The newest Sunshine Coast mixed-use development, Paloma Paloma, is not only unique for the coastal suburb of  Caloundra, but unique for Queensland.

That's the view of Colliers Director Residential, Daniel Hirst, who is marketing the 11-storey apartment tower, part of the wider mini-precicnt which include a fully integrated 110-room hotel in a separate tower and a three-level podium of retail and dining.

"It's a landmark development unlike anyone has seen before," Hirst told Urban.

"They're large apartments, designed to be lived in, and offering a high level of finishes, from limestone floors to natural stone bench tops."

Decibel Architecture has collaborated closely with award-winning landscape architecture practice LatStudios to create a building that breathes and one that is unique to Queensland.

For architectural inspiration, the group looked to the iconic headlands of Caloundra where waves crash against marbled tidal ledges of rockpools weathered by time.

Developed by CURA, Paloma Paloma will feature onsite resort-style amenities, including spaces for things like yoga and fitness, in addition to a wellness spa and resort-style swimming pool.

Hirst is expecting local and interstate buyers, predominantly in their mid 40s to late 50s, who want everything in one place.

"They'll be discerning buyers, maybe semi-retired, and wanting something which gives them a feeling of status and luxury when they get home.

"They will want the convenience of dining underneath, and the easy access to beaches, possibly without the pretentiousness found in some other areas nearby.

"Residents will still have that status symbol, while also having the convenience of work from home facilities, and easy access to Brisbane."

Two of the penthouses have already sold, both to locals from Shelley Beach and Pelican Waters.

Stella Collective handled the interiors of the 74 apartments, with the materials and spaces designed to receive cooling sea breezes and encourage slow living.
