<p>Demand for rural properties remains reasonably strong in Central Tablelands at present, according to the latest Herron Todd White (HTW) rural report.</p>
<p>The report suggests there is a broad enough cache of buyer types, with their different needs and intentions for acquiring property, to support this demand.</p>
<p>"In our conversations with landholders and potential buyers of properties that are for sale, we learned of a number of varying philosophies about purchasing property in times of drought," says the valuation firm.</p>
<p>The number of properties being offered to the market has eased throughout 2018 and 2019, due in part to the extended dry seasonal conditions. As a result, sales volumes have eased.</p>
<p>"This trend of tightened supply is a continuation of what was seen throughout the past three months and throughout 2018," says the report.</p>
<p>"This tighter supply and limited stock available, in the face of reasonably strong demand, may uphold value levels somewhat."</p>
<p>Belona, a 237 hectare rural property in Manildra is on the market with a price guide of $470,000 (pictured above).</p>
<p>Located at <a href="https://www.realestate.com.au/property-other-nsw-manildra-700026170" target="_blank">671 Bocobra Road</a>, it is mixed of open grazing country and bush.</p>
<p>Other features include five dams and creek with holes, grey loam soils, and timber including yellowbox, ironbark and pine.</p>

<p><span>The NSW Central Tablelands market appears to be tracking as it did throughout most of 2018, where the number of properties being offered to the market appears to have eased and the volume of sales is less than 2017, according to the latest Herron Todd White (HTW) rural report. </span></p>
<p><span>The report suggest whilst the supply of properties has eased, demand </span>for rural holdings remains reasonably strong at present. This demand has been evident at recent auctions where there are still a good number of active bidders contesting.</p>

<p><span>"This balance of supply and demand for rural property has buoyed value levels somewhat, despite the present poor seasonal conditions.</span></p>
<p><span>"The (fewer) rural holdings that have sold recently indicate that value levels remain strong and the general levels we saw the market climb to in 2017 and 2018 remain in place," says the HTW valuer. </span></p>
<p><span>A 500 acre farm in Gulgong has been recently sold for $440,000 (pictured above).</span></p>
<p>Situated at <a href="https://www.realestate.com.au/sold/property-lifestyle-nsw-gulgong-7982670" target="_blank">1036 Dunrridgerie Road</a>, the property comprises of 100 acres suitable for cultivation and the rest for graing or lifestyle.</p>
<p>The accomodation comes with three bedrooms, power, phone and satellite TV.</p>
<p>Other features include equipped bore, 6 dams and sheds.</p>

<p>Kanimbla Grange also features camping, fishing and picnicking spots and frontage to the Cox's River.</p>
<p>A notable Central Tablelands sale in 2018 was that of <a href="https://www.raywhite.com/nsw/blayney/1851346/?lang=en" target="_blank">Farrentoureen, Barry</a>, selling for $4.5 million in July 2018. Farrentoureen is a 407-hectare high rainfall grazing property located 16 kilometres south of Blayney.</p>
<p>This sale analyses to show a strong $9,525 per hectare (excluding buildings) for open arable grazing country. </p>
<p>"We are aware of several following sales nearby to the south in the Woodstock achieving a price per hectare rate (excluding buildings) of between $7,500 and $8,250 for their typical open arable grazing country components," says the HTW report.</p>

<p>The most active buyer group throughout 2018 in the Central Tablelands appears still to be local farmers seeking nearby and neighbouring land to expand their existing enterprises, along with out-of-district farmers relocating into the area.</p>

<p>Another recent sale was Clearview, a 41 acre property at Mudgee for $1.26 million (pictured above).</p>
<p>Located at<a href="https://www.realestate.com.au/sold/property-lifestyle-nsw-mudgee-7988822" target="_blank"> 446 Rocky Waterhole Road</a>, it comes with elevated four-bedroom house, established orchard and quality infrastructure including three large machinery sheds.</p>
<p>The homestead features master bedroom with ensuite, two large living areas, chef style kitchen, and entertaining deck with views. </p>

Farm values remain strong in Central Tablelands' rural market: HTW rural

<p>The total land value for the Central Tablelands region has increased over the 12 month period to 1 July 2016 by 4.7 percent from $14.37 billion to $15.05 billion, according to the latest report from the Valuer-General.</p>
<p>The <em>Report on NSW Land Values at 1 July 2016</em> found that residential land values across the region increased slightly by approximately 3.6 percent. The highest increases occurred in the City of Lithgow, which showed an increase of 8.1 percent and Cabonne, which showed an increase of 9 percent.</p>
<p>Demand for well-located commercial property in Orange, particularly by investors, resulted in a moderate increase of 9.5 percent. Industrial land values across the region showed a slight increase of 2.5 percent.</p>
<p>However, industrial land in Cowra showed an increase of 10.4 percent, while industrial land in Oberon showed an increase of 14.8 percent due to a limited supply of industrial land in established locations.</p>
<p>Strong stock and commodity prices, along with good seasonal conditions, have driven demand in the rural market with values increasing overall by 5.8%.</p>

Lithgow land values outperform Central Tablelands: NSW Valuer-General

<p>A number of strong sales throughout the Binalong and Boorowa area of the Central tablelands in New South Wales with auction results so far exceeding expectations according to Herron Todd White.</p>
<p>HTW's November rural report said the trend for this region was several strong sales following on the back of several previous strong sales, generating growing market optimism in that area.</p>
<p>"One sale was Billabong at 239 White Flag Road, Binalong (above), a 904.14 hectare property located approximately 21 kilometres south-east of Boorowa and 30 kilometres north-west of Yass. Billabong sold through CBRE at auction in Canberra on 4 August 2016 for a consideration of $5.825 million," the report said.</p>
<p>"The vendor was a Sydney based buyer. Water is a feature of this property which also enjoys extensive frontage to the Boorowa River. This sale indicates a strong value of $6,443 per hectare overall including buildings for a relatively large and well improved holding. The strength of this sale demonstrates the optimism currently prevalent in the market.</p>
<p>"Another sale illustrating the current market is The Cliffs at 655 Stapletons Road, Molong. The Cliffs sold through local agent McCarron Cullinane Orange on 8 August 2016 for a consideration $1.75 million. The sale shows a value of $6,441 per hectare overall including buildings. The 271.7 hectare property is gently undulating open arable country throughout, bene ts from Bell River frontage and is generally typical of the appealing country seen around the Cabonne area."</p>
