A timber cabin high above Wisemans Ferry at Spencer has become NSW's lengthiest most discounted property offering.

Despite the often intense market, pockets are emerging where buyers and sellers just aren't on the same page.

This one is a cabin on six hectares with views of a creek that leads to the Hawkesbury River.

There is an asking price of $229,000 for 4586 Wisemans Ferry Road, which data supplier SQM says came onto the market at $380,000 some 1,717 days ago.

It had $259,000 hopes in January of this year.

It's within walking distance of the local store/cafe, school and wharf, the Michael Kidd Property Sales marketing says.

The sloping, lightly timbered land has a cabin.

There has been a survey assessment for a proposed private jetty.

It last sold at $121,000 in 2001.

The SQM is topped by a $249,000 offering at Lamb Island, Queensland which has been on the market for 1296 days.
