Freecity is the latest developer to join the TOD wave, unveiling plans for a 40-level mixed-use towers above Crows Nest Metro.

The tower, on a 1,320 sqm site at <a href="https://www.urban.com.au/new-apartments/378-398-pacific-highway-crows-nest-nsw-2065">378-398 Pacific Highway</a>, has been designed by Cox Architecture and will deliver 178 new apartments that will sit above a three-level commercial and retail podium, and eight levels of basement parking.

Cox Architecture says the good mix of apartments, 26 one-beds, 101 two-beds, and 51 three and four-bedroom units, will cater to a&nbsp;wide demographic, offering future residents a broad variety of living options.

In line with the recently finalised Transit Oriented Development (TOD) controls, approved in November 2024, the site has been earmarked as a key location within the Crows Nest strategy. The additional height and density allowances reflect the state’s broader push to deliver higher-density housing close to transport infrastructure.

“This project is about delivering high-quality housing at a strategically located site,” Cox noted in the State Significant Development Application.

"Pacific Highway is one of Sydney's key north-south routes. It is a significant arterial road that connects multiple suburbs whilst also acting as a feature of commercial, retail, and residential activity. Our design reflects the future character envisioned for Crows Nest and aligns with TOD planning frameworks.”

A striking tower, featuring&nbsp;geometric glass-fibre reinforced cladding, will complement the robust brick base that will form the podium.

Future residents will have access to two communal outdoor terraces, on the third and 20th levels.

There were previous plans submitted, and consequently refused, in 2022, before the recent legislative changes.

Free City will no doubt hope for the same success as fellow TOD developer Third.i, who launched the first stage of Hume Place, across the road on Hume Street, to much fanfare late last year, securing over half of the sales of the apartments in a matter of months.

The first stage known as Elevate, one of three mixed-use buildings that will make up Hume Place, will have&nbsp;130 one, two, and three-bedroom apartments.

Freecity has another major project north of the Harbour Bridge. They recently acquired an office building on Walker Street in North Sydney, which they plan to convert into build-to-rent apartments and a hotel.

First look: Freecity lodges Crows Nest TOD tower

What lies within walking distance of a new home can make all the difference. Proximity to everyday essentials, lifestyle amenities, green spaces, and transport options plays a major role in buyer decision-making—and developers know it.

Back in 2007, a group of U.S. urban planners introduced Walk Score, a walkability index that assigns a numerical value from 0 to 100 to any street address across the U.S., Canada, and Australia. A score between 70 and 89 is considered “very walkable,” meaning most errands can be accomplished on foot. A score above 90 earns the title of “Walker’s Paradise”—a location where residents can comfortably live car-free.

Stoneham Street in Stones Corner, Brisbane, boasts a Walk Score of 95—an exceptional rating that places it firmly in that “walker’s paradise” category. The strong walkability was a key factor in local developer DeMartini Fletcher’s decision to acquire a prime corner site for their latest project, <a href="https://www.urban.com.au/new-apartments/corner-house-stones-corner-18-stoneham-street-stones-corner-qld-4120">Corner House</a>.

Construction is now underway on Corner House, a collection of 88 one, two, and three-bedroom apartments. The development features a rooftop oasis complete with a resort-style pool, spa, sauna, ice bath, gym, yoga lawn, and a communal herb garden—perfectly complementing the active, wellness-focused lifestyle of Stones Corner residents.

Positioned between Woolloongabba and Greenslopes, Corner House’s location is one of its biggest selling points.

Just moments away are two of the area’s biggest lifestyle drawcards: Hanlon Park—recently revitalised through a $21.5 million Brisbane City Council investment—and Stones Corner Village, a vibrant hub of cafés, restaurants, and specialty stores. Only one block from Corner House, the village vibe blends convenience with character.

Locals flock to favourites like Mourning Roast, The Smug Fig Kitchen &amp; Social, and Waho Café, while independent outlets such as Sonic Sherpa Records and Books@Stones bring a creative edge. Nearby ALDI and Paradise Market offer everyday grocery options, with boutique and thrift stores rounding out the village atmosphere.

Just 500 metres away, Hanlon Park now features a nature-inspired adventure playground, extensive walking and cycling paths, and a meandering natural waterway.

Corner House also offers strong transport connectivity. Stones Corner and Buranda Train Stations are both close by, offering quick access to the Brisbane CBD in under 15 minutes. The Eastern Busway provides an efficient alternative for commuters, while the M3 Pacific Motorway ensures easy driving access across the city and beyond.

Following strong early interest, Slaite Projects is now selling the second release at Corner House. The development is expected to be completed in early 2028.

Walkability drives demand at Stones Corner’s latest apartment development, Corner House

A penthouse atop Bask Bokarina, the latest Sunshine Coast apartment development by builder-developer Gardner Vaughan Group, has become the most expensive apartment in the burgeoning coastal suburb.

The 346 sqm penthouse, the largest in the two-tower development on Bokarina Boulevard, sold for $5,499,000. The sale is only just shy of being the most expensive sale in Bokarina, only topped by a six-bedroom waterfront house on over 2,200 sqm.

The Bask penthouse buyer had secured a premium apartment in the building late last year, however when the penthouses were revealed, he decided to upgrade.&nbsp;

<a href="https://www.urban.com.au/developers/gardner-vaughan-group">GVG</a> Director Sam Gardner says the local buyer also has an apartment in Zinc, GVG’s most recently completed Bokarina development nearby.

The penthouse has four bedrooms, an MPR, study, and a large 70 sqm balcony with uninterrupted ocean and mountain views. It is one of four penthouses that form the Bask Penthouse Collection, which will sit atop the Mydas building. They start from just under $3.3 million.

<a href="https://www.urban.com.au/new-apartments/bask-bokarina-38-bokarina-boulevard-bokarina">Bask</a> will consist of two buildings, Mydas and Caretta, the Latin species names for the Green Sea Turtle and Loggerhead Turtle, both of which are known to nest on Bokarina Beach. They will house 135 apartments when completed in late 2026 by Gardner Vaughan’s in-house construction arm.

Each residence includes an open floorplan, a large balcony, a master bedroom with an ensuite and walk-in robe, a study nook, a powder room, and a dedicated laundry with linen storage.

Residents will have access to amenities such as a podium-level outdoor heated pool, gym, recreational areas, herb garden, DIY dog wash, car wash, vacuum bays, function rooms, and onsite parcel lockers.

The residences sit above nine retail spaces spanning over 1,000 sqm along<a href="https://www.urban.com.au/developments/bokarina-qld-4575"> Bokarina</a> Boulevard, positioned as a new lifestyle hub for the area.

Buyers have been drawn to the project's location, offering uninterrupted views of the Pacific Ocean, Lake Kawana, and the Glass House Mountains. Bokarina Beach Park is right across the street, and Club Kawana community club is less than a 10-minute walk.

Boutique developer MADE Property is doubling down in the Prime Minister's neighbourhood.

Fresh off the back of launching <a href="https://www.urban.com.au/new-apartments/kirribilli-harbour-75-kirribilli-avenue-kirribilli">Kirribilli Harbour</a>, nine luxury apartments on Kirribilli Avenue, <a href="https://www.urban.com.au/developers/made-property-group">MADE</a>, led by Davin Finn, is planning their next development.

They're seeking to develop 19 two and three-bedroom apartments at <a href="https://www.urban.com.au/new-apartments/carabella-22-24-carabella-street-kirribilli-nsw-2061">22-24 Carabella Street</a>. It's a slightly different location from Kirribilli Harbour, more Jacaranda streetscapes than Harbour views.

The amalgamated 1,964 sqm site, that already has approval for 26 apartments from a 2021 application, is currently occupied by a block of six apartments at 24 Carabella, which is of neutral heritage significance, and a non-heritage block of apartments at 22 Carabella.

The proposal by SJB Architects retains the existing red-brick facade at 24, while demolishing number 22. The development will be split into&nbsp;two four-level buildings - separated by a central landscaped corridor that enhances permeability and greenery on the site.

“The landscape strategy is to retain the street trees of Jacarandas, Brisbane Box and Crepe Myrtles species, providing a landscaped outlook for the residents, while also masking the bulk of the proposed building form," SJB noted in the application to the North Sydney Council.

MADE recently launched Kirribilli Harbour, a similar-style project with a restoartion of an inter-war building, one of the first ever built in Kirribilli, complemented by a new five-level building next door that will home&nbsp;a communal gym, wine room, and five of the nine apartments.

MADE is currently delivering <a href="https://www.urban.com.au/new-apartments/corsa-mortlake-140-tennyson-road-mortlake">Corsa Mortlake</a>,&nbsp;on one of&nbsp;<a href="https://www.urban.com.au/new-apartments/mortlake-nsw-2137">Mortlake</a>&nbsp;Point's last remaining foreshore development sites and the last significant parcel of land at the end of Tennyson Road. That will comprise just 20 three-bedroom residences and a private marina berth.

Last year the developer completed Crenelle in Neutral Bay.

First look: MADE Property doubles down in Kirribilli new apartment market

Brisbane-based developer<a href="https://www.urban.com.au/developers/spyre-group"> Spyre Group</a> is well-known in both Brisbane and the Gold Coast for creating some of the best new apartment projects in recent years, predominantly servicing the owner-occupier and downsizer market.

Their move into Melbourne came as a surprise to many, but the style of development did not, nor its location.

They chose Hampton, in Melbourne's affluent Bayside area, for their first development in the Victoria capital, <a href="https://www.urban.com.au/new-apartments/hampton-ltd-36-deakin-street-n-hampton-vic-3188">Hampton Ltd</a>, just 20 apartments and three townhouses&nbsp;on the corner of Thomas Street and Deakin Street North.

Kitchens have been designed as central living spaces, anchored by sculptural marble island benches, while master suites offer extensive walk-in robes and abundant natural light.
