Gee, Mal, how do you give 800 points to a plain Jane? Well, because the characteristics are first rate - big land for Hawthorn and a double fronter with a northern orientation. Quiet location - actually very quiet yet central Hawthorn - could hear little noise in the backyard. Neighbors close but not intrusive. Home sits back on the block.

Good feel as you enter. Floor plan flows well. Front kid's bedrooms work well to bathroom. I like the living areas - they are a good locale to heart of the home. Laundry and parents' retreat section work well - good sunny master bedroom. The home is not built to the highest quality, but you are not buying a trophy home you are buying above. From the front tandem parking - not brilliant but OK. Fiberglass pool. Kitchen cupboards are just OK- need an update. Rear deck is nicely elevated. Possible access to boulevard.

Overall a very, very good family home offering - even if it's not sexy - actually it is sexy because of its land, flow and positional characteristics.  Should attract a fair bit of interest and a number of buyers, even in this market. It will appeal to those approaching $2 million.

Very good property this one. Good feel, functional floor plan, good land size (space is enhanced by fact there is no neighbour over the back fence) and ideal rear orientation. Facade is just OK, street narrow, surrounding properties not brilliant and the pool may turn some people off. We have seen some very strong recently in this Urquhart Estate precinct in the past and regardless of market sentiment this should attract good interest.
