Multi-generational living is becoming increasingly common in modern apartment developments.

As baby boomers begin planning for retirement, many are looking to downsize—unlocking equity from their large family homes now that their children have left, or are preparing to leave, the nest.

They're seeking homes that are more low-maintenance and less demanding, but still spacious and practical.

Some downsizers wait until their children move out; others plan ahead for that eventual reality. The latter group often seeks large apartments with multiple living zones—allowing adult children, who might still be studying or starting full-time work, to retain some independence while staying within the family home.

With this in mind, Salter Brothers teamed up with architect John Demos to design their new Ivanhoe apartment development, <a href="https://www.urban.com.au/new-apartments/candela-ivanhoe-40-upper-heidelberg-road-ivanhoe-vic-3079">Candela</a>, to meet the needs of downsizing families. The result: a limited collection of large, dual-level residences featuring multiple living zones.

These multi-zoned apartments are not only attracting downsizers with older children but also younger families looking for a more affordable, brand-new alternative to established housing—often out of reach in inner-city suburbs like Ivanhoe.

There is also a smaller, yet significant, market of buyers planning to accommodate ageing parents in the future. To cater for this, the two-level known as the loft style apartments in the Lustre collection feature a master bedroom on the ground floor—complete with an ensuite and walk-in wardrobe—situated next to the main kitchen, living, and dining area. This thoughtful layout eliminates the need to navigate stairs, providing added comfort and accessibility. &nbsp; Additionally, the Lustre collection includes single storey apartment options for young families.

Several apartments also include integrated study nooks, catering to children of all ages—whether for homework, remote learning, or working from home.

Candela offers four distinct apartment collections: Aurora, Brillante, Halo, and Lustre, with a mix of one- to four-bedroom floorplans.

From the Brillante collection upwards, each configuration is suited to family living. The curved walls in the master bedrooms of Brillante apartments, for example, lend themselves to being used as nursery corners or quiet study areas.

The one-bedroom Aurora apartments offer yet another form of multi-generational living: adjacent, yet independent, residences. A grandparent or young adult can live nearby while maintaining their own private space. Candela apartments offering multi-generational living in the heart of Ivanhoe

Brisbane’s supercharged unit market continues to run at breakneck speed.

After consistent growth in March and April (+0.6 per cent and +0.7 per cent respectively), values surged by 1.1 per cent in May—comparable to the boomtime growth seen last year, according to the latest Home Value Index by Cotality (formerly CoreLogic).

The May spike, the highest monthly increase across all capital city unit markets, pushed the median unit value beyond the $700,000 mark to a new record high of $709,000.

Unit values are now up nearly 12 per cent over the past 12 months.

Property markets nationwide continue to grow in value, largely driven by the two interest rate cuts implemented so far in 2025, with expectations of further cuts later this year.

Cotality Research Director Tim Lawless said the recent May rate cut is likely to further accelerate momentum in the coming months.

<h2>What happened in Brisbane’s off the plan apartment market in May?</h2>

May was a busier month in Brisbane’s off the plan apartment market, with major players reaffirming their commitment to the city’s inner ring, particularly West End and Newstead.

It was revealed national developer Traders in Purple secured a second development site in West End, hot on the heels of securing approval for <a href="https://www.urban.com.au/new-apartments/rivara-west-end-117-victoria-street-west-end">Rivara</a>, on their other West End site that was recently acquired from Crown Group.

The new site, at&nbsp;<a href="https://www.urban.com.au/new-apartments/281-montague-road-west-end-281-297-montague-road-qld-4101">281-297 Montague Road</a>, spans 10,628 sqm and already has approval for two towers up to 20 levels. Traders will revise the design to introduce a broader housing mix.

Traders In Purple Director George Geagea said the acquisition underlined the firm’s confidence in West End as a vibrant, high-growth precinct.

“We see an opportunity for long-term placemaking,” Geagea said, highlighting plans to improve public access and walkability, including a handover of 600 sqm to Brisbane City Council for upgrades to the West End Football Club’s home ground.

Another developer growing their portfolio in South East Queensland is Pyco, who lodged plans for a new 11-level tower in South Brisbane at 37-39 Browning Street.

Designed by Gatehouse Architects, the proposal includes 65 apartments, the majority of which are three-bedrooms tailored for the owner-occupier market.

A rooftop wellness retreat will offer residents a pool, spa, sauna, steam room, and BBQ area, while penthouse buyers will enjoy private rooftop terraces with their pools.

Pyco is already active in Brisbane with ongoing projects in Albion (Nouveau) and West End (Atelier). They recently launched <a href="https://www.urban.com.au/new-apartments/onde-kirra-10-churchill-street-coolangatta-qld-4225">Onde Kirra</a> on the Gold Coast.

Also making waves across South East Queensland is builder-developer BPG Developments, who in May unveiled plans for an 18-level tower in Newstead at <a href="https://www.urban.com.au/new-apartments/16-22-maud-street-newstead">16-22 Maud Street</a>.&nbsp;

Designed by Plus Architecture, the 131-apartment building will feature two and three-bedroom homes and an amenity-rich rooftop with cold and hot plunge pools, yoga lawn, and saunas.

The building’s design pays tribute to its neighbouring heritage-listed boot factory through the use of brickwork and arched forms, adding a layer of historic texture to the contemporary precinct.

BPG also recently filed for <a href="https://www.urban.com.au/news/qld/first-look-bpg-developments-returns-to-palm-beach-new-apartment-market">71 apartments in Palm Beach</a>.

On the decision to double down in two of South East Queensland's most sought-after suburbs, Williams said the reasons are straightforward.

"None of the key drivers have changed," Williams told Urban.

"There's still a shortage of stock. Very few new apartments are getting built. Unless you're a builder-developer right now, making the numbers work for a new development is extremely difficult due to high construction costs and the availability, and cost, of builders."

City Beat May 2025: Brisbane units break through $700k median as values spike in May

The redevelopment of the old Sydney Fish Market site at Blackwattle Bay is set to deliver more than 1500 homes after the NSW Government fast-tracked a rezoning to unlock an additional 320 homes, in the precinct.

Critically the development will include a 7.5 per cent affordable housing contribution that will remain affordable housing in perpetuity.

The finalised Rezoning Proposal made possible by the Minns Labor Government’s State Significant Rezoning Policy has amended planning controls in the&nbsp;Sydney Local Environmental Plan 2012 (LEP)&nbsp;to allow more residential floor space as part of the revitalisation of the harbour foreshore.

Sydney is losing twice as many young people as we are gaining with housing costs now the single largest cost to families in our state. This project will deliver critical new homes for these young people and families who have been locked out of housing.&nbsp;

Along with the delivery of new homes close to transport, over half of the Blackwattle Bay precinct will become open and accessible to the public, including a 1.1 hectare waterside park surrounding the southern pylon of the Anzac Bridge.

A new waterfront promenade will complete the missing link of the 15 km foreshore walk connecting Rozelle Bay to Woolloomooloo.

Infrastructure NSW will soon select a development partner to deliver the 3.6-hectare mixed-used site, following an open and competitive expression of interest process.

The three shortlisted developers, Lendlease, Mirvac, and Stockland will submit their proposals for evaluation in July.

The NSW Government will then work with the preferred development partner to commence work on the project as soon as possible, prioritising delivery of public spaces along the waterfront.

When complete, the landmark site will deliver housing, commercial spaces, retail and cultural experiences to create a vibrant, sustainable, and thriving community.&nbsp;&nbsp;

The first new homes are expected to be built by 2028, with construction likely to continue steadily delivering more homes for another six to eight years.

The Department publicly exhibited the draft Rezoning Proposal and supporting documentation from 12 December 2024 to 31 January 2025. Feedback received during exhibition helped inform its finalisation.&nbsp;

This is part of the Minns Labor Government’s plan to build a better NSW with a greater choice of homes, so young people, families, and workers have somewhere to live in the communities they choose.

Minister for Planning and Public Spaces, Paul Scully, said the Minns Labor Government is removing unnecessary barriers in the planning process to make it easier and faster to build quality homes, close to transport and services,

“This project is an example of that and will now provide more than 1,500 new homes for Blackwattle Bay, while also unlocking the economic and social potential of this unique part of Sydney’s foreshore.

“This is a once-in-a-generation waterfront renewal project that will open a hidden part of the harbour to the city and its people for the first time in over a century while supplying more homes.”

New apartments in Palm Beach have been in vogue for the past five years.

Developers have turned their attention to beachfront sites, with most creating full-floor luxury apartments that cater not only to the Gold Coast’s most affluent buyers, but also to prestige property seekers from Sydney and Melbourne.

One segment that’s been largely overlooked, however, is the modern townhouse market. These types of developments are generally harder to come by, as townhouses are built outwards rather than upwards—requiring double-width, deep blocks to accommodate multiple homes.

Boutique townhouse developer <a href="https://www.urban.com.au/developers/brique-projects">Brique Projects</a> has carved out a niche in this underrepresented space, having previously delivered successful projects in nearby Miami and the Sunshine Coast. In 2022, the developer secured an 840 sqm double block on Cypress Terrace, just 300 metres from the beach.

Following a comprehensive design phase in collaboration with Studio Workshop, Brique has recently demolished the original home and rear studio and officially launched <a href="https://www.urban.com.au/new-townhouses/cypress-terrace-palm-beach-382-cypress-terrace-north-palm-beach-qld-4221">Cypress Terrace</a>—a collection of just five three-level townhouses.

<h2 data-end="1336" data-start="1322">The Design</h2>

Studio Workshop says the architectural form of Cypress Terrace draws inspiration from the natural beauty of the Gold Coast environment.

“Subtle timber cladding, reminiscent of the paperbarks and eucalypts of coastal bushland, is punctuated by bold geologic projections that echo the volcanic forms of Elephant Rock and Purling Brook Falls.”

They say the façade provides a thoughtful yet creative addition to the local streetscape. “The folded angular language on the street-facing elevation is a gesture to the mature gum tree on site that inspired the conceptual design, and this language repeats across each townhouse to provide a rich play of shadows, spatial variation and individuality for each dwelling.”

The founder of Brique Projects plans to retain one of the residences for herself, personally selecting the finishes and fixtures to create a home not only for future buyers—but one she could genuinely see herself living in.

The location also offers excellent connectivity, with easy access to major road links servicing both Coolangatta and the northern Gold Coast. Connectivity will be further enhanced by the upcoming G:LINK light rail extension, with the nearest proposed stop just 600 metres away on Nineteenth Avenue.

Brique Projects break the mould in Palm Beach as Cypress Terrace launches

Sydney house prices are entering yet another growth cycle.

With the median house price in the city approaching $1.5 million, more Sydneysiders are turning to apartments. As demand for apartments rises, so do their prices.

A brief market downturn has passed, and both housing types are now trending upward. Sydney’s median unit value currently sits at $859,000—over $600,000 less than houses—making them the more accessible option for many.

First home buyers have largely accepted that their first step onto the property ladder will likely be an apartment. Around 25% are willing to spend up to $1 million, while the majority (40%) are prepared to spend over $1 million to buy into the Harbour City.

Here’s where first home buyers are focusing their search:
