Rarely does South Melbourne see such a boutique, high end residential development.

But the Melbourne property developer BEKL's latest project, Vivére on Dorcas, has just 36 apartments in the heart of the inner urban neighbourhood.

And the residences will secure prime views in the 20-level, being located above the 171-room Voco hotel, operated by IHG which will give residents extra amenity, including concierge services and on-demand housekeeping, as well as access to the hotel's lobby-level bar and restaurant, and well-appointed hotel gym.

There will also be access to BEKL's recently launched co-working space, Curago, which will be located in the tower. Curago will also feature a photography studio and a meditation chamber.

The unique triple segment tower has been designed by Plus Architecture to define the three different zones of the tower.

Jessica Liew, Plus Director and architect, says the façade’s open spaces and recesses are highly considered insertions that visually separate Voco South Melbourne and Vivére Apartments from neighbouring buildings.

"Vivére residential apartments are housed within the top segment and look out to the bay, and the hotel rooms below look towards the gardens," Plus note.

"Separation between the apartments and hotel rooms is expressed in the vertical and horizontal stacking within each segment, displaying an authentic articulation of construction methods."

There's a mix of one, two and three-bedroom apartments, starting from $490,000 and rising to $2.35 million.

Projects by Buxton agents Heath Thompson and Lucia Guselnikov are handling the sales.

Construction is expected to commence in Q4 2022, with completion slated for early 2025.

Vivére on Dorcas will sit in close proximity to the Botanic Gardens and Melbourne's art precinct, as well as South Melbourne's variety of restaurants, cafes and museums.
