Mosaic approach sell-out of Kirra apartment project, Luca
The continually successful Mosaic Property Group are approaching a sell-out of their latest Gold Coast apartment project.
Just two apartments remain in the boutique Kirra block Luca, derived from the Latin name Lucas, meaning “bringer of light”. The three-bedroom apartments are priced from $1.64 million.
Over 90 per cent sold to Mosaic's VIP waitlist within a month. Around a quarter were repeat Mosaic purchasers, and over half were local owner-occupiers residing in the immediate area. All up over 80 per cent of the apartments sold to local owner-occupiers, a popular trend in Mosaic-developed buildings.
Mosaic Property Founder and Managing Director Brook Monahan says Kirra is a perfect little beach haven that offers residents the peace and tranquillity of a coastal town with the convenience of major city infrastructure.
"It is ideally positioned for easy access to major centres given its proximity to the M1 Motorway via the Tugun Bypass and Gold Coast Highway, while its proximity to the Gold Coast International Airport also makes it attractive location for residents and visitors alike, given direct links to many overseas destinations and numerous daily flights to major Australian cities," Monahan says.
"Of course there's also World Heritage Listed National Parks and Byron Bay with its highly coveted natural appeal are also a short drive over the border into northern New South Wales."
Monahan also noted Kirra's attraction from an investment standpoint.
Data from PriceFinder showed houses sold during 2021 commanded an 81 per cent, or $693,000 premium above the wider Gold Coast.
"Low residential vacancy rates further underscore the appeal of the area and the comparatively limited amount of housing available to satisfy demand, Monahan added.
The current rental vacancy rate of 0.5% according to RTA, which is so low it can be considered as full occupancy.
On the name Luca, Monahan says they thought the name was apt for the collection of beautiful homes which were designed to maximise the benefits of being located in one of the most spectacular spots on the Coast.
"Residences are spacious and highly considered with elevated ceilings, full-height glazing, and impeccable quality finishes," Monahan says.
"They have been designed to maximise ocean outlooks, with generous balconies that make the most of the idyllic subtropical living.
As part of Mosaic’s ongoing commitment to sustainability, Luca will pursue a UDIA 6 leaf Envirodevelopment certification, with a range of initiatives set to be implemented to ensure a collection of homes that are not only visually appealing but also designed to be friendlier to the environment.
Designed by Gatehouse Architects, Luca will feature a level one recreation area which will include a resort-style pool, sauna, and outdoor kitchen, complete with barbecue facilities and dining areas.
Luca is Mosaic's second Coolangatta project, following the successful Elan by Mosaic, which sold out in 2019.
