ANZ has executed $295m of debt facilities to deliver the next stage of the $2 billion redevelopment of Moonee Valley Racecourse, known as Moonee Valley Park.

The loan to the developer, a joint venture between leading Melbourne private developer Hamton and leading industry superannuation fund Hostplus, represented by its Investment Manager ISPT, will primarily fund delivery of the next two residential stages, Trackside House and Stonepine House, comprising 325 apartments.

Funds will also be used to seek planning permits on the balance of the development land and sitewide works to prepare for the Club’s works, which are due to commence in November 2025.

Hamton’s Executive Chairman, Paul Hameister, said, the scale of the debt package with ANZ is a reflection of the strength of security offered by the Hamton-Hostplus-MVRC partnership and the presale success of the latest stages.

“It shows that for the right projects and the right developers, build-to-sell is still a development strategy that will secure the support of the big four banks,"&nbsp;Hameister said.

Both projects are being built by Icon, who were appointed to construct the latest stages of the masterplan earlier this year.

Trackside House at Moonee Valley Park, the first track-fronting residential offering at the $2 billion redevelopment of Moonee Valley Racecourse, has generated around $100 million worth of sales within 11 weeks of its launch.

Developer Hamton, who is developing&nbsp;Moonee Valley Park in a joint venture along with superannuation fund Hostplus and in partnership with Moonee Valley Racing Club (MVRC), had a VIP waitlist of buyers who received early access to Trackside House in October last year.

The early success of Trackside House follows its neighbour and previous stage, Stonepine House, which is now over&nbsp;80 percent sold.

The two buildings, which share the same basement, have a combined end value of around $320 million and will be built together as part of a single contract. Icon has been appointed as builder, and construction will commence in May.

Trackside House was designed by architect Rothelowman and interior design studio Carr and continues with the biophilic theme of Moonee Valley Park.

The project is designed to be a neighbourhood within a park, with around half of the masterplan dedicated to botanical green parklands and open space, that prioritises the lifestyle benefits of living amongst nature.

Hamton Property Group Executive Chairman Paul Hameister said the overwhelming sales demand has primarily been from downsizing locals.

“Melbournians are very loyal to the areas and communities in which they have grown up and raised families," Hameister said.

"There are very few premium offerings for downsizers in Melbourne’s inner north-west and we have sought to address that with Moonee Valley Park."

Hameister says the typical buyer in Trackside House has been an affluent local rightsizer.

"They are unaffected by the prospect of higher interest rates as they are cash buyers, selling a large home with little or no mortgage and after purchasing one of our homes, they have cash set aside to invest for retirement.

“All of our buyers at Moonee Valley Park have been drawn by the appeal of living within an extensive new parkland, just 6km from the CBD.

“The runaway success of Trackside House reiterates the importance of a unique point-of-difference that sets a project apart from commodity-style apartment projects, particularly in this current stage of the market cycle."

Some investors are coming back into the market,&nbsp;Hameister added, although noted that they are looking at the market differently, suggesting they are&nbsp;wanting to buy homes where there is a strong exit strategy to owner-occupiers

Moonee Valley Park launched to the market in August 2019, and has since delivered two completed residential stages as well as amenities including Tote Park and TOTE Bar &amp; Dining – with the first residents moving into their new homes in 2022.

A further stage will complete construction later this year.

The $2 billion redevelopment of Moonee Valley Racecourse will transform the 40 hectare site into a botanic-inspired residential landmark, and the new premium neighbourhood of Melbourne’s inner north.

Once complete, Moonee Valley Park – which is designed to be a neighbourhood within a park – will encompass around 2,000 dwellings across eight village-style precincts, complete with resident amenities, retailers, cafes, restaurants, playgrounds, sporting fields, running and walking tracks, set among 20 hectares of abundant green open space.

Moonee Valley Park launched to the market in August 2019, and has since delivered its first completed stage – as well as amenities including Tote Park and TOTE Bar &amp; Dining – with the first residents moving into their new homes in 2022. Two further stages are under construction with completion in 2023.

Hamton’s Moonee Valley project, Stonepine House, is a sanctuary enveloped by greenery and enlivened by an amenity-rich offering, marking itself as one of Melbourne’s most exciting new urban precincts.

Created in collaboration with some of Australia’s best-in-class industry pioneers, the project prioritises nature, wellbeing and community, with a collection of 119 apartments.

A selection of floorplans are offered for different lifestyle requirements across Stonepine House, with a choice between The House Residences and The Grand Residences.

The House Residences open to serene green views, with the Grand Residences across the upper levels enjoying outlooks across leafy canopies.

Textures of timber, stone and brushed metal are applied in refined ways, with the option to select appliances and material palettes in light contemporary tones, or classic dark hues, providing buyers the opportunity to curate a unique space.

Inside the Stonepine House residences

Feehan Row terraces, part of the $2 billion Moonee Valley Park masterplan, have been designed by Rothelowman, who were inspired by the green landscapes of the local area.

The homes and terraces sit on the west side of the redevelopment next to the masterplan&rsquo;s first release, the Thomas Street apartment building.

They&nbsp;include Tote Park Homes, a collection of six three-bedroom houses on the doorstep of the 5,000 sqm Tote Park.&nbsp;Prices start from $1,445,000.&nbsp;

The Kenna St Collection fronts a tree-lined street with gated front courtyards, with three-bedrooms from $1,395,000.&nbsp;

The Mews Collection, Glenara Walk Terraces, and McPherson Street Residences, have all sold out.

Feehan Row offers residents the whole green package, from parklands, bike paths, and walking trails to sporting fields, playgrounds and community spaces.&nbsp;

Each Rothelowman-designed home&nbsp;has a securely gated and individual entrance, with architecture inspired by historic Victorian terraces. Landscaped frontages and fringing greenery offer both privacy and seclusion.&nbsp;

The terraces have internal stair access throughout, but Hamton offers residents the choice to upgrade to a private lift for additional convenience.&nbsp;

Each kitchen is complete with contemporary finishes and storage space, while bedrooms and bathrooms are equipped with high-quality fittings and fixtures.

Other features include secure, underground car parking for terraces or private garages for houses. Some garage spaces include bike racks and additional adjacent storage spaces that could make for an ideal wine cellar.

The heritage-inspired homes and terraces&nbsp;are bordered by the new Tote Park, the leafy corridor of Glenara Walk, and Poplar Garden.

Chris Hayton, principal for Rothelowman said that Feehan Row will establish a contemporary version of the grand Australian terraces &nbsp;&ndash; &nbsp;many of which can be found throughout the leafy suburb of Moonee Ponds.
