A $4.1 million sale in Dee Why’s refurbised 1970s Ala Moana apartment building has set a suburb record.

The 16-17/89 Dee Why Parade apartment created from the amalgamation of two apartments went to auction with a guide of $3.5 million.

It was sold through Peter Mosedale and Phil Feseha, of Upstate.

The sixth floor northeast corner apartment comes with views over the Dee Why Beach, Long Reef Headland and the ocean.

One of the apartments had been bought for $285,000 in 1993, with the second costing $1 million in 2006.

CoreLogic suggest the highest previous sale was $2,975,000 in a 2018-built Meriton complex at 15 Howard Avenue.

There was a $2.85 million sale in Oceania, the 2001-built complex on The Strand in 2019, which first sold at $1 million.

The couple have spent $1.7 million on a Dee Why house, upgrading from Walker's nearby apartment he bought when moving from the South Sydney Rabbitohs to the Manly club.
They're set to welcome a baby boy.
Marketed as an idyllic family home, the 200-built home sits on an elevated 665 square metre parcel with views over Dee Why Lagoon, Long Reef Headland and the ocean.
It has three bedrooms, two bathrooms and an open plan living area with a dining space which extends outdoors to the landscaped gardens.
Raine &amp; Horne Dee Why Collaroy agents Chris Aldren and Harry Pownall sold the home.
They had a $1.6 million guide for its auction, but sold it soon after when offering it up at $1.65 million.
The couple have upgraded in the Northern Beaches from Walker's two bedroom apartment which was nearer the beach.
He paid $815,000 two years ago and has leased it at $600 a week following the upgrade.

Sea Eagle Dylan Walker looking to settle down in Dee Why home

Sydney’s northern region presents a good option for first home buyers thanks to potential depreciation benefits, according to HTW’s Month in Review: March 2017. 
The valuation firm says government incentives for buying a new property and capital growth prospects make the area attractive to both investors and owner-occupiers.
In the northern suburbs of Sydney you can spend between $650,000 and $700,000 and purchase a one bedroom unit in Chatswood, Mosman and North Sydney, the report says.
However, the firm says that Dee Why presents better value with sub-$600,000 options available - well below the Sydney-wide median figure of $850,000.
“These are all good starters but have the potential to be ‘out grown’ quickly,” HTW says.
A one bedroom apartment at <a href="https://www.realestate.com.au/property-apartment-nsw-dee+why-124814610" target="_blank">9/31 Hawkesbury Avenue</a>, Dee Why (above) has a price guide of between $550,000 to $600,000.
Similarly a two bedroom apartment at <a href="https://www.realestate.com.au/property-apartment-nsw-dee+why-124908942" target="_blank">9/24 Lismore Avenue</a>, Dee Why (below) has been listed for $700,000.

The drama in NRL Bulldogs recruit Kieran Foran's off-field life returned recently to the public arena following the listing of his Freshwater house for October 28 auction with $2.8 million hopes through Ray White Freshwater agents Graham Bennett and Bernard Hachenberg.
It was the home that Foran bought early last year - where his former partner Rebecca Pope and the couple's two children resided during his playing stint in New Zealand.
After the for sale sign board went up, an upset Pope told the local paper, The Manly Daily, that she'd viewed it as her "forever"home.
"I wanted to stay here forever," she said.
“It was our dream home with a big block, ideal for our children and two dogs."
A legal battle over the likely proceeds of both offerings has quietly begun, with Pope's lawyers lodging caveats on the titles which are officially just in Foran's name.
The legal paperwork suggested she made "direct and indirect financial and non-financial contributions to the acquisition, conservation and maintenance of the lands".
Foran paid $2.51 million in early 2016 for the Freshwater home, but by the time the home had settled, their relationship was over with their private life being aired in public.

His two sales yielded around $3.75 million.
He set a $745,000 asking price on the two bedroom investment offering, but got his buyer when the price was lowered to $729,000.

The two bedroom unit on the top floor of a 1970's blond-brick building sits opposite James Meehan reserve and near Dee Why Beach.

Watmough, who is now behind a Sydney CBD pop-up Lebanese restaurant, Cubby’s Kitchen, started his career in 2002 at the Northern Eagles.
The couple have a two year old daughter Jagger Rose.
During his 11 year stint at the Sea Eagles he won the 2008 Grand Final against Melbourne Storm, the team they were defeated by in the final the year before.
He spent his final season in the NRL at the Parrmatta Eels where he had to retire because of a career-ending knee injury.
