Billeroy, the Tallebudgera Creek estate, has been bought by Sunland founder Soheil Abedian.

He's paid $2.2 million for the acreage in the Gold Coast hinterland.

Set on 3.6 hectares, the lifestyle property offers 100 metres of creek frontage.

There's a single level home with five bedrooms, three bathrooms and a home office, built around a central alfresco pavilion.

Floor to ceiling windows frame the views of the paddocks and tailored gardens.

Separate self-contained two bedroom accomodation sits in the manicured grounds with a swimming pool.

Harcourts Coastal Broadbeach agent Katrina Walsh secured the sale.

Abedian, an Iranian born architect, founded Sunland Group in 1983.
