Gold Coast developer Rayjon has submitted plans for its next local project.

They'll be developing across the road from their successful Vantage Burleigh project, lodging plans for Treetops North Precinct, north of the popular Treetops Shopping Centre at 9 Classic Way.

Rayjon, led by managing director John Hembrow, are proposing a 20-level tower with 123 two and three-bedroom apartments. It will rise from a huge 3110 sqm block, which could be made even bigger with a future purchase of an adjoining 1,063 sqm site.&nbsp;

There will be between seven and eight apartments per floor, a mix of 88 two-bed apartments and 35 three-beders.

Brisbane-based Ellivo Architects drew up the plans for the tower with a two level podium which will feature a gym, day spa, sauna, plunge pool, and a residential lounge.

Ellivo note in the planning submission that&nbsp;the podium mass is broken up horizontally to give a human scale to the ground level.

"A feature horizontal planter/wall element is added to level two with additional feature planters on level three and four to draw people into the entry porte-cochere," Ellivo stated.

"Lush landscaping is mounded up from the footpath on level one to downplay the scale further.

"Simple, tried-and-tested materials are used - rendered concrete, coloured concrete and horizontal aluminium screening [has been used]"

They suggest the feature rendered and precast concrete walls give the tower a clean verticality.

"Balcony edges are expressed in some cases and hidden behind the glass balustrading in others."

Zone suggested in their planning report that the&nbsp;development is considered appropriate for the context of the site and as envisaged by the Urbia Preliminary Approval.

"The proposal provides a high quality and functional design that will complement the emerging development patterns of the surrounding neighbourhood," the report read.

"Further, the development has been designed with regard to maintaining the residential amenity currently enjoyed by nearby residents whilst delivering increased residential density in a highly accessible, well serviced and desirable locality."

First look: Rayjon continue Burleigh Waters development with Treetops North Precinct apartments

Gold Coast apartment seekers look set to have the opportunity to secure an apartment on one of the rarest sites in Burleigh Heads.

The largest private landholding on the Burleigh headland has been listed through Colliers, and is expected to sell to a residential apartment developer.

The 3,809 sqm site, across 7-9 and 16-28 Rudd Street, has been held by&nbsp;Christian Youth Council Australia since 1945, who have operated a youth camp for almost 80 years on the site, which adjoins the Burleigh Heads National Park. It&#39;s also&nbsp;a stone&rsquo;s throw away from the beach and Tallebudgera Creek and within walking distance to some of the Gold Coast&rsquo;s best caf&eacute;s, restaurants and boutique shops.

Colliers is marketing the site as a &lsquo;once in a lifetime opportunity&rsquo;.

Colliers agent&nbsp;James Crawford says the sale of CYC Burleigh is a never to be repeated opportunity.

&ldquo;This is largest private land holding available on the Burleigh headland and without doubt, is a once in a lifetime opportunity,&rdquo; said Crawford.

&ldquo;There has been a lot of focus on Burleigh Heads as one of the leading residential destinations in Australia and this site is accordingly expected to see some incredible interest.&rdquo;

Director of Colliers, Steven King, says the CYC Burleigh site is unrivalled in size and is positioned in one of the most exclusive residential enclaves.

&ldquo;Other land holdings of a similar size and position simply do not exist on the headland, so 3,809 sqm of land in Burleigh&rsquo;s premier residential enclave is a truly special and unique offering,&rdquo; said King.

&rdquo;We anticipate the new owner will undertake some form of residential development in line with the residential and community zoning the site has.&rdquo;

&ldquo;We also expect the owner will investigate the additional 1,012 sqm of land which adjoins the site,&rdquo; King added.

Rare Burleigh Heads site expected to become residential apartment development

ME&rsquo;s list of the top 20 places to invest is dominated by apartment and townhouse-focused buying in capital cities across the country.

The new research from ME Bank suggests landlords are best off investing in suburbs with new or upgraded transport links - with Woolloongabba topping the list.

Analysis of the best places to invest found NSW dominated the top 20 rankings, claiming nine spots, followed by Victoria and WA, with three suburbs each and Queensland with two.

Woolloongabba is located in Brisbane&rsquo;s thriving inner east.

Woolloongabba is serviced by two train stations and the new Cross City Rail Project will provide a new line running directly under the suburb.

The report noted an exciting atmosphere in Logan Street.

ME commissioned the new research from Ethos Urban, a national planning and urban economics consultancy, using qualitative and quantitative criteria.

The best investment prospect factors included how new transport infrastructure would re-shape the investment landscape across the range of suburbs; average rental yields; recent population growth; median prices; and average rental prices together with lifestyle appeal measurables such as the availability of coffee shops and cafes. &nbsp;

New South Wales&#39;s nine spots included Five Dock (#3), Rozelle (#5), Parramatta (#7) and Crows Nest (#8).

&ldquo;Key transport infrastructure projects like the Sydney Metro South West Project will enhance connectivity to the CBD from areas including North Sydney and Crows Nest, bolstering the already well-established apartment market and coffee scene,&rdquo; the report said.

&ldquo;Five Dock, Rozelle, Parramatta, Pyrmont (#15) and Concord (#19) will significantly benefit from the high-speed, high-frequency metro line connecting them to the Sydney CBD.

Victoria claims three spots in the top 10 with North Melbourne boasting fourth position as the North Melbourne underground will connect with Melbourne Central, Melbourne University and Flinders Street, while incorporating in the Arden Street Precinct Structure Plan.

Preston (#9) just pipped South Melbourne (#10) with its connectivity to Albert Park, good investment returns and capital growth, and lively coffee culture.

Gold Coast development company Allure Property Corporation has submitted plans for a boutique&nbsp;luxury apartment project at Burleigh Heads called 88 Burleigh.

Allure paid $13 million for the 809 sqm site on The Esplanade and have had DBI design the 27 apartment, 17 level tower wrapped in glass.

It has been designed for the owner-occupier, with a maximum of two apartments per floor, with each apartment having at least three bedrooms and over 200 sqm of living space.

The tower will be crowned by a four penthouse spanning the whole of the 17th level, and three four bedrooms full floor sub-penthouses on the levels below spanning over 400 sqm.

Design form DBI Managing Director Raith Anderson says the company has limited the number of residences in the building to create a real sense of exclusivity.

“Market trends at the moment favour high-end ‘sky home’ style offerings in premium locations, and this design has all the hallmarks of a classically luxurious Gold Coast address,” Mr Anderson said.

“We’re aiming to attract local downsizers seeking a superior lifestyle, we also expect to draw significant interest from interstate buyers looking to take advantage of the unrivalled location on one of Australia’s most iconic beaches with everything that Burleigh Heads has to offer.”

One of the Gold Coast’s longest serving community developers Rayjon Group, has received council approval for a $45 million apartment development which will be launched soon.
The Rayjon development, destined to become adjacent to the Rayjon-owned Treetops Plaza Shopping Centre, will take the same approach to the nearly completed Vantage Gold Coast located adjacent to Royal Pines in Benowa.
The Burleigh Waters project will have an exclusive selection of 56 spacious two- and three-bedroom apartments, some with additional multi-purpose rooms and all with large private balconies and two car spaces.
The development, set on a 330 sqm site and designed with plenty of open space for residents, takes a low-density approach on a site that could have easily accommodated significantly more apartments.

The development will be targeting owner occupiers and downsizers in the burgeoning Burleigh precinct.
Rayjon General manager Tyneal Dodds said approval by the Gold Coast council would pave the way for a project launch in coming months.
The development, located at 20 Executive Drive, will offer views ranging from Burleigh Heads to the east, the Surfers Paradise skyline to the north and west to the Gold Coast Hinterland.
