Local resident and property adviser Andrew Winter is a tad premature in saying it's a done deal, but a Coomera River estate widely regarded as among Sanctuary Cove's most iconic homes is close to sale.

Its estimated selling price has ranged between $6 million plus - which was its 2006 purchase price - through to Winter's $10 million plus forecast.

Listed as having grandeur, opulence and absolute style, the luxury Gold Coast  residence sits on a 2,362-square-metre block.

It's under conditional contract – which prompted its withdrawal from its recent scheduled Ray White auction.

It comes with five bedrooms, six bathrooms and an office.

"The realistic vendor wants it sold at auction if not prior," said its marketing material by listing agent Matt Gates at Ray White Prestige Property.

There was a $12 million sale in May.
