M3 Group is building a reputation as one of the premier, boutique, townhouse developers in the northern areas of Melbourne.

Following on from its successful completion of a trio of townhouse developments in Reservoir, the all-in-one developer, builder and designer has moved south to Preston, where it is creating another four townhouses with a distinct architectural design.

Location has always been paramount for M3 Group given the demographic of either downsizers or young families they develop for. They settled on a site on Sussex Street, just off Dundas Street and near the Preston Activity Centre.

High Street, just a short walk away, is a lively hub featuring an eclectic mix of cafes, restaurants, and boutique shops, making it a popular destination for locals.

Preston Market, another nearby attraction, is well-regarded for its wide selection of fresh produce and specialty foods, serving as a convenient spot for weekend grocery shopping or a casual lunch.

For those who enjoy outdoor activities, the townhouses are close to several green spaces including the Darebin Creek Trail and Sir Douglas Bader Park, offering scenic routes for walking, cycling, and enjoying nature.

The nearby Northcote Aquatic and Recreation Centre and local golf courses further enhance the area's appeal for sports and fitness enthusiasts.

Families who intend to call 23 Sussex Street home will also benefit from nearby educational institutions including Preston South Primary School, Preston High School, and La Trobe University, providing quality education options for children of all ages.

Preston is well-connected by public transport, with multiple tram and train routes offering easy access to Melbourne's CBD and other parts of the city.

23 Sussex Street is located between Bell and Thornbury Station, 15 minutes away by bus.

M3 Group, founded three decades ago by the Mancuso family and still operated by them today, will start construction at 23 Sussex Street soon.

23 Sussex presents a rare opportunity to secure a townhouse in a suburb predominantly characterised by single dwellings. Only 25 per cent of houses in Preston are townhouses, according to the latest census.
