Crown Group Chairman and CEO Iwan Sunito says that to master something, you must be at one with the object you create.

That's the origins of the name of Crown Group's latest Sydney development, Mastery by Crown in Waterloo, a collection of five visually striking buildings creating a mini-community a stone's throw from the city.

The Waterloo&nbsp;precinct has been designed in a collaboration between internationally renowned architects Kengo Kuma, Koichi Takada and Sydney-based Silvester Fuller, with Kuma and Takada taking the reins on the ‘stacked forest’ tower.

The five buildings, ranging from six to 20 storeys, will home 368 apartments, with each building featuring its own creative design. There will be a mix of restaurants, cafes and shops conveniently located along the streetscape, as well as the central east-meets-west eat street.

The tallest of the five towers at Mastery by Crown Group, Building C, overflows with lush landscaping from the Japanese-inspired balconies and terraces, creating the illusion of a forest in the sky.

“Kengo Kuma is regarded as god of architecture in Japan and it's such a privilege to work with such a master,” said Takada.

Sunito’s long-held dream of working with Kuma was set in motion after a chance visit to the Kuma-designed Great (Bamboo) Wall House in Beijing's countryside, experiencing the best of Japanese architecture and its effects on the daily rhythms of life.

With its pairing of traditional Japanese design principles, particularly elegance in simplicity, and nature, the house made an infallible impression on Sunito.

“We tried to really humanise the architecture, try to humanise the neighbourhood and this is really about giving back to the people. Everything that will come in the Mastery by Crown Group will be very much a human focus",&nbsp;said Sunito.

Kuma said his intention is to create second nature.

"Most buildings try to create contrast with nature, whereas my intention is the opposite," Kuma said.

"I want to create the real nature by some complementary material. I want to create a stacking forest in the city."

A local Asian developer has lodged plans for a four-storey, mixed-use development on Waterloo&#39;s Botany Road.

The project&nbsp;at 171B Waterloo Road, to be developed by Doublespace,&nbsp;will home 47 apartments and&nbsp;two retail spaces at ground floor&nbsp;level.

Situated in the newly developing area of the proposed Waterloo Masterplan and Green Square, which is currently undergoing revitalisation and regeneration, set to be home to around 7,000 new dwellings, as well as community, retail and office space. &nbsp;

Moments from new connections and public amenity, the development will also sit adjacent to the planned future Waterloo Metro Station.

The building along Botany Road is referred to as Building A, which will split into five even blocks, a nod to the current existing fa&ccedil;ade language. &nbsp;&nbsp;

Building B is along Cope Street, split into a block of three, with larger recesses on the ground floor to create ground-floor terraces. &nbsp;

Nestled amongst the current medium density housing to its east and future higher density housing, Cope Street takes on a residential and leafy character. Whilst Botany Road, is commercial and industrial and serves as a major arterial link in Southern Sydney.

The massing of each blocks breaks the continuous 50-metre street wall that is reminiscent of larger industrial and commercial blocks, to create a smaller, more human scale.

With a mix of unit sizes and layouts, the dwelling typology will cater to a range of households and lifestyle situations, further diversifying the area. Higher ceilings and deeper balconies are featured in ground floor apartments, along with privacy planting to mitigate privacy concerns.

Each level of the two buildings will comprise two one-bedroom, 10 two-bedroom and one three-bedroom residence.

Central to the scheme is the integration of the landscape and the creation of a green oasis to the centre of the site. The proposal relocates the deep soil zone to the centre, allowing lush planting and large trees to flourish. Planting then spills to the facade and extends to the surrounding streets, softening the urban edges of Botany Road and connecting Cope Street.

The proposal is also well served by public transport with bus links, as well as being within walking distance to Green Square train station. All apartments are also fitted with bike storage and a majority, with a car space.

Each level of the two buildings will comprise two one-bedroom, 10 two-bedroom and one three-bedroom residence.



The DKO designs for Waterloo's newest apartment development 

The national property developer Dahua Group has revealed plans for its major Waterloo precinct.

The plans for the 1.7 hectare block, formerly an industrial site&nbsp;at 903-921 Bourke Street, Waterloo, will see four new buildings constructed, focused around a central plaza with retail and parks.

Two buildings will flank Bourke Street, one being the tallest tower proposed. Described as a stepped tower with family-targeted terraces which address the park, the building will have 147 apartments across its 20 levels.

Next door will be a six-storey plaza building with 26 apartments, defined as "quirky" by Bates Smart and Richards and Spence, who worked in collaboration on the tower and the plaza.

There will be a further two buildings facing Young Street, designed by architect Fieldwork&nbsp;in collaboration with MHNDU. They will have a combined 202&nbsp;apartments, taking the total number of apartments across the precinct to 375 apartments.

Dahua will retain two heritage buildings in the centre of the site, the 1922 Pumping Station and the 1935 Valve House.

"The Pumphouse is a convergence of geology and water, tracks and narratives, indigenous and non-indigenous peoples and cultures across the site," the submission to the City of Sydney noted.

"It sees the transformation of a disused water precinct into a rich, active mixed-use proposition - where water continues to play an important role in recasting the identity of the precinct.

Prospective house buyers across Sydney are continuing to pivot their property search away from houses, which continue to reach record highs.

CoreLogic recently conducted a study which found 99.9 per cent of houses across Sydney were unaffordable for a quarter of city residents. Houses in more than 1000 suburbs across Sydney were out of reach for the bottom 25 per cent of income earners.

The median unit price across Sydney is now some 66 per cent lower than Sydney&#39;s median house price which has soared past its record highs.

It&#39;s pushed potential house buyers who are becoming priced out of the housing market&nbsp;toward the apartment market, which is still showing continued growth, however not as strong as the housing market.

Crown Group have reported a spike in sales at their Waterloo project Mastery by Crown, after seeing a 200 per cent increase in traffic and sales in the last two months.

The majority of buyers have been first home buyers not restricted by budget who have held out waiting for a premium first purchase as well as young professionals wanting to live close to the CBD and enjoy all of the conveniences of an inner-city lifestyle.

The masterplanned community will have five&nbsp;uniquely designed and distinct residential buildings positioned above a 2,175&nbsp;sqm&nbsp;retail precinct which will home&nbsp;27 stores and a new&nbsp;Japanese eat street.

Edwards said that buyers will always be looking for apartments to buy in vibrant communities close to restaurants, bars, supermarkets and and other points of interest.

Apartment sales spike at Mastery by Crown as Sydney's house market continues surge

The 110sqm, two-bedroom, two-bathroom unit in the trendy SJB-­designed Casba complex had a $1.3 million price guide through BresicWhitney. But it sold within a week of listing for $1.57 million.
Raised in Sydney’s western suburbs, Smallzy travelled the world covering music events before the current entertainment industry lockdown, which has prompted him to put together a self-isolation playlist this week.
Smallzy had called the Dank St apartment home since 2015, paying $1.08 million for the apartment, which was built by Michael Grant’s Cornerstone just a year earlier.
The apartment became an investment in 2018 when he upsized, spending $2.1 million on a townhouse in nearby Alexandria. It had an initial $970-a-week asking rental, but the ongoing pinch in the oversupplied apartment rental market saw him more recently seeking $925 a week.
Currently Waterloo has 234 properties available for rent, according to realestate.com.au. Its units rent for $695 per week, reflecting a 4.3 per cent rental yield.
Based on five years of sales, Waterloo has seen an ordinary compound growth rate of 1.2 per cent. Notwithstanding the coronavirus cleanliness issues of open-for-inspections, estate agents across Sydney will face challenging times finding buyers as they deal with an influx of investment listings after Easter. There will be a spike in listings from get-out-early, worried landlords.
These landlords will be anxious about their rental income given their tenants, spending their down time — or “iso” — sunbaking when ever possible on overcrowded beaches, could face challenges paying rents should they be cut back to minimal gig economy hours or, worse, outright redundancy.
Of course many owner-occupiers and investors will also face employment issues.
But, unlike the early 1990s recession, they’ll probably have an investment apartment to offload rather than having to quickly sell the family home.

There will be new community facilities, more trees planted, retail and office space and two new public plazas at Cope Street and Raglan Street. 
Minister for transport Andrew Constance said as part of a value capture agreement on Sydney Metro, the NSW Government will receive $106 million from the joint venture for the air rights to develop the site.

“This new station will transform the local area once it is complete, becoming a landmark in its own right,” Constance said.

 Waterloo is one of five new Sydney Metro stations that will be integrated with the areas around them, with developments also planned at Crows Nest, Victoria Cross in North Sydney, Martin Place and Pitt Street.
John Holland was recently awarded the <a href="/news/sydney-football-stadium-to-cost-100-million-over-budget">$828 million contract to deliver the Sydney Football Stadium</a> after Lendlease pulled out because they said they couldn't deliver it in time or on budget.
John Holland CEO Joe Barr said the Metro project was a major milestone for the company as a whole.
“This project will transform Waterloo and improve community spaces in the inner city for generations to come.
"Our integrated team has worked together across development, investment and complex transport infrastructure to create an urban renewal project that will make commuting easier, create jobs, and improve community facilities. I could not be more proud,” Mr Barr said.
“Drawing on our recent experience in delivering Sydney Metro Northwest, we are excited to deliver not only a landmark station, but also a revitalised precinct for the community.”
Mirvac CEO and Managing Director Susan Lloyd-Hurwitz said the project was a “once in a generation” opportunity.
“Our vision for this precinct extends beyond the bricks and mortar; we will be a long-term investor in Waterloo and we are wholly committed to realising the potential of this site to help drive meaningful social renewal and enduring value for the broader precinct,” Ms Lloyd-Hurwitz said.
The Waterloo Metro Quarter concept comprises five building envelopes including three towers and two mid-rise buildings above and adjacent to the station.
Under the plan, at least five per cent of homes will be affordable housing and 70 apartments will be set aside for social housing. There will be new community facilities, more trees planted, retail and office space and two new public plazas at Cope Street and Raglan Street. 
The project has also committed to double the NSW Government’s targets for Aboriginal and Torres Strait Islander workforce participation and business spend. John Holland and Mirvac will invest up to $20 million in work with Aboriginal-owned enterprises, and double the Government’s Aboriginal workforce participation target to five per cent.
The project will create more than 2,000 jobs and is expected to be completed around the time Sydney Metro City &amp; Southwest opens in 2024.
