A boatshed on Safety Beach in Victoria's Mornington Peninsula has been listed for sale.

The blue and green boatshed (pictured on the right in the main photograph) comes with a price guide of $185,000 to $210,000.

According to agent Linda Wooley of MJ Ross Co, who is marketing the property, the price range is typical for a boatshed with no power, with those connected to electricity commanding a premium.

Wooley told Property Observer that utility companies rarely reconnect power to bathing boxes or boatsheds once they are disconnected. Those who like to run electricity in their boatsheds, to accommodate lights or small fridges, often use small solar panels.

She noted the steady escalation of boatshed prices in recent years, with the properties generally held for a long time or passed between family members. In 2010, Boatshed 29 on Safety Beach was sold with a $120,000 to $150,000 price guide. Boatshed 43 was sold in the same year, with vendors seeking $110,000 to $130,000.

Boatshed 73 on the Safety Beach Foreshore is available only to rate payers.

Further down the Peninsula, a 22 square metre Portsea boatshed has been listed with $500,000 plus hopes.
