It is looking absolutely stunning currently with its tiered frangipani-lined streetside frontage, but the former Billabong director Scott Perrin and wife Rachel are yet to sell their Mermaid Beach mansion on the Gold Coast.

It was listed for what was hoped to set a new record for Gold Coast residential property.

The current record was set when Harvey Norman executive Steve Cavalier paid $19 million on nearby Hedges Avenue, known as millionaires' row in 2006. 

The property, at 45-51 Albatross Avenue, is almost twice the land and house size of 1 Albatross Avenue, which sold for $18 million to the billionaire pub baron Bruce Mathieson.

Tidemark, the Perrin's 30-plus room home comes with separate caretaker residence, having amalgamated three blocks of beachfront land to build the multimillion-dollar "sand castle".

Ray White's Michael Willems was appointed to sell the 2833 sqm property last September.
