Retired car dealer Laurie Sutton is hoping to ride the buoyant 2018 Potts Point penthouse apartment market.

He has listed his apartment atop the Rockwall Apartments complex (above and below) in the prime north-west facing corner with views over the harbour and CBD skyline.

It was foreshadowed by Property Observer last November.

The tenants left just prior to Christmas for new digs in nearby Manar.

There has been a reported $12 million to $13 million price guide, with no doubt buyers going even higher if competition emerges.

Sutton paid a record $8.85 million in 2011 for one of the two penthouses crowning the building which was completed by Mirvac just over two decades ago.

He bought it from CBD Business Systems director Bill Smith, who had paid $5,775,000 in 2005 when buying from Virginia Carmichael.

The penthouse, spanning 624 sqm, has two bedrooms, two bathrooms and a balcony with gun barrel views over the Sydney Harbour to the Bridge.
