A former record breaker in Seaforth on Sydney's Northern Beaches is set to top the charts for the harbourside suburb again given its $15 million guide.

The five level waterfront on Battle Boulevard last traded for $8.31 million in 2007 when it was bought virtually brand new by gold and nickel miner Peter Goudie.

Set in tiered Japanese gardens, the luxury six bedroom home with billiards room and home theatre looks out across Middle Harbour to Spit Bridge from its glass wrapped interiors.

The views are also captured from the entertaining terrace, complete with an infinity swimming pool.

An internal lift runs through the home, while a garden inclinator runs down to the water where there's a jetty and boat house.

David Rothschild and Lincoln McCarthy at The Agency are marketing the home.
