 15% over the past year and a half, which is in line with the growth of the majority of our regional market.
HTW noted have seen some new residential subdivisions emerge in Bundanoon and Colo Vale. Vacant land sales have been snapped up.
"Rent levels in the smaller villages have also increased.
"Our prediction for the medium to long term is for a steady to increasing trend overall, in line with the overall market movements for the region."
The Southern Tablelands region is steady. The Sydney investor activity evident over the past 18 months is reducing. We anticipate Goulburn to plateau or even soften slightly this year. There are similar trends evident in the Tablelands, with good land sales and new home construction activity in the new and modern residential estates on the fringe of Goulburn, including the Belmore, Merino Country and Mistful Park estates.
Goulburn can be viewed as a fringe suburb of Canberra, the report noted. Being more affordable, some Goulburn residents commute to Canberra. Goulburn also offers affordable investment properties for the Sydney investor. The smaller villages and townships of the Tablelands could also be viewed as fringe suburbs of the larger towns, Goulburn and Canberra. Villages like Crookwell are steady. The outlook is a steady to slightly increasing trend. 
Property Observer went looking for some recent sales in the fringes Bundanoon and Goulburn.
The median price for houses in Bundanoon is $536,500, according to CoreLogic RP Data. One recent sale around the median price was a three-bedroom house at <a href="https://www.realestate.com.au/property-house-nsw-bundanoon-122166550">3 Ellsmore Road Bundanoon NSW 2578</a>, which fetched $520,000, according to www.realestate.com.au.

In Goulburn, the median house price was $335,000 while the unit price was $224,000, according to CoreLogic RP Data. A recent sold example was a two-bedroom apartment at <a href="https://www.realestate.com.au/property-townhouse-nsw-goulburn-121552626">1/87-91 Victoria Street Goulburn NSW 2580</a> for $210,000.

Investor activity in NSW's Southern Highlands and Tablelands up: HTW

The Goulburn Mulwaree Shire has seen strong sales activity over the course of 2016 with a lift in average price for the calendar year to $502,000 (13%) on 16% less number of sales (991 properties), according to HTW's February 2017 update.
The valuation firm says that buyers from Canberra, Illawarra and investors from Sydney have been prevalent over the past 12 months with this trend expected to continue.
“The rural / lifestyle property market has seen an uptick in sales activity together with the resurgence in rural property sales driven by increases in cattle and sheep prices,” says HTW.
There have been land sales in the new and modern residential estates in Goulburn, including the Belmore Estate, Merino Country Estate and the Mistful Park Estate, where there continues to be strong construction activity of new homes.
The market in the smaller villages through the region such as Crookwell, Taralga and Gunning is expected to remain steady over the next year.
“The rental market in Goulburn has remained steady and agents are reporting good interest from tenants at present, with the trend following the strengthening in prices to return gross yields in the order of 5%,” the report says.
A four bedroom house at <a href="https://www.realestate.com.au/property-house-nsw-goulburn-124494006" target="_blank">3 Oakwood Avenue</a>, Goulburn (above) is available for purchase for $510,000.
Similarly a four bedroom house at <a href="https://www.realestate.com.au/sold/property-house-nsw-goulburn-124382870" target="_blank">41 William Street</a>, Goulburn (below) was sold recently for $500,000.

Goulburn winery listed for $2.2 million

The southern New South Wales farm, Pejar Park, located just north of Goulburn, is being offered for sale by Sydney rural property specialists Meares &amp; Associates.
The offering is via Meares Online Auction to be conducted on 17 and 18 December this year.
Located 25 kilometres north of Goulburn adjoining the village of Woodhouselee, Pejar Park comprises 573 hectares (1,416 acres).
Meares says it could be regarded as a classic high country property (710 metres to 900 metres ASL) with its 75% basalt soils; the balance being granite and loams, its easterly aspect running to a 6 kilometre frontage to the large Pejar Dam.

Pejar Park grazing property and homestead listed for online auction

One of regional New South Wales’ most stately historic manors has sold for $2.15 million.

“Farming and earth moving is their history,” Gay said.
“Many years ago the gentleman used to stay around the corner in a big boarding house-like accommodation, and fell in love with Hurstville. He was at the auction of the property when it was derelict and sold previously, and had kept his eyes on it over the years.” 
Sydney-based sellers Peter Caucino and Yvonne Aris extensively renovated Hurstville after purchasing it in 2004 from the Anglican Church, when it was six rundown flats.
