Farmland in Melbourne's outer north continues to make way for new house-and-land offerings after around $18 million was paid for a 20 hectare Wollert holding, according to Fairfax Media.

The Residential 1 zoned parcel at 80 Harvest Home Road is 27 kilometres from the CBD, between Craigieburn and Doreen.

It was marketed by Pitra Real Estate Group's Tom Pita as "the ideal opportunity for developers to build a small town".

Builders including Stockland, AV Jennings and Henley Homes are among the builders in the district already.

Extended settlement terms of up to 36 months was on offer to the buyer.
