Marlu Hampton, just seven townhouses on Service Street, has found a gap in the market, and that hasn't been lost on locals.

Four of the townhouses, that are being built and developed by Thomas Constructions, have been snapped up.

Noorden agent David Lamond says the majority of the sales have come from affluent downsizers.

"They're trading in their large Bayside family homes for anywhere between $4 million and $7 million and are looking for their next step toward retirement," Lamond says.

Some made the full downsize to an apartment, however, they've realised they want more space, Lamond says.

"They want a little bit more than an apartment, but they don't want a full garden. They're keen on lift access, which Marlu offers, and they want a courtyard with trees and landscaping."

Thomas Constructions were sold on the location of the site, with Hampton Beach, several parks, quality schools and a shopping strip on the doorstep.

Designed by architect David Dubois, the three-level residences feature striking red brick facades with terracotta shingles, framed by deeply recessed, electro-bronze steel windows.

Each Marlu townhouse offers around 263 sqm of living space and is accessible via a two-car garage equipped with a lift. They each feature an open-plan light-filled living space, taking inspiration from the exterior design, with rich terracotta tones that pay homage to the slated terracotta roofs of the heritage homes that line the street. 

Contemporary colours complement the brown tones, with features such as a soft grey fluted marble feature wall and white gloss ceramic wall tiles creating unique residences within Marlu. 

The residences will benefit from fully integrated Miele appliances, finished with brushed nickel, to further tie the internal design elements in with the exterior. 

Marlu is set to be completed by early 2025.
