What $1 million can buy you in the Gold Coast's new and off the plan apartment market
The Gold Coast has recorded the strongest unit price growth in the country over the past five years.
According to the latest data from Cotality, the median unit value on the Gold Coast is now just under $850,000. If compared to capital city median prices, it would rank second only to Sydney, where the median sits at $855,000.
However, the style of new apartment developments is pushing many buyers out of the market, with few projects offering homes under the $1 million mark. When they do, these more affordable options are typically the first to sell.
For buyers with budgets below $1 million, acting quickly is essential.

What: Harbour Shores

Who: Lewis Land
Palm House, the latest release at Lewis Land's multi-stage masterplan Harbour Shores, has apartments on offer from $990,000.
Palm House builds on the momentum of the first stage of the Biggera Waters community, which is already under construction and over 50 per cent sold.
Palm House introduces an exclusive collection of just 60 two and three-bedroom apartments across a seven-level building. The homes will feature open-plan interiors, expansive balconies, and contemporary finishes.
Residents of the new release will enjoy full access to Harbour Shores’ unmatched suite of resort-style amenities. The community will boast a 25-metre lagoon pool, a state-of-the-art gym, yoga studio, sauna, tennis courts, and an expansive 1.2km waterfront boardwalk.

The Palm Beach project, just 400 metres from the sand, is well under construction and will see its buyers move in well before Christmas. It features 69 two and three-bedroom apartments designed for owner-occupiers and downsizers.
Designed by BDA Architecture, the eight-level building will maximize natural light in each apartment. The apartments will feature kitchens with premium stone benchtops, central islands, and integrated Fisher & Paykel appliances.
Additionally, each apartment will have balconies off the kitchen, living, and dining areas, offering either ocean or hinterland views.
Villea will also feature a resort-style pool, gym, barbecue area, and a convenient boutique retail strip at street level.

Another Sydney-based developer, Changfa, is offering apartments under $1 million in Palm Beach.
Changfa, who has previously developed Lyra on Hope Island among several projects in Sydney's inner ring, has recently launched Corallo, where one-bedroom apartments start from $715,000.
Corallo, on the corner of Palm Beach Avenue and the Gold Coast Highway, has been designed by Plus Architecture and will comprise around 113 one, two and three-bedroom apartments across a 21-level building.
The second level of the building will feature a swimming pool, cold plunge, steam room, sauna, gym, yoga space, fire pit, and barbecue and dining areas.
There will be a retail and dining precinct and street level.

The remaining apartments at Tapestry on Chevron Island start at just $9,000 over the $1 million threshold, so they just sneak into this list.
The 113 apartments, currently under construction by SIERA's in-house construction arm, have been designed by BDA for the owner-occupier looking for proximity to cultural and lifestyle amenities, such as the HOTA precinct, local cafes, and the Gold Coast beachfront.
The residences feature floor-to-ceiling glazing, open-plan interiors, and premium finishes including European appliances and timber flooring. Outdoor areas are shaped by curved balconies designed to make the most of surrounding views.
The amenity is geared toward the rooftop, where there will be a pool, gym, sauna, coworking space, and communal gardens.
