As development ramps up across Western Sydney, especially in the state’s second CBD, Sydney group, SW Developments are next to join the line in keen developers looking to benefit from the growing pipeline of infrastructure upgrades and projects set for the burgeoning area.&nbsp;

The group has lodged plans for two sites within the City of Parramatta, taking up shop in both Thallon Street and Shirley Street in Carlingford.&nbsp;

Dickson Rothschild prepared the designs for the 12-storey towers, which are similar in design and will deliver a total of 178 apartments upon completion.&nbsp;

Located near the new Carlingford Light Rail Station, the 9-11 Thallon Street site has been designed to cater for the family owner-occupier, contributing to the changing demographics of Carlingford with the addition of a restaurant and retail space across the ground floor.&nbsp;

43 two-bedroom apartments will be constructed, along with 37 three-bedroom and 11 four-bedroom residences.&nbsp;

Divided via two slots, the tower will be infiltrated with an abundance of natural light and ventilation in the internal corridors, with the elements also modulating the tower’s facade.

The proposed development achieves a built form with good proportions and a balanced composition.&nbsp;

The four-storey podium achieves a human scale within the streetscape with defined bricks in a nod to the existing older building within the streetscape, complemented with an underlying base colour and a lighter frame which reflects the more modern developments in the neighbourhood.&nbsp;

Taking inspiration from the podium, the tower framing elements extend above the roof parapet, crowning the corners of each tower.&nbsp;

The north-eastern portion of the site is landscaped with both communal areas and private terraces, providing additional vegetation on the built form, which softens the tower and provides a complimentary space to the public open area towards the light rail station.&nbsp;

The communal open space for the development is located on level one, featuring a pool, barbecue facilities, a gym, spa and a common room. Communal open space will also be provided on the rooftop, embellished in lush landscaping.&nbsp;

Thallon Street benefits from being nearby to a number of goods, services, amenities and public transport options, with a broad concentration of retail and dining businesses, as well as community facilities including parks, recreation centres and schools in the surrounding areas.&nbsp;

The Shirley Street development will take place across a 3,141 sqm site, delivering 87 apartments, with a mix of one, two, three and four-bedroom floorplans atop a 76-place childcare centre and basement carparking.&nbsp;

It said the new proposal would result in better communal open space, a unit mix weighted more on larger apartments.&nbsp;

Conceived as a slender tower, two one-bedroom apartments will feature, along with 41 two-bedroom, 43 three-bedroom and one four-bedroom.&nbsp;

Open space will be provided to the south of the site, along with a communal rooftop space, complete with lush landscaping, shaded seating and barbecue facilities.&nbsp;

“The proposed building as amended provides for a high-quality development … on a strategic site in very close proximity of the new light rail station and within proximity of significant buildings within the core of the Carlingford Precinct,” the development application said.&nbsp;

“This building will set a good standard for urban consolidation and design.”

“The proposal achieves a reasonable transition from the denser development around the light rail to the lower density areas within the precinct to the north.”

“The form of the building has been crafted to take into consideration site constraints and has arisen out of urban design analysis taking into account the site context.”

SW Developments lodge plans for two apartment towers in Sydney’s West 

In the space of a few weeks, Harry Tri​guboff&#39;s apartment developer giant, Meriton, has lodged another development proposal for a massive project west of the Sydney CBD.

Following an <a href="https://www.urban.com.au/news/nsw/meriton-set-for-new-epping-apartment-tower">application for a 30-level apartment tower&nbsp;in Epping</a>, Meriton is set to create a new mixed-use development on a 2.7 hectare site in Carlingford, just outside of Parramatta, that was bought for&nbsp;$68.5 million last year.

The proposal for&nbsp;263-2​81 Pen​nant Hills Road will see six buildings&nbsp;built, varying between seven and 11 levels, with 629 residential apartments created across the towers. There will be a mix of one, two, three and four-bedroom apartments.

The plans also include a 110 occupant child care centre, two key residential amenity areas, both with a private pool and gym, and retail space&nbsp;for 17 small tenancies.

The&nbsp;design statement submitted to the Parramatta Council, signed off by Fender Katsalidis director Rob Mirams, suggested that&nbsp;the proposed masterplan is a contextual response focused on providing urban amenity to the Carlingford precinct.

The public domain forms the strength of the masterplan and a public forecourt is the nexus of this public domain.&quot;

The statement also&nbsp;noted that the apartment planning orientates living spaces towards views and daylight, while also providing acoustic buffers from the noise of Penn​ant Hills Rd.

The landscape design has been developed in collaboration with Urbis. With a focus on creating public open spaces, the aim is to bring local residents and the wider Carlingford community into the site.

It&#39;s another development application lodged by Meriton in 2022. They&#39;re wanting to <a href="https://www.urban.com.au/news/nsw/meriton-set-for-new-epping-apartment-tower">build 211 apartments across a 30-level tower in Epping</a>.

In December Meriton&nbsp;<a href="https://www.urban.com.au/news/qld/exclusive-first-look-meriton-lodge-plans-for-meriton-pacific-surfers-paradise-beachfront-apartments">submitted plans for their second Gold Coast project</a>.&nbsp;Dubbed Pacific, the project will see 637 apartments built across the two&nbsp;50 and 70-levels at 152 Esplanade, a 4416 sqm beachfront site on the corner of The Esplanade and Main Beach Paradise which they bought&nbsp;earlier this year.

Exclusive first look: Meriton set for over 600 Carlingford apartments

With the Parramatta CBD set to undergo a major transformation over the next five years, the area is seeing unprecedented levels of private investment in property.

Five new apartments in Parramatta from $405,000

Harry Triguboff’s Meriton has spent $68.5 million on an apartment development site at Carlingford, 22 kilometres from the Sydney CBD.

The 2.8 hectare site was bought from the Dyldam development group.

The triangular site is located at 263-273 and 277-281 Pennant Hills Road.

There was existing DA approval for 450 apartments lodged in 2011, with Colliers signalling there was “significant opportunity to improve planning outcome” given the addition of an  adjoining 4,500sqm amalgamated since the DA was approved.

The extra holding was secured in late 2017 at a cost of $10.48 million, according to CoreLogic.

The predominantly zoned R4 High Density Residential site came with an FSR of 2.3 : 1 and height from 27-33 metres.

Carlingford has a $720,000 median price for its existing units, with realestate.com.au calculating its units rent for $450 per week reflecting a rental yield of 3.3%. 

Based on five years of sales, Carlingford has seen a compound growth rate of 2.1% for houses but negative -0.2% for its units.

Carlingford's apartment credentials continue to gather momentum, as evidenced by the latest offering from property developer Merc Capital.

City of Parramatta has just fielded a fresh development application on behalf of Merc Capital, with Marchese Partners leading the design effort for the expected Shirley Street project. Set across 8-10 Shirley Street, the mid-rise apartment block is the latest in the area for Merc Capital which has been active in Carlingford for many years.

Efforts to amalgamate various Carlingford sites by the developer began in earnest during the mid 2000s, with the latest development application another step in the bid to bring greater density to the suburb.

The aggregated site amounts to 1,881 square metres which creates an allowable floor space ratio of 1.8:1, although the proposal seeks a 2.3:1 outcome.

8-10 Shirley Street is serviced by 2 underground levels containing 55 car parking spaces.

Holding a development cost of $25 million, Merc Capital's latest development is a continuation of their penchant for developing across Sydney's northwest suburbs. In addition to Carlingford, Merc Capital has been active in apartment projects across Baulkham Hills, Kellyville, Killara and Castle Hill in the past.

Image: Favor Design</figcaption></figure>Located directly north of Telopea which is itself inline for <a href="https://www.urban.com.au/news/telopeas-transformation-moves-to-the-eoi-stage">major urban renewal</a>, Carlingford's apartment market has been subject to strong growth in recent years. 2016 <a href="http://www.censusdata.abs.gov.au/census_services/getproduct/census/2016/quickstat/SSC10818">census figures</a> showed the suburb's population was approaching 25,000, with one in three having Chinese ancestry.

In addition to locally based developers such as Merc Capital, Carlingford has also drawn the attention of Chinese-backed developers. Recently Yifang Australia <a href="https://www.urban.com.au/news/yifang-australia-works-closer-to-a-positive-carlingford-outcome">amended development plans</a> in order to create 118 new apartments on the adjacent block to Shirley Street whilst other developers such as JQZ have been active in Carlingford.

Currently, we're tracking 15 separate apartment projects across Carlingford, equating to 856 potential new dwellings in the suburb's development pipeline.

Merc Capital adds to Carlingford's apartment popularity

Yifang Group has doubled down in the Sydney market, looking to add an expansive Carlingford apartment development to its portfolio.

The developer and project architect Aleksandar Design Group have overseen a subtle redesign of the initial application, producing three separate buildings across a combined 5,821 square metre site that now accommodates 8 detached houses. The Carlingford application is in addition to Yifang Group's first Australian apartment project in Lane Cove.

The amended plans have a sum total of 118 apartments, and when coupled with the Lane Cove development push Yifang Group's portfolio to in excess of 350 apartments.

Set among landscaped gardens, the buildings are intended to be finished in alabaster ultra brick, rendered masonry and aluminium sheets, balustrades and louvres.

Yifang Group's move toward approval would see its project join a swag of current apartment projects dotted throughout Carlingford, with the vast majority mid-rise in nature, although Dyldam's project across <a href="http://1-7%20Thallon%20Street,%20Carlingford">1-7 Thallon Street</a> is a standout at 21 levels.

Richard Crookes Constructions is in charge of the 10,000 square metre site and will deliver approximately 18,000 square metres of new building area.

Yifang can expect the settlement of the Lane Cove project to commence late this year, in line with the expected build completion.
