Melbourne house prices – how your suburb went in the 2012 March quarter: REIV

The latest data from the Real Estate Institute of Victoria shows housing prices fell the deepest in more affluent suburbs of Victoria in the past year. The 10 suburbs where house prices fell the most during the year are Ivanhoe, Malvern East, Middle Park, Fitzroy, Hampton, Toorak, Ivanhoe East and Carnegie, and Maribyrmong.

The 10 suburbs where house prices fell the most during the March quarter are Lilydale, St Kilda, Sorrento, Fitzroy, Hurstbridge, Flinders, Albert Park, Hampton, Toorak, Ivanhoe and Somers.

The 10 suburbs where house prices rose the most during the past year are Healesville, Albert Park, McCrae, Caulfield North, Chelsea, Wonga Park, Greenvale, South Yarra, Dromana and Seddon.

The 10 suburbs where house prices rose the most during the March quarter are Blairgowrie, Healesville, Portsea, Hawthorn East, Park Orchards, Patterson Lakes, Delahey, Warburton, Lysterfield and Edithvale.

The REIV suggests more than 30 sales are necessary in order to get an informed view of the suburb's median house price, but even with that number there will be distortions in quarterly median prices given the composition of sales during the period.
