Luxury Melbourne developer Soliana™ has paid $5.85 million for a premium South Yarra site with approved plans for a luxury apartment development.

There had been plans for six large-scale apartments at 39 Darling Street, near the Yarra River and just off Domain Road. Dubbed Riviera, the five-level development had been designed by Selwyn Blackstone and had been marketed before Soliana bought the site.

Its elevated position offers views over South Yarra, with proximity to&nbsp;the Royal Botanic Gardens, Fawkner Park, and Chapel Street.

The site currently houses a three-level apartment complex with 10 studio apartments. It was sold by a local syndicate through an expressions of interest campaign.

The deal reflects a land rate of $8,705 per square metre and a unit rate of $975,000, underscoring the strength of Melbourne’s premium residential market.

Hamish Burgess, Joe Kairouz, and Jeffery Ha of Cushman &amp; Wakefield handled the transaction. Burgess said the sale highlighted the fierce competition among developers to secure opportunities in South Yarra and surrounding Stonnington suburbs.

“The Stonnington development site market has been hotly sought after throughout 2024," Burgess said.

"Developers are competing to enter a precinct that continues to re-rate the market in terms of achievable residential revenues, and 39 Darling Street was no exception.”

The sale adds to Soliana™’s growing portfolio of high-end residential and commercial projects. They have two in Brighton, Pearl Brighton which will compete in the coming months, and another one on Martin Street which will launch later this year.

Plans for the Horizon Centre have been submitted in a detailed submission to the Games Independent Infrastructure and Coordination Authority’s (GIICA) Brisbane 2032 Olympics 100-Day Review.&nbsp;

The detailed submission focussed on the legacy outcomes for the Sunshine Coast whilst delivering key infrastructure needed for the Games. The 1,400 athlete beds will transform into much needed accommodation for the Coast, whilst the 7,000-seat multi-format arena will evolve into a world-class arts, music, convention, entertainment and exhibition centre, finally unlocking the region’s potential to host the biggest global concerts and events.&nbsp;

Walker Managing Director and CEO David Gallant said this was a game-changing opportunity to enhance Queensland’s Olympic legacy.

The 6-star Green Star Horizon Centre development will integrate with a multi-modal transport system to maximise usability of public and active transport.&nbsp;

The highly sustainable precinct will also deliver large areas of open space, tailor made for athletes to relax between competition and provide long term recreation areas for the Sunshine Coast community.

The project will be delivered as a Public Private Partnership (PPP) between Australia’s largest diversified private property company Walker Corporation, Australia’s top private construction company Built and global leading architects Woods Bagot.

Walker has over 50 years’ experience delivering urban transformations, previously partnering with Built to complete over $3 billion of projects together across Australia, as well as delivering some iconic urban precincts with Woods Bagot.&nbsp;

Walker Group Executive of Development Peter Saba said the PPP will enable the private sector to provide the necessary funding needed to begin the $1 billion Horizon Centre sooner, ensuring delivery certainty and the quality to exceed Brisbane 2032 requirements.

“By uniting the combined strengths of the public and private sectors through the PPP model, a balanced approach to risk sharing will enable innovative, legacy driven outcomes to be realised on time and on budget,” Saba said.

“The PPP model provides the certainty needed to deliver the Sunshine Coast the multi-use arts, music, convention, entertainment and exhibition centre the region has been in desperate need of for decades, while ultimately giving the Coast a world class venue to host more Olympic competition or heats action.”&nbsp;

Built and Woods Bagot are currently delivering the $450m Nyaal Banyul Geelong Convention and Event Centre together in Victoria.

Built Executive Chairman Marco Rossi said they are ready to deliver this city-shaping precinct to enhance the Brisbane 2032 legacy.

“We are excited to leverage our global experience to create this architectural landmark for Maroochydore that will be a sustainable, world-class events space, while also providing critical social and employment outcomes,” Mr Rossi said.

Woods Bagot Chief Executive Officer Sarah Kay said the Horizon Centre will leverage their global experience in civic assets to create a multipurpose, future-proofed facility for all of South East Queensland.&nbsp;

“The Horizon Centre will be a premium architectural icon for the Sunshine Coast seamlessly integrating the arena with a multi-modal transport network, providing a secure athletes village, and carefully blending open space, landscaping and community into a cohesive outdoor environment,” Mrs Kay said.

The Horizon Centre will have dedicated car parking and capitalise on Maroochydore City Centre’s 10-minute connection to the Sunshine Coast International Airport and major transport routes, becoming the economic, cultural and civic heart of the region and a catalyst for global events, tourism and investment.&nbsp;

The Horizon Centre proposal is currently under review with GIICA, which is set to present its recommendation from the 100-Day Review to the Queensland Government in March 2025.

Walker Corp is also developing <a href="https://www.urban.com.au/new-apartments/sol-by-walker-maroochydore-first-ave-maroochydore">SOL by Walker</a>, 250 apartments to be completed by mid-2027.

When Australians head to Europe for the summer, their preference is to head to the popular haunts of Capri and Mykonos.

Not many venture to the south of Spain, or to the small city of Murcia,&nbsp;the seventh most populous city in the country. It's around 200km south of from Valencia and 400km from Malaga to the south and Madrid to the north.

But it is Murcia, known as 'Europe's Orchard' due to its long agricultural tradition and its fruit, vegetable, and flower production and exports, that inspired the design of Brisbane's newest apartment development, aptly named <a href="https://www.urban.com.au/new-apartments/murcia-residences-east-brisbane-9-overend-street-east-brisbane">Murcia Residences</a>.

Developer Sarazin gave <a href="https://www.urban.com.au/architects/hal-architects">HAL Architects</a> the brief to focus on the architecture, flora, and fauna of Murcia when putting together the plans for the new landmark development footsteps from the iconic Gabba.

The result is a&nbsp;Mediterranean-influenced design that complements Brisbane’s subtropical climate.

<a href="https://www.urban.com.au/developers/sarazin">Sarazin</a> State Director, Adam Rainbird, says the vision with Murcia was to challenge the conventional design and delivery in the Brisbane market.&nbsp;

"What we've tried to do is take this Mediterranean inspiration from the region and blend it with something that is not only unique but also feels at home in the subtropical Brisbane environment," Rainbird says.&nbsp;

"This is evident in the materiality of the building, which incorporates a carefully curated palette of colours, landscaping, and vertical elements, including breeze blocks and sun shades. These architectural features are not only functional but also help define Murcia’s distinctive aesthetic."

The landscape design, led by Andrew Green of <a href="https://www.urban.com.au/landscape-architect/wild-studio">Wild Studio</a>, plays a central role in Murcia’s overall vision.&nbsp;

"The design philosophy is about creating a series of heavily landscaped spaces where people can connect, interact, drink, and enjoy life," Green explains.&nbsp;

This extensive greenery extends throughout the development, from ground-level laneways to balconies, green facades, and rooftop spaces.&nbsp;

More than 2,000 plants will contribute to a lush and verdant setting, providing a natural response to Brisbane’s climate and reinforcing the Mediterranean theme.&nbsp;

The Mediterranean influence extends to the rooftop which will home a heated infinity pool, cold and warm magnesium plunge pools, spa, sauna, bookable private dining room, work-from-home spaces, fully equipped gym, and various outdoor alfresco spaces and BBQ areas.&nbsp;

Murcia, under construction by building giant Hutchinson, will comprise 210 one, two and three-bedroom apartments, plus a 700 sqm office tenancy on the second floor, a public art gallery and 300 sqm of retail on the ground floor.

How a small Spanish city influenced the design of Brisbane's newest apartment development

Aqualand has received the green light to progress its new living and lifestyle precinct at Central Barangaroo.

Approval of the Modification 9 Concept Proposal by the NSW Minister for Planning and Public Spaces clears the way for Aqualand to create a vibrant new destination at the heart of Barangaroo.

The five-hectare site will include residential, retail, hospitality and community uses, alongside a new metro entry and over two hectares of public open space and parkland, all complementing Barangaroo South and Barangaroo Reserve.

More than 50 new retail destinations will play an important role activating the precinct, with a mix of lifestyle, luxury, wellness, and food &amp; beverage venues, as well as a 270-metre long, eight-metre-wide boulevard running north-south connecting Hickson Park to Nawi Cove. Together with Harbour Park, more than 50 per cent of Central Barangaroo will be public open spaces and parkland.

Central Barangaroo will inject a major boost to the NSW economy, generating $2.26 billion in economic activity during construction, and once completed, a further $134.1 million each year.&nbsp;It will create 12,360 jobs (direct and indirect FTE) during construction, and 581 direct jobs each year once completed. In addition, Aqualand will deliver one of the largest public benefit packages in NSW history, with over $220 million invested in cultural facilities, parkland, public domain, and a second Metro station entry.
