Sackville Street contains many fine original homes and is leafy, yet it does carry traffic (particularly during school pick-up/drop-off times). The fact that this has car access off John Street is a big plus here, particularly in light of this.  

Main pluses - the floor plan is practical and suits modern living well, block size and northern rear orientation.  Backyard / rear patio is little exposed (given relative levels and block slope), yet this could be addressed if it were to become an issue for the buyer.  

Also being over a single level, an older family may like better bedroom separation, yet the basement living area helps with this and provides a place for older kids to retreat to. Overall a very good property, and one that should attract good competition at the right price point.
