Sunshine Coast developer&nbsp;Habitat Development Group is set to break ground on its latest Sunshine Coast project, The Millwell.

Habitat will officially turn the first sod at the start of July at the Millwell Road East site, adjacent to the Sunshine Plaza and fronting the Cornmeal Creek.

Clark said The Millwell has been designed to meet this sustained demand with larger format apartments and elevated amenities.

The Millwell will offer a suite of high-end amenities for residents, headlined by the Sunshine Coast’s first 25-metre rooftop infinity-edge pool.&nbsp;

The rooftop terrace, complete with subtropical landscaping and sweeping 360-degree views, will also feature an independently operated spa and wellness centre, private dining rooms, a rooftop bar, and a fully equipped outdoor kitchen and communal areas designed to foster a vibrant community.

Sekisui House Australia launches Waterstone in emerging St Leonards South precinct

ASX-listed developer&nbsp;<a href="https://www.urban.com.au/developers/cedar-woods">Cedar Woods</a>&nbsp;has acquired a development site in&nbsp;Fairfield, Victoria, as part of the company's more assertive acquisition strategy.

The 11,600 sqm site is uniquely positioned between the Yarra River and Merri Creek parklands, has over 200m of direct frontage to Fairfield Park, and is located only 4.2km from the Melbourne CBD, with the elevated site boasting uninterrupted views of the city skyline.

The site, which is zoned for the intended residential use, will be developed into a mid-rise, multi-stage apartment project, yielding approximately 300 dwellings that will command premium pricing due to the sought-after location.

The site was acquired from a private vendor for $50m on deferred payment terms, with payments to be made in 2027 and 2028.

Sales for the project are expected to be launched in FY27, and with first stage settlements expected in FY29 or earlier, subject to approvals and market conditions.

According to research house, Charter Keck Cramer, Melbourne is projected to have a chronic shortfall in apartments of around 23,500 in coming years with apartment commencements at their lowest level in over 15 years. The total number of approved homes fell by 5.7% in April to 14,633, according to data just released by the ABS.

Cedar Woods’ Managing Director, Nathan Blackburne, said the acquisition will augment the Company’s current Victorian portfolio and provide quality apartments in a market where a significant undersupply is forecast.

“We see Melbourne as an opportunity for counter-cyclic acquisitions of quality sites and are preparing for increased homebuyer demand as purchasers respond to lower interest rates and supportive government policies,"&nbsp;Blackburne said.

Builder availability in Victoria is superior to other states and extensive work has been undertaken to determine expected construction costs, with multiple builders capable of delivering such a project at competitive prices. Risks will be mitigated through presales, further builder due diligence, and contract structure.

“With our strong balance sheet, and favourable macro conditions, Cedar Woods is continuing its strategy of diversification – by product type, price point, and location – and strengthening our portfolio with quality sites that we can deploy into an undersupplied market”, Blackburne added.

The acquisition comes after the recent announcement of the acquisition of a South Australian site at which the company is planning a premium masterplanned community.

Builder-developer 5Point has received an unprecedented uplift at its under-construction luxury new Palm Beach apartment development, Ophira Palm Beach.

Sydney’s property market is known for high prices, competitive bidding, and mounting pressure on first home buyers. But change is on the horizon.

From late 2025, eligible first home buyers in New South Wales will have access to a new federal government initiative aimed at addressing affordability: the Help to Buy Scheme.&nbsp;

<h2>What is the Help to Buy Scheme?</h2>

The program introduces a shared equity model intended to reduce the upfront cost of entering the property market, particularly in high-demand urban areas such as Sydney.

The scheme operates under a shared ownership structure in which the federal government takes an equity stake of up to 40 per cent for new homes, or 30 per cent for existing dwellings. This arrangement allows eligible buyers to significantly reduce their loan size and avoid the added cost of Lenders Mortgage Insurance (LMI).

Under this model, purchasers can enter the property market with as little as a two per cent deposit, well below the traditional 10 to 20 per cent usually required. The government’s contribution is not a loan but a co-ownership stake in the property. As such, there is no interest or rent charged on its portion.

Because the government’s equity combined with the buyer’s deposit typically meets or exceeds the 20 per cent threshold, LMI does not apply. The remaining balance, generally between 60 and 70 per cent of the property’s value, is financed through a standard home loan with a participating lender.

The government's equity in the property remains in place until the buyer chooses to repay it voluntarily or until the property is sold. Buyers can buy back the government’s share over time, in increments of at least five per cent, depending on their financial situation.

There is no fixed repayment timeline, but the amount to be repaid will be based on the property's market value at the time of repayment, not the original purchase price.

<h2>How do you qualify for the&nbsp;Help to Buy Scheme?</h2>

To qualify for the Help to Buy Scheme, applicants must meet the following conditions:

	<li>Be an Australian citizen at least 18 years of age.</li>
	<li>Be a first-home buyer who does not currently own property.</li>
	<li>Intend to live in the property as their primary residence.</li>

Adelaide’s most expensive-ever single-home parcel is part of a $50 million-plus sale of a North Adelaide mega-site that will become a new multi-residential development.&nbsp;

The 1.9-hectare site, which comprises 12 separate allotments across multiple titles with frontages to Ward, Jeffcott and Archer Streets and Wellington Square, was bought by a syndicate of four buyers, the most notable being Genworth Group, well known for&nbsp;custom-built homes in North Adelaide.

The buyers plan a mix of single-home developments, low-rise apartment towers, and potentially some townhouses and build-to-rent apartments.

The site was offered with vacant possession. It comprises the Lutheran Church in Australia’s national headquarters and includes a residential college, apartments, hostel rooms and townhouses, an office building, refectory, library, vacant development sites, and the State Heritage-listed Hebart Hall on Jeffcott Street, punctuated by its striking clock tower.&nbsp;

“This was a once-in-a-century opportunity for the Adelaide market,” James Juers of McGees Property, who sold the site,&nbsp;said.&nbsp;

Genworth Group acquired multiple parcels.&nbsp;

“We're working on plans and working through our feasibilities now,” Genworth Group's Chris Diamantis said.

"We’ll be doing a very large private super high-end residence, as well as build-to-rent - probably two smaller towers with 25 to 30 apartments - we also might do some townhouses for downsizers, and possibly retirement living.”&nbsp;

“I've done lots of business in North Adelaide, and I know it intimately. I also know quite a lot of the residents of North Adelaide who dealt with over the last 36 years. &nbsp;I've got a very good idea of what North Adelaide needs, and that's what we're trying to cater for.&nbsp;

“We're really looking forward to developing the land and coming up with something &nbsp;that I think North Adelaide is screaming for, really.”&nbsp;

The site has been associated with education uses since 1854 and the early days of &nbsp;South Australia. The United Evangelical Lutheran Church in Australia purchased the site in 1922 and established it as Immanuel College. The college moved to Novar &nbsp;Gardens in 1957, and the North Adelaide site over time became the church’s main tertiary education institution, providing education and accommodation to pastors, &nbsp;teachers, church workers and volunteers through the Australian Lutheran College.&nbsp;

Adelaide’s priciest home site sale to pave way for new development

National award-winning developer <a href="https://www.urban.com.au/developers/chasecrown">Chasecrown</a> has marked the start of construction on its $120 million Parkline residential project in Kent Town with the release of its final penthouse and sub-penthouse sky homes.

The company has also announced <a href="https://www.urban.com.au/developments/kent-town-sa-5067">Multiplex</a> will build the Dequetteville Terrace development, a 12-level building with 61 apartments that is currently 80 per cent sold.

“We’ve taken full advantage of this unique location overlooking the parklands, close to services and within walking distance of the restaurants, cafes and shops in the city’s East End and Norwood Parade.

“The successful urban regeneration of this corner of Kent Town is unsurprising given the unparalleled access to everything you would need in terms of shopping, dining, transport, green space and education.

“We’re excited by the interest to date with 80 per cent of apartments already sold, but we’re also aware some potential purchasers have been waiting for these latest premium homes to come on to the market. The market for new city-fringe apartments remains strong so we’re anticipating high demand for this final release.”

The all-electric building is capable of net zero operation, thanks to a 7-star average apartment energy rating and a power system that can avoid the use of fossil fuels for heating, cooling, hot water and cooking appliances.

Other environmentally responsive design initiatives include a naturally ventilated car park with ‘green walls‘ to reduce energy consumption; an extensive solar array supporting the building’s communal energy consumption; infrastructure supporting individual electric vehicle charging stations; and home automation options.

Kanellos says Chasecrown is also investing in the public realm around the Kent Town project by removing power lines to King William Street and activating the street frontages and laneways with high-quality landscaping, and green walls.

“We placed a high value on contributing to the ongoing regeneration of Kent Town and recognition of the precinct’s local character and proximity of the city."

Chasecrown appoint Multiplex to build Kent Town apartment development

The Malinauskas Labor Government will officially abolish stamp duty for all first homebuyers who buy or build a new home, and extend the First Home Owner Grant to all eligible first homebuyers as part of the 2024-25 Budget.

To further boost housing supply and help more South Australians into home ownership, the 2024-25 Budget will abolish property value thresholds for both the stamp duty exemption and First Home Owner Grant at a cost of $30 million over four years.

With the abolition of property value limits, a first homebuyer who purchases a new dwelling broadly in line with the median house price of $750,000 will receive a benefit of over $50,000, including the First Home Owner Grant of $15,000.

The stamp duty exemption will be available to all first home buyers who buy a new home (including a house, flat, unit, townhouse or apartment), an off-the-plan apartment, a house and land package or vacant land to build a new home.

The initiative builds on the tax relief announced as part of the 2023-24 Budget, which saw the Malinauskas Labor Government abolish stamp duty for first home buyers purchasing a new dwelling up to a property value of $650,000 while also aligning the property value cap for the $15,000 First Home Owner Grant to this limit.

South Australian Premier, Peter Malinauskas, said we are amid a national housing crisis borne of successive governments failing to do enough to build new homes.

"In the last budget, we abolished stamp duty for some first home buyers who build new homes. Now we are making that tax relief available to all of them.

"Every new home built in our state benefits the rest of the housing market. Every first homebuyer that can move into a new home means one less buyer or renter competing for existing stock."

First home buyers building a home can also save thousands with a two per cent deposit home loan available through HomeStart, a Malinauskas Government election commitment delivered this year.

Stephen Mullighan, South Australia's Treasurer, says the&nbsp;Malinauskas Government is acutely aware of the barriers facing young people who are looking to enter the housing market, and are determined to do all they can to assist young people into homeownership.

"That is why we have taken the step to abolish the property value cap on the stamp duty exemption for first home buyers who buy or build a new dwelling to ensure all first home buyers who choose this option no longer have to pay stamp duty."

Master Builders SA CEO Will Frogley said it&nbsp;is a great day for any South Australian who dreams of owning their own home.

"It’s also a great day for builders, tradies, suppliers, apprentices and all of the more than 80,000 South Australians directly employed in our industry. As house prices have risen over the years so too has stamp duty.

"This vital policy change by the Malinauskas Labor Government will incentivise South Australians to build their own home, fuel job creation and keep our economy strong."

UDIA Award-winning developer Otello is bringing something different to Adelaide's growing inner-west area.

They've just launched Treno, a modern apartment and townhouse development in Mile End. The project will comprise&nbsp;31 apartments and townhouses on the western side of the CBD, across the road from Mile End Train Station and the picturesque 35-hectare Ellis Park.

Polly Property's James Polacek, who is marketing Treno, says the project's location means it's a rare offering for two reasons.

"The prime location of Treno on Railway Terrace means future residents can't get closer to the park," Polacek says, adding while that alone is a unique selling point, it also adds another string to the bow of the project.

"Due of the proximity to the park and the train station, views encompassing the whole city aren't ever likely to be built out to the east because they're protected, while the zoning to the north and west now doesn't allow for anything to be developed higher than Treno, which means it's unlikely there will ever be anything blocking out those district views."

Polacek is speaking to a lot of downsizers for the project, given it's weighted toward three-bedroom units.&nbsp;

The location is one of the biggest drivers to the project, Pollacek says. The proximity to the train station is suiting those wanting to connect with , while the proximity to Gladys Elphick Park is attracting the active downsizer.

The apartments have been designed by Studio Nine Architects to offer buyers a variety of floorplans. There are three different floorplan configurations for the three-bedroom apartments and three for the penthouses.&nbsp;

The townhouses too have three bedrooms, as well as multiple living areas and balconies which provide direct views of the parkland and the city.

GurnerTM's $1 billion game-changing precinct in Adelaide will also be the first building on the other side of the park, around a kilometre away. That will bring significant hospitality to Adelaide.

There's a number of infrastructure changes coming to Mile End, such as the new state funded women's and children's hospital and some supporting medial industries, which&nbsp;Polacek says will drive a lot of growth in the inner west.

Otello, who has previously developed five modern townhouse developments across Adelaide previously, is joint venture partnering with the builder, so they're invested in the build process of Treno too, which makes for a more cost effective build and accurate construction timeline.

Apartments at Treno start from $629,000. The project is slated for completion in early 2025.

Otello launch new Mile End apartment development to tight Adelaide market

Multi-billion dollar developer <a href="https://www.urban.com.au/developers/gurner">GURNERTM</a> – alongside joint venture partner Kennards Self Storage – has submitted plans to redevelop the Adelaide's former Australia Post site fronting Grote, Gouger and Blenheim Streets, into a world-class, $1b mixed-use precinct.

The plans will go before the State Commission Assessment Panel (SCAP) on Wednesday 8 November for consideration.

The proposed plans will deliver a new lifestyle destination for <a href="https://www.urban.com.au/developers/gurner">Adelaide</a>, one of Australia’s cultural epicentres. With a five-star hotel, 600 residential apartments, extensive retail, food &amp; beverage, wellness and recreation spaces, and a work club, the development is set to bring a new level of luxury to the city.

The precinct has been designed with a long-time GURNERTM collaborator, Elenberg Fraser, who has previously designed some of the developer’s most iconic and successful projects being the multi- billion-dollar FV project in Brisbane and the award-winning 107 Cambridge Street in Collingwood.

The project will also become the new headquarters of Kennards in South Australia, and is set to boast retail space, self-storage units, as well as commercial and co-working spaces.

In keeping with the Greener by <a href="https://www.urban.com.au/developers/gurner">GURNERTM</a> vision, the development features environmentally sustainable design to target a 5 Star Green Star Building certification, an inset energy network and a net-zero energy emissions outcome. With low cost, 100 percent renewable energy available, and an all-electric precinct, the development is set to be carbon neutral in operation.

The public realm will be centred around a multi-level circular plaza, designed to embody the natural cenotes and landscape of South Australia, with hanging gardens, an atrium and a sky walk that allows visitors to cross the space above.

The development signals a new era for the 1.7ha site, with the 24,000sqm six-level building originally constructed for Australia Post to sort and distribute mail near the CBD. The heritage features of the original facility have influenced Elenberg Fraser’s design, with the project set to pay homage to the original Australia Post site, whilst delivering a new level of amenity and lifestyle.

GURNER submits plans for $1 billion city-shaping Adelaide CBD project

Renewal SA has secured Adelaide's&nbsp;West End Brewery with the intention to create a $1 billion, mixed-use community with over 1,000 new homes.&nbsp;

The West End Brewery, which closed in June 2021 after 135 years of brewing operations at the site, is located on Port Road in Thebarton,&nbsp;an inner-western suburb of Adelaide.

The planned precinct will also present significant opportunities for commercial, hospitality, retail and government tenancies, which along with greenspace activations, will create a bustling new economy on the city’s fringe.

Renewal SA will act as master developer of the 8.4-hectare community and work in partnership with industry to deliver the project after being selected by Lion Beer Wine &amp; Spirits as its preferred proponent during a market expression of interest process.

Adoption of a government-led delivery model will provide widespread opportunities for private sector participation in planning, design, civil works, development, building and construction activities while ensuring best-for-state community outcomes.

Renewal SA has begun active discussions with the National Housing Finance and Investment Corporation (NHFIC) on funding opportunities specific to the ground-breaking Thebarton development in a bid to assist South Australians in their pursuit of home ownership.

This includes talks to form a bilateral agreement that would cut red tape for Community Housing Providers, identify areas of social and affordable housing need, unlock government land to assist delivery and expedite planning approvals.

Part of the development will likely be the adaptive&nbsp;reuse of the high-profile heritage buildings such as the Walkerville Brewhouse, and activation of the area around Colonial William Light’s first Adelaide home, as well as recognition of Kaurna culture.

Detailed master planning will inform the final land use mix and configuration of the new community, along with feedback from stakeholder and community consultation. It will be people-focused in its intent and aim to exemplify the seven Elements of Great Places–equity, identity, greenery, urbanity, mobility, wellness and resilience–as defined by the United Nations.

As part of its presale preparations, Lion lodged an application for a Code Amendment to rezone the land to a combination of Urban Corridor (Boulevard) and Open Space, which would allow for a myriad of future uses. The site is currently predominantly zoned for Strategic Employment.

Much of the site has already been cleared and remediated by Lion, meaning development can occur quickly. Renewal SA will commence detailed master planning early next year with civil works to follow that process. It will also begin gauging interest from private sector developers and investors, along with CHPs looking to partner with it on affordable rental projects in 2024.

Indicative timelines have construction and property sales starting in 2025, with the first residents moving in by 2027. Key civic spaces and public amenity will also be prioritised within the first stages of development.

Housing and Urban Development Minister Nick Champion said the strategic acquisition of the Brewery site solved a number of state government requirements while providing major scope to rigorously pursue its agenda to increase housing supply along key corridors.

“It is almost unheard of to get an infill site of this scale in any capital city, so we seized the opportunity,” Minister Champion said.

“It is our intention to create a world-class precinct – one which is a catalyst for further local investment and drives housing affordability. We will draw inspiration from other high-quality urban infill projects like Bowden.”

Renewal SA Chief Executive Chris Menz said extensive opportunities for development and construction industry partners to bring their specialist knowledge and innovative solutions to the project would be announced in the coming months.

“We will be looking to leverage the resources and expertise of the private sector including development partners, investors, designers, consultants and builders, to deliver this world-class vision.

“Renewal SA has solid experience in creating investment ready, well-planned, industry leading communities for the state and we intend to secure the most successful and proven development partners to deliver each component of the project – including residential, retail and commercial - through an open competitive process.

"We’ll be looking for the best of local and interstate experience and investment and it’s my firm view that great outcomes are achieved when government and private sector work hand-in-hand, which we have seen at the likes of Bowden, Tonsley Innovation District, and Playford Alive.”
