<p>Canberra's Garema Court, has come onto the market for the first time in more than two decades.</p>
<p>It is located at 140-180 City Walk in the heart of the CBD, and, directly opposite the city’s largest shopping precinct.</p>
<p>The property has an office NLA of 10,820.8 square metres across seven levels, and is occupied by the Commonwealth Government who are a AAA credit rated tenant.</p>
<p>The current lease does not expire for another four and a half years.</p>
<p>“Investors will be attracted by the quality of tenant and Canberra’s exceptionally low A-Grade vacancy rate; presently at 1.7 per cent in the CBD," said Paul Powderly, Colliers International agent.</p>
<p>Garema Court is being sold via an International EOI process closing on 14 November 2019.</p>
