Allens has advised global investment manager InfraRed Capital Partners (Australia) Pty Ltd (InfraRed) on the Greater Curtin Stage One development, which reached financial close yesterday.
Procurement for Stage One began in 2016 and is the cornerstone in the delivery of Curtin University’s campus strategy.
Lead Partner David Donnelly (pictured above) said that Stage One represents a shift from a traditional university campus paradigm to a multipurpose destination mindset.
‘It’s a true precinct deal and a complex one, involving new and existing student accommodation, a hotel, self-contained apartments, industry partner spaces, retail, parking and public open spaces. The project will create much of the infrastructure and culture upon which the Greater Curtin vision will be built,’ he said.
‘Tertiary education is key export for our economy, and student accommodation is becoming increasingly recognised as an investment-grade asset class among institutional investors. We were therefore delighted to advise Infrared on this complex project.’
Challenging the traditional concept of a university campus makes the project inherently complex and requires input from multiple stakeholders.
‘We mobilised a team of more than 60 lawyers, including nine partners, across a range of practices with sector expertise to bring this deal together,’ he said.

Curtin University’s Library is undergoing a $60 million refurbishment.
The refurbishment includes a large atrium and auditorium-style study stairs.
It is part of the plan to modernise the building in time for its 50th anniversary.
National architecture firm Hames Sharley is working with international partner Schmidt Hammer Lassen Architects to deliver the design plan
The TL Robertson Library is the busiest building on Curtin’s Perth Campus with two million visits a year, which includes members of the wider community.
"The re-design focuses on preserving the building’s iconic brutalist architecture and creating additional internal spaces spanning more than 2000 sqm to facilitate informal learning, knowledge sharing and collaboration across the University,” Professor Terry said.

Construction is expected to start later in 2019 and will be staged to ensure the library remains open throughout all stages of works.
The TL Robertson Library will celebrate its 50th anniversary in 2022.

Gone are the days where libraries need to be kept as dark as possible to protect their collections. Thanks to an innovative architectural approach, Perth’s TL Robertson Library will see an influx of natural light for the first time in 50 years.

Source: Schmidt Hammer Lassen</figcaption></figure>Danish architectural firm Schmidt Hammer Lassen Architects have partnered with Australia’s own <a href="https://www.hamessharley.com.au/article/major-upgrade-to-transform-curtins-iconic-library">Hames Sharley</a> to deliver an extensive transformation of Curtin University’s pivotal campus landmark. The original design of the six-storey brutalist structure will be preserved yet revitalised, using modern building techniques, new technology, vertical line and the introduction of more open collaborative spaces.

As a building which sees over 2 million visitors annually, it was important to create a comfortable, accessible and open space for students, faculty and Perth’s wider community – as Schmidt Hammer Lassen put it, a “living library”. The creation of multiple entrance points will provide more public access, cultivate inclusive outdoor areas and landscaping opportunities to enhance the outdoor environment of the university.

Inside the library, a grand atrium will connect the multiple levels, providing a sense of openness and allowing natural light to filter through. New features will also include a makerspace, events location and teaching areas.

Over the last year, students at <a href="https://news.curtin.edu.au/stories/the-robertson-library-is-being-transformed/">Curtin University</a> have been contributing ideas to the project team up until the design was finalised. This will be the second library project for Schmidt Hammer Lassen following their work in tandem with Architectus on the renovation of the <a href="https://www.urban.com.au/news/state-library-victoria-unveils-the-first-of-its-new-spaces">State Library of Victoria</a>.

The library will remain open for students throughout construction and the new zones will be opened incrementally, with final completion by 2020.
