With completion now on the horizon, <a href="https://www.apartments.com.au/new-apartments/the-queensbridge-building-southbank-90-queensbridge-street-southbank-vic-3006">The Queensbridge Building</a> in Southbank is beginning to reveal the depth of its amenity and residential design offering ahead of a planned move-in from late 2025.

Developed by <a href="https://www.apartments.com.au/developers/time-place">Time &amp; Place</a> in partnership with MaxCap Group and construction giant&nbsp;<a href="https://www.apartments.com.au/builders/hickory">Hickory</a>, the 65-level tower recently topped out at 208 metres, marking a major milestone for the precinct-shaping project.&nbsp;

Once complete, the development will deliver 350 apartments and a 188-room boutique hotel as part of the Collection by TFE Hotels.

We recently visited The Queensbridge display suite, and a recently completed display apartment within the building, and spoke to Time &amp; Place Sales Director, James Herbert, to find out more about the project.

Herbert says there are two key points of difference with The Queensbridge.

"The first we call 'modern nostalgia', or the feeling of home. It is one of the reasons we appointed <a href="https://www.apartments.com.au/architects/flack-studio">Flack Studio</a> to handle the interiors. We studied some of Flack's most famous residential homes, and we've created a series of design moments, from the edge of the island bench to the door hardware and the materiality of the homes."

Apartments range from one to three bedrooms, with current pricing starting from $632,000. Most one-bedroom layouts include integrated study nooks, while select two and three-bedroom configurations feature dual bathrooms and generous storage solutions.

Herbert says the second key point of difference is their&nbsp;commitment to community and experience.

"That's one of the reasons why we took our common amenity spaces and we've brought them together in a concept we call Queensbridge Clubhouse.

"We have all of the typical common amenity facilities you would see in any luxury hotel or building throughout the world like a swimming pool, steam room, gym, and outdoor spaces, but we've also got an amazing co-working space,&nbsp;a private izakaya, and a ground-floor dining space."

Herbert says the community experience was about bringing&nbsp;people together, so Time &amp; Place has built a bespoke app, and they're appointing an experienced director, to manage the spaces.

<a href="https://www.apartments.com.au/developers/sekisui-house-australia">Sekisui House Australia</a>, in partnership with Hankyu Hanshin Properties, has opened expressions of interest for Aeris, the sixth and most elevated stage in the $5 billion Melrose Park master planned community in Sydney’s north-west.&nbsp;

The public launch will take place on Saturday 9 August at the new display suite, located at 38 Wharf Road, Melrose Park.

Each residence has a muted base palette layered with material variation - stone, timber, textural joinery - that allows residents to personalise without starting from scratch.

Spatial planning prioritises flow over spectacle. Living spaces are open but defined; bedrooms are softly zoned. Large windows connect interiors to external gardens and, in some homes, private terraces or dip pools. Perera’s detailing - particularly in the joinery - elevates utility into something tactile and expressive.

While the architecture holds the bones and the interiors shape the tone, it’s Acre’s landscaping that completes ELEMA’s sense of cohesion. Acre’s founder, Brett Robinson, has curated the gardens with a naturalistic sensibility, favouring layered planting, minimal maintenance, and native species adapted to Brighton’s coastal microclimate.

The central courtyard does more than provide greenery; it offers passive amenity, shared connection, and a spatial break that enhances cross-ventilation and daylight access for all residences. The inclusion of private dip pools in select homes adds an additional layer of amenity without overreach - another example of ELEMA’s balanced design ethos.

Kervale reimagines the townhome with ELEMA Brighton

The timing couldn’t be better for the upcoming launch of <a href="https://www.apartments.com.au/new-apartments/sydney-house-194-204-pitt-street-sydney-nsw-2000">Sydney House</a>, the newest mixed-use tower in the heart of Sydney’s CBD.

Construction underway at Merrinda, Kurraba Point apartment development

Melbourne developer PB &amp; Co have revealed plans for their prime Sydney harbourfront development site they bought for $60 million over 18 months ago.

PB &amp; Co, led by founders Alex Bragilevsky and Michael Pesochinsky, have been working with Koichi Takada Architects to create what the architecture firm call a "highly sustainable and innovative luxury residential development on a once-in-a-generation site on the Sydney Harbour."

The massive 4,200 sqm block at 184b-190 Kurraba Road will essentially be carved up into quarters, and will home four different residential buildings.

Pesochinsky, who is the company's Executive Chairman and CEO, said&nbsp;PB &amp; Co is delighted to lodge plans for Kurraba Point.

"We are renowned for creating timeless residences and unforgettable experiences in the most prestigious streets of Melbourne, however after a robust search we secured Kurraba Point to launch our first Sydney development and plan for this to be the first of many,"&nbsp;Pesochinsky said.

"Kurraba Point will be another example of PB &amp; Co solidifying our place in luxury residential market whilst we strive to ensure sustainability is at our core. Kurraba Point will be one of the few developments in the area awarded a 6 Star Green Star."

There will be just six luxury apartments, four three-bed and two four-bed apartments, on the street side of the block. They've been tiered to overlook Shell Cove. Then closer to the water will be four dual occupancy residences.&nbsp;

The three-bedroom apartments will start from 192 sqm and feature dedicated wine rooms, butler's pantry's, a multi-purpose room, and water-facing balconies.

The two four-bedroom apartments crown the top two floors in each building and are wrapped in extensive terraces on both levels.

The dual occupancy buildings sit behind the apartment buildings, on the land sloping down toward the water. They each have three bedrooms and a private rooftop with plunge pools and outdoor barbecue kitchens.

Koichi Takada Architects say in the design verification statement submitted to the North Sydney Council that they have "designed a one-of-a-kind development with the highest sustainable outcomes."

"The overall vision is for a transformative project which embodies the idea of ‘regenerative luxury,’ inspiring a zero-carbon lifestyle for it’s residents," the design statement read.

"This project will lead the way in the luxury housing market and support the New South Wales state government objective to achieve carbon neutrality by 2050.

"The design features four sculptural, low-rise buildings which are contextually appropriate and respond to the local character of the area but also look towards future ways of living."

They note that the project is designed to be carbon neutral, not just in design, but also in operations.

"The building form makes use of passive design strategies and technology to respond to the unique environmental conditions on the harbour. All energy needed to power the buildings will be generated on-site through rooftop solar farms and an underground geothermal energy system which provides heat and generates electricity," the architecture firm stated.

Integrated shading structures control solar access while maintaining views and privacy. Local, sustainable materials will undergo a full life cycle assessment and there will be adequate charging provisions for electric vehicles and bicycles, extending the sustainability benefits of the project far beyond the bounds of the site."

The development is PB &amp; Co's first venture in Sydney, having primarily focused on luxury projects in Melbourne's most affluent suburbs.

They have a solid pipeline in Bayside Brighton and Toorak, the latter the Point Piper of Sydney.

Sydney’s latest harbourfront development, Kurraba Residences, saw 70 per cent of the project sold on launch last weekend.  

16 apartments within the 24-resident collection sold, with another five buyers currently in negotiations.  

Developed by Thirdi group and Phoenix Property Investors, the $170 million development at <a href="/buildings/147-153-kurraba-road-kurraba-point">147 Kurraba Road</a> offers two and three-bedroom luxury harbourfront residences.  

Located on the headland of Kurraba Point, the residences offer 180-degree views of the harbour, including Sydney Opera House and the Botanical Gardens.

Designed by SJB Architects and Mathieson Architects, the building pays homage to the classic 1920s apartment buildings of the area. 

Its other features include outdoor balconies, a pool, semi-circular windows, and curved brickwork.

According to CBRE’s Ben Stewart, who is marketing the listing, almost all buyers were owner-occupiers, and included a range of demographics from young professionals to downsizers.  

“We believe Kurraba Residences will continue to appreciate in value while under construction, as seen with other landmark Sydney Harbour developments such as Opera Residences”, he said.  

Opera Residences has seen recent re-sales increasing 20 per cent on the purchase price over the construction period.  

“This a great outcome for early buyers because their property will now be in more demand from those who waited until completion”, Stewart said.  

The Kurraba project is expected to reach completion in late 2022.

Kurraba Residences launch sells $90 million on Sydney’s harbour
