McGgrath chief auctioneer Scott Kennedy-Green has sold his modernised 1905 weatherboard in the NSW Southern Highlands village of Burrawang.
He’s going to make Mudgee in the Central West his home base, on a 365ha rural property with a Santa Gertrudis breeding herd.
Kennedy-Green secured the sale of his designer three-bedroom, three-bathroom after 55 days on the market. There were no bids at its early August auction.
Its initial price guidance was $3.3m through McGrath Bowral agent Anne Stone, who adjusted expectations to $2.65m.

The property features gas and wood fireplaces and a large gas kitchen with Wolf ­appliances.
The polo playing Kennedy-Green, who has been with McGrath with 23 years, bought the 4100sqm home for $2.15m in 2016.
The prior owners were creative couple, Michael Lynch and Patsy Peacock.

Kennedy-Green (left) ­advised he will work from McGrath’s Mudgee ­office and get up to Sydney for his auctions on the ­weekend.
“With COVID-19 and the way we can do our business, the opportunity is to move back to Mudgee,” he said.

McGrath chief auctioneer sells Burrawang cottage

Channel 7’s Sunrise presenter Sam Armytage has sold her Southern Highlands weekender.

She has secured a $3.1m off-market buyer for the Burrawang cottage, in a deal well up on her $2.2m purchase price from three years ago.
Armytage also sold her North Bondi home for $3.15m in July, just a month after her June engagement to Richard Lavender, a Quirindi-born equestrian ­businessman.
It would suggest Armytage intends living with her fiance at his longtime Berrima estate elsewhere in the Highlands.
He celebrated his 61st birthday on Saturday with Sam turning 43 on Friday.
The couple met at a friend’s 60th birthday party in the Highlands in April last year.
There’d been no development application to the five-bedroom, five-bathroom cottage during her brief ownership, although she did change the name from Pear Tree Cottage to Churchill.
The 2ha property, which sold through Di Dixon at Belle Property Bowral, has an open-plan kitchen and dining area overlooking paddocks with post-and-rail fencing.
Her redundant North Bondi home was sold to chef Greg Anderson and his wife Patricia Nunes, who had been looking for a new home since selling their St Ives home for $2.08m.
The three-bedroom North Bondi home had been listed with a $2.8m guide, having been bought by Armytage for $2.15m in 2014, just as the Sydney price boom was kicking into gear.
She has been spotted inspecting eastern suburbs rentals, given her commitment to be in Sydney for the breakfast show four days a week.
Her television career began in 1999 and she joined Seven after having impressed executives during her coverage of the 2003 Canberra bushfires.
Armytage grew up in the high country, Snowy River territory, on historic Bolaro Station.

Sam Armytage sells Burrawang retreat

The newly established Murray Darling Food Company has purchased the landmark Lachlan River holding, Burrawang West Station in central NSW.
It has relisted the property's luxury resort building which is redundant to its needs.
Inglis Rural Property Sydney assisted in the recent sale with Sam Triggs advising Fairfax Media the new owners would now sell of a 65 hectare parcel which included the Burrawong Homestead and Resort.
"The $1.95 million price tag for the resort is hugely under replacement value," Mr Triggs said.
 "The Kajima Group spent over $8 million planning, building and landscaping the whole facility in 1991."

Burrawang West resort back up for sale

The Minter Ellison chief executive Tony Harrington has re-listed the Old School House in Burrawang, one of nine cottages currently for sale in the quaint Southern Highlands village.
The 1878 rustic Gothic-style school comes with $2.85 million hopes having not sold in 2015 when asking $3.3 million.
The record price for the village was set at $2.6 million earlier this year when Alness, the five bedroom house on a 2ha holding overlooking the Wingecarribee Reservoir, was sold.
Harrington paid $2,075,000 for the property in 2003 when he was leading the PwC accounting firm.
The property is within walking distance of Burrawang General Store and the legendary Burrawang Pub.
Having closed in the 1980s, the school then served as a tea-room, antique show room and residence.
Set on 3953 square metres, the five bedroom, four bathroom house comes with the Great School Hall with open fire, stone walls and original floorboards.
Recent works unified the three residential buildings.
Richardson &amp; Wrench Bowral agent Michael Maloney is marketing the home.
Harrington is now the chief executive of MinterEllison after heading up innovative global investment bank Moelis &amp; Company.
Anjele, another Burrawang cottage, has been listed by <a href="https://www.urban.com.au/news/72693-anjele-the-1880s-burrawang-weatherboard-cottage-listed" target="_blank">Melbourne IT Group chairman Gail Pemberton</a>.
Set on 1,230 sqm, it is an 1880s weatherboard with a guide of $1.4 million to $1.5 million.
The Hoddle Street home wrapped in decking was renovated in 2010, when it last traded for $830,000, but retains many of its original features.

The Melbourne IT Group chairman Gail Pemberton has sold Anjele, her 1880s weatherboard cottage at Burrawang.
Wrapped in decking on 1,230 sqm, the three bedroom, two bathroom Hoddle Street home fetched $1.3 million.
It came with a price guide of $1.4 million.
Pemberton has renovated and extended the Burrawang home since paying $830,000 in 2010.
There's an artist studio above the garage.
Prices in Burrawang have ranged from $320,000 for a vacant lot to $2.6 million this year.
Pemberton, who was previously the chairperson of the property website, Onthehouse Holdings, is a director at Paypal.
